Once you get into the corridors and rooms there was a really musty, damp smell, which was really off putting the decor looks like it hasn't been updated since 1950.
This hotel is located opposite the beach and has lovely view of the sea. We were pleasantly surprised at the size of the room. Everything was clean and tidy. Breakfast was plenty and varied.
The lift, it will only hold two people and very tiny. The car park is very small and only has room for 6 cars, although there is room to park in the street.
had to ask a member of staff to clear the table. Had to ask for tea/coffee. Breakfast was awful. The staff were unpleasant and not 1 smile. Overall awful stay.

Its location, right on the seafront: a reasonable sized, standard hotel room, clean and functional. ALL the staff very friendly and professional. Buffet breakfast excellent and evening dinner quite acceptable . . . with a reasonable variety of dishes available, including curries. Handy stopover to/from Channel ports.
Hotel is a little bit of a maze and the lift, while serviceable, a tight squeeze for 2+luggage ;-( Car parking somewhat restricted. Would recommend booking ahead.
Lovely location and clean spacious room
Duvet tog 13.5 rediculous in summer! We were told to ask for a fan next time - as tho' this was our problem. Only two couples eating at dinner and we were let know at 9.15 when inquiring about dessert that cook wanted to get home - although restaurant supposedly open until 9.30!Staff at table untrained in basics. Rather 'Fawlty Towers' with residents and maintenance guy walking through restaurant as route to rooms.
Location, we were attending a family wedding close by otherwise we would not have stayed here.
This hotel needs a total makeover. Carpets on stairs threadbare, smelly corridors, bathroom cleanliness non existent, felt cleaner going in than coming out!! Curtains hanging from tracks. The list could go on..
The location which was excellent.
The quality and comfort of the rooms. We each stayed in a single room, one of which was adequate but the other was shocking, it was inconveniently on 2 levels, cramped and dirty. We would never go back or recommend it to anyone. The staff were poorly trained and lacked any knowledge or customer care skills. A very disappointing experience.

We liked the proximity to the channel tunnel. Hythe was quieter and felt more secure than Folkestone. Hotel was right on the sea front. Staff were helpful and friendly. Room was clean with tea making facilities. As we were leaving early the hotel provided a breakfast grab bag.
Bit pricey for a three star hotel. Public areas looking a bit tired.

The special menu had no choices.
Dated fabric and furnishings. Indifferent staff. Mattress poor - springs pushing through fabric. Carpets old and stained. Breakfast buffet poor quality. Nowhere near expectations from previous Best Western experiences. Hotel needs updating and redecoration.

toilet door jammed and 1 person was locked in !and had to be rescued breakfast -food left far too long in the hot/warm trays so eggs like brick, bacon dry, hash browns unedible, milk off

it is very old and in need of knocking down, everything is worn out, can't believe they are allowed to open as a Hotel. Carpark is tiny, I was lucky to be able to park.
Overpriced for the quality of rooms which were well worn and cramped. Thhin walls with poor sound insulation. Patio furniture appeared to be dumped rather than arranged and some of it was broken. Rooms not ready when we arrived at 4.15pm, didn't get in until gone 5.
Staff tries their absolute best and were more than helpful and polite. Nice location on sea front, but at 'quiet' end which suited me. Restaurant menu varied and had a really tasty meal.
The whole Hotel is definitely showing its age, however this has to be balanced against the COST and nice location at the far end of the sea front.
Breakfast was quite good and the young girl in reception was very professional. Location was great, opposite the beach.
Unfortunately the rooms were very dirty, both bathroom and bedroom carpets. The hallways were also very untidy.
Proximity to sea
Rooms badly maintained ( shower heads falling off wall, shower doors not sliding properly, armchair with broken leg upon arrival), cleanliness of showers/bathrooms below standard, bedroom floors badly vacuumed, (not at all under bedroom chair). I booked 6 double rooms for relations attending a family party. All but one couple were extremely disappointed with quality and cleanliness of room and felt were overpriced given the poor standards.

Location, friendly staff, breakfast good, sea view bedroom with balcony door was very airy.
Extremely limited parking. Only one easy chair in bedroom for 2 persons. Room not serviced until requested which was after 4pm. Light fitting over basin not working, curtain came off rail and wardrobe knob fell off. Flooding on bathroom floor from bottom of basin and shower.
Nothing to like about this hotel,we checked in and almost immediately check out.
Surely both booking.com and Best Western can not have seen this hotel recently,outside appearance is of a run down hotel, photographs shown must have had an artists touch up,reception smelt of fish and chips, surely not possible that organisation such as Best Western can associate themselves with this hotel.

Restaurant menu in room was not the same as the actual menu in the restaurant and although the meals were excellent were quite pricey. dirty linen in corridor every day.

Floor of the room was absolutely filthy - looked like it hasn't been hoovered for ages. Had hairs all over the carpet, in a bathtub, sink etc. Windiws didn't shut properly so I had clod drafts coming through all night. The room smelled dirty as well. Breakfast had a good range on offer but scrumbled egg had some greeny gray colour which worried me. I'm afraid I don't think I'd go back there even if I was offered to stay there for free.
