the first room i was shown was terrible and iwouldnt stay in the room eventually was given a different room which was just ok, breakfast was very poor and no evening meals were served |

There was no wardrobe or anywhere to hang clothes in the room. There was a part glazed door into the room and made you feel exposed (there was a blind but not a good one). Full English breakfast was included in the price but on a Saturday was served before 9am therefore we missed breakfast! |

The room was big and very comfortable. The breakfast was appalling. The egg was over cooked, the bacon microwaved and we had about a spoonful of baked beans. All of which was cold. When we asked for sausages we were told "it would take some time to cook" so we had none. |

The staff clearly have never stayed in an English hotel. There are no evening dining facilities so dinner necessitated a drive to a restaurant. No choice of food was offered at breakfast.The hotel is very close to the A13 and situated between it and a landfill site. The single track approach road was littered with rubbish, presumably dumped by people who missed the opening hours at the adjacent tip. My credit card had already been debitted before I checked out. |

This is the worst hotel I have attempted to stay in. I was shown to a shed with a bed, disgusting, females would have felt unsafe. I walked out, tried to cancel, the staff spoke very poor English. Everything, andI did not expect much. |

The bed was comfortable but the noise from the A13 didn't encourage a good sleep. I found the staff unfriendly and was not made to feel welcome. The lighting in the room was poor. Both bedside lamps didn't work and one of them was lying broken on the floor when I arrived. The cold tap in the sink didn't work. And the breakfast was very disappointing. |

Annexe Rooms Only were acceptable,Main Farmhouse rooms were in bad state of repair,unclean, Food was served from a Kitchen in the Old Main House-Beans were cold ,slopping in fat,and with the Knowledge of how unclean the rooms were-not good-Language was aproblem with Cook -rumanian/polish I think. Out in the middle of nowhwere alongside main road |

friendly staff room was adequate apart from the stale smell and discoloured paintwork and an inadequate tv ariel,no food facilities and quite a lengthy walk to the nearest pub for an evening meal. |

The staff could not communicate in English, the manager was not available, there were no clear directions to the place, the breakfast was cold and the table linen dirty and the rooms were damp like they havent been aired for a long time.Describing the place as a hotel is erroneous and misleading. The farmhouse concept is great but the management is lacking. |

Good sized free car park. Polite staff. Large room. Nicely cooked breakfast. Lovely grounds. Check out until 12 noon. Great value for money hotel, given the convenient location to London and surrounding areas. Room and en-suite decoration was rather shabby. Water in wash basin was a trickle for most of the time, presumably when other guests were running their water at the same time. |

I have had a number of bites (insects) from the hotel that I have had a reaction to - one assumes bed bugs. No towels provided and an unclean bathrooom - need I say more? |

The chef kindly made us breakfast an hour after they should have stopped serving. This B&B has so much potential and could be so much better. But it isn't. Don't expect the four poster room to be romantic, or the breakfast edible (a shame as we were impressed that the chef served it to us after they had stopped serving). Bathroom dirty and tiles cracked. Photo's are not a true representation of this B&B - it's generally very run down and the garden is a mess |

Staff courteous and helpfull, breakfast room clean and tidy breakfast adequate. Dealt with problem room immediately. Terrible smell in reception, shabby run down exterior and interior, first room toilet leaking puddle on floor, smelly and cramped. Second room smelly cramped, window not securable, bathroom refitted but paint splashes all around. Noise from neighbouring room till 04:00 in morning. Dubious clientele. Noise from main road loud despite secondary glazing. |
