Friendly welcome. Good breakfast, with opportunity to chat to other guests. Clean and fairly comfortable.
Parking inadequate; had to park some distance away on the street. "mood lighting" so described in room; inadequate for reading in bed (particularly as one bulb was missing). Toilet headroom; no good for any man more than 5ft 2ins tall!
Near to town centre, place to park off street, modern decor, warm and cosy.
The owner wanted to please and she put herself out to make sure that we could have an early breakfast (7.30am)
The family bedroom is dark and rather dingy, the absence of bedside lights means that in the evening it is almost impossible to read. The accommodation generally feels rather tired and worn. The bed is dreadfully uncomfortable and we had little sleep...

just down the road and you were in the town, the breakfast was nice and hot, we slept very well in the beds. the wifi was an added bonus.
the shower room was a bit small for my partner, had difficulty shaving.

Felt like an intruder as this young family trying to raise little children. Hostess not welcoming. Shifting guest once seated for breakfast. Parking in guest cars with own vehicle. The house was incredibly hot and stuffy and smelly. Not very clean. Sorry could not recommend to anyone.
This property is in a good location being within about 10 minutes walk into the township.
We found our hostess preoccupied with her small children. This should be the way but not if you are running a B & B. Inside was stifling hot and our room smelt. We were welcomed to sit anywhere for breakfast but then we and other guests were then moved because she had a plan in her head. Her own vehicle was parked blocking in most of the guests cars so had to ask her to move it. Not very clean. Sorry would not recommend to others.
We stayed for two nights and the place was perfect with it close location to the town centre in easy walking distance. Great to stay at a kid friendly place and my son had breakfast on his own kids table watching pepa pig so he was happy so we had a nice quite breakfast .
Easy to find and park. Easy to walk to the theatres and shops. Easy location for heading south to Oxford. Friendly and helpful owner. Breakfast had good choice.

Unfortunately the beds were very soft and the furnishings quite basic with difficult handles that were not secure.

Breakfast. Varied options. Lovely en-suite with a mood light Friendly owners who were very thoughtful :even fed me one night when I got back from Cheshire late! The also texted me to say I had left a bag so I could retrieve it before I returned to Suffolk. The location was very convenient.
Room was a bit warm and I didn't need the central heating on in September. Shower door need some WD40 but, heh, that is soooooo minor when compared against the fabulous positives.

A little disappointing at breakfast when asked for glasses & Juice not given, some things missing on dining table, poor with toast.
