The location is very close to Victoria Stn.& feels very safe place to walk at night. The staff ( Colin ) is very friendly of course & very helpful & kind.Nice choice of breakfast. Not roomy for triple-bed room.Very tiny/tight space of bathroom/shower room but nice & clean anyway. No lift to go upstairs.
The gentleman who greeted us was friendly, the location is good, the parking directly outside was handy (as we stayed sat-sun it was free) The breakfast was toast, coffee/tea, muffins, selection of jams, fruit & cereals. (no hot food if that's what you're looking for)
We are a family of six and got a 6 berth basement room which was very dark & uninviting, very old fashioned and battered & in need of some repair. The "bathroom" is a wet room with a tiny shower cubicle with a grimy curtain and black grout, toilet & mouldy basin and a it was all bit smelly. The bed was uncomfortable and I was thankful that it was for just one night. The bed arrangements for this room were 1 x single bunk beds, 1 x double bed and 1 x double sofa bed.
Always stay here as easy walk from Victoria Coach Station and excellent value for money. Comfortable bed, friendly helpful staff, breakfast included - what more is needed for overnight stay in London?

The location was terrific . Just a few blocks from Victoria Station. Easy walking to many tourist locations. Breakfast was good. Choice of about 5 cereals, fruit, yogurt, muffins. The host offered toast if you wanted . They had butter, of course, but also peanut butter, jelly and nutter butter. Juice, coffee, tea, hot chocolate and juice were also available.. That was more then enough to start our day.. The host we dealt with mostly was Karim, a very polite and helpful fellow..
We had never stayed at a B&B/ hotel before . The smallness of the room was a rude surprise. But, it did have everything we needed. And, besides, we were not hanging around the room, we were out touring the whole day.
It was really close to Victoria station (5 minutes walk). The area is safe even late at night. There are many hotels and pubs nearby. Adequate breakfast.
I really question the cleanliness of the place...The second day of our stay I found my towels and my pyjamas on the floor. So it was impossible to take a shower...Also, no one was at the reception to complain about it...Furthermore, there was no soap at the bathroom...

The staff, especially Karim, are extremely helpful. The location is excellent, close to trains, buses and underground. The rooms are very clean and quiet and WiFi is consistently strong. We'll stay here again.
Close to Victoria Coach Station, Victoria Rail and Underground stations. Not far to quality Pimlico restaurants and a large Sainsbury's nearby. Hotel is well kept and tidy and staff are extremely helpful.
We stayed during a rare London "hot spell" at the end of Summer. As a result, the room was a little stuffy and humid. A small fan or ceiling fan would work wonders.
Absolutely no space around the WC in the room.
A clean small hotel near Victoria station. Good service with more than just continental breakfast. It was perfect to have the opportunity to leave our luggage there for the last day. It wasn't so far to walk from train station. I will return to this hotel next time I visit London.
The staff were very friendly and helpful and the breakfast good. An easy walk to Victoria Railway Station once we worked out the way. Would be great for a weekend with just overnight bags.
Very steep and narrow stairs, our first stay of 3 nights our room was tiny and not room for our luggage so climbing over open suitcases. 2nd stay of one night we had a bigger room. I would mention difficulty with stairs if staying again.
Fantastic location, great for the budget conscious. Breakfast included is basic, but good. Cannot fault for the price.

Very good location - near the train and coach stations and almost center of London. Cheap. LCD TV and Wi-Fi.
Not enough space for living in the rooms. Poor noise isolation of the windows - in summer evening every sound from neihgbours watercloset is clear. Breakfast is too late - just from 8 am. If you take this family room just for overnight then it's OK.

The location was great. 5 minutes walk from Victoria Train and bus stations and 15 minutes walk to Big Ben, The Palace and St. James Park. It was basic accommodation and it was the friendly and helpful staff that made it such a nice experience in London.

-no a/c or fan and only a small window so it was stuffy and hot -the decor looked like it was fresh from the 1970s and was well in need of an update. - I felt worried walking bare foot on the carpet as it wasn't very clean - the alarm next to the bed was still set from the previous person staying in the room so we were woken up early. - the bathroom is incredibly small, even a small child would have troubles with it.
