The location Some of the staff were surly/downright rude. When we arrived at 1pm, there was no facilities for a light lunch/snack/sandwich. We had to go without! At breakfast there was an opened, individual, small jar of marmalade that had been used by a previous guest, in our breakfast basket - nasty! |

The breakfast was excellent and the location (5 min walk from Lansing college and 15 mins from Brighton) was perfect for a weekend break. It also has a great view of the airport (being a plane fan!). The only down side is it's right on the A27, but I knew that when I booked it and you don't really notice it once in the hotel. |

Our Saturday meal was outstanding. We found all the staff helpful, pleasant and helpful. The conservatory was relaxing and spacious. While appreciating that the hotel is very old, a lift would have been appreciated but possibly is not pfracticable. May be a chair lift on that wide staircase could be included. |

The location was on the whole excellent, except for the nearby road. The local countryside is fairly easily accessible, but only partly on foot. The nearby major road was extremely busy except for midnight to 5.00 am and the noise in a room that looked onto it was VERY intrusive. Being in a gable, the bathroom headroom was too small to be able to take a shower. |

It's location was very good as my daughter is involved with a school close by. The owner was very helpful in rectifying some confusion on arrival, which I appreciated. The mix up on arrival was a bit off-putting, but the Staff quickly addressed it and fixed any difficulties.I would have used the hotel Dining Room, but found the Menu to be too similar to the Bar Menu, where we ate on our first night, which offerered mostly seafood, with very little choice for other food.That was a shame, as the room looked very appealing. |

Clean, if rather basic room, with decent and clean en suite. Fortunately, it was on the opposite side of the building to the very adjacent A27 which is busy and audible during rush hours. |
