Friendliness of owners breakfast comfort
Great old B&B,the Taiwanese couple that run this b&b were fantastic and very helpful,not far from the castle and old town,15 minuet bus ride,10 minuet walk to the royal yacht,cooked breakfast 3 quid,value for money.
The Tiwaneses family who run the guest house could not have been more kind, friendly and welcoming. I slept in a small double room with tiny en-suite, which was just fine as I was travelling alone. The decor style was homely rather than sophisticated, but that was just fine with me. The hosts had provided everything that I wanted in the room, including a little bowl of toffees and chocolates which I thought was a nice touch. I enjoyed the simple breakfast with plentiful supply of fruit freshly washed.
Really I would struggle to find any dislikes. The location is a little way out of town and the East end of Ferry road is hardly salubrious, but that is reflected in the moderate price. Transport to city centre is quick and easy.

Our Taiwanese host and hostess were very gracious and helpful in assisting us in getting around Edinburgh. There could have been some language misunderstandings initially, but they were corrected. Assistance in getting laundry done in a quick turnaround was very much appreciated. Room was clean but old.
Staff friendly and helpful, beds comfortable and clean. The bus stop outside the door was a bonus as I don't drive. We stayed in Leith because of the film Sunshine on Leith and were not disappointed as we were provided with a map of all the film sites in Edinburgh.
the couple that kept it were very friendly, but din't know about being clean, i could not wait to leave.
the bed was rock hard, the furniture was very old, the table lamp was very dirty,hooks on the bathroom door were loose they fell of the door, the light switches were dirty and the skirting boards had dust on them.for £80 a night it was disgusting, the mat by the shower was proberly white when new? now it was a brownish colour.

We are used to have an own bathroom not shared. But we got used to it (flexibility). A bit difficult to take luggages to most upper floor.

The staff are extremely helpful and full of practical advice about how to make the best of your time in Edinburgh. Guest House is clean as is the bed linen. Staff are flexible about leaving and entering the building (early/late) and looking after luggage Breakfast is hearty, and well cooked with an exotic spread of fresh fruit. Location is useful for visiting central Edinburgh

Our room was the fist room as you walked into the Guest House, Everyone that enters walk past your room. The dining area is next to the room. The owner has a lovely dog. Problem is the dog barks when he gets exited and that is the entire day. Internet drops every time someone pays with Card for stay. It is a 40 walk to City center. I booked this property for the parking and no parking was available. Only space for two cars. The bed were rock hard and I asked for softer pillows and none were available. Breakfast was googd if you pay the additional 3 pounds

Although the location is not easy for the first-timer to Edinburgh (it's a bus ride from Waverley Station), its earnest owners and cozy hospitality are enough to wow me over. The continental style breakfast is a refreshing change from the usual scottish breakfast or western style. Overall, its location is still nearer to Leith and the wharf area which boasts some nice pubs with great food and drinks. I would consider returning to the location when revisiting Edinburgh.
