Really beautiful hotel and connecting bar/restaurant. Very convenient location, was somewhere I genuinely enjoyed staying in after a long day of sightseeing, strongly recommend this hotel, absolutely fantastic value for money

The hotel was very clean. The room was a decent size and the bathroom particularly large with a shower and bath. Our room was at the back of the hotel and there was no noise from the bar below. The building itself is very atmospheric and conveniently cited for tourists. The reception staff were helpful and polite.

close to city centre The room is not bright enough, which makes it like a hunted house. There is dirt on the wall of the shower room.

Budget 3 star at £89 b&b average Location good no Car parking Hotel advised to use public car park £25 over night until 8.30am or park on public street which I did cost £60 fine by 8.45am in the morning Leave your car at home.

The location of this hotel was perfect for anybody wanting to visit the castle and the old quarter, also great for walkers as close to Holyrood Park. Close to plenty of good restaurants and pubs, also only 15 mins walk to Waverley train station and the main bus station which give you great access to the rest of Scotland. Mainly for a younger crowd but also very good for young minded mature couples. The only problem that we had with this hotel was the cleanliness of our room, the hotel is quite scruffy but this didn't matter to us. But, the room was extremely damp and this had not been cleaned off the window or ledge surround, it was just covered by a blind to hide it. They just need to address the cleanliness of the place. Sheets and towels were clean, good shower.

The location was excellent, being close the the Grassmarket area, and right next door to the Three Sisters bar, which provided good food, and was absolutely packed on the Saturday night. The option of twin and triple rooms suited our group nicely. Rooms were basic, but functional. I'd definitely use this hotel as part of a group booking in the future. Definitely one for students/young people with the Three Sisters bar right next door with the open courtyard I found the beds a little firm, but still slept well. No iron or ironing board in the room

Quick to accommdate and friendly. Everything was as expected. It wasn't the cleanest of hotels, but we booked in a hurry so we really did not mind.

The hotel was exactly what we were looking for : a cheap hotel for 3 people with a good location in the city. The hotel is at walking distance of every attractions. If you are looking for a romantic get away, it's not the right place, but if you want to go in Edinburgh to visit the city with friends with a low budget, this is a very good spot. Even though there is a pub in the building, we didn't hear a single noise once we were in the room. The Restaurant The Three Sisters serves great food. Worth trying for lunch.

The shower facility in the room was good.the location was good. The room was freezing as radiator was broken also the draft coming from window was unbelievable.the beds were so uncomfortable and the towels were like cardboard.it was that cold in the room that we actually had to sleep in our clothes.when it was brought to attention of staff about the radiator been broken nothing was done to help us out not even extra duvet or blanket for beds

The location is very convenient in the city center of Edinburgh. I would recommend it to younger people who come to go out a lot though, as it is next to a bar called Three Sisters, so it might get louder and also it is located in Cowgate, where you will find many bars and clubs. The hotel needs some refurbishments, as for example the wallpaper was coming down and there was some mould in the bathroom. If one is not so picky about that and just wants a cheap accommodation for a short stay it will be okay.

The staff at the reception ok brekfast very nice and staff in the resaurant during breakfest very polite.Good location for city sightseeing and for disco down in the pub. They' ve forgotten about my waake up call!!!

The staff were friendly, the location was excellent. The three sisters pub was a good pub to sit in and its proximity to the hotel was outstanding. The rooms were a bit outdated, my room in particlular needed a coat of paint as there were marks on the walls (304) and my friends room was tiny with no shampoo or showergel. My room also did not lock which I reported to the hotel reception but nothing was done about it

The hotel staff were extremely friendy and professional. The room, although compact, was very comfortable and clean. It also had one of the most powerful showers this side of the Atlantic! Previous reviews mentioned a lack of cleanliness and I raised this with the staff. Apparently the hotel was taken over by a new company a couple of months ago, as the previous owners went bust, which explains the new broom. Excellent value for money, right in the heart of the old city Parking in Edinburgh is a nightmare. A bit like Amsterdam, you can bring your car into town, but you'll pay through the nose for the privelege.

Centrally located, friendly staff, inexpensive, nice new bathroom. The room was a bit run down, the floors were not really clean, and the bed was really not comfortable, which is a shame as the hotel has a very nice location, price and staff.

Unfortunately the hotel was not as we expected as we pay a lot for the room and the amenities were really poor.We did not have phone in the room we asked about and we never gave us.Also the room was not clean enough.I Won't recommend this hotel for a stay more than a day or two.

The staff (two girls on reception) were friendly and accommodating when I arrived too early for check in. They stored my bags which gave me a few hours to explore the city and get my bearings prior to checking in and freshening up. Likewise on checking out they stored my bag again and they again stored my bag allowing me to be free to explore again while waiting for my flight. I would definitely stay here again and recommend it to friends wishing to visit edinburgh Tv in room didn't work but didn't really need to use it anyway so no biggie

I have travelled south east Asia, India, Bangladesh, Turkey etc., and stayed in budget hotels,but I have never stayed in a hotel as dirty as this. I would not normally be the type of person to review a hotel but I felt compelled to report how dirty this hotel was. The bedspread had dirt crusting on it. The bedroom floor hadn't even been hoovered, or the bin emptied since the previous guests. I would avoid this place at all costs, a hostel would be a better choice if you are on a budget.

Pleasant staff. Affordable. Great location. It's not luxury but it stands up to the value for certain. The only gripe I would say is there was a slight damp smell to the room. Nothing too off-putting but I think a quick spray of air freshener would have been a nice idea. Otherwise would certainly stay here again.
