very clean and trendy decor....very helpful friendly staff. Shower excellent, plenty of tea/coffee in room. Wifi... iPod Dock ..hair dryer ...nice quiet room, asked for it though..bed comfortable, bedding ok.

Location is great. Rooms are quiet even though the party goes on until 5 am. Quirky touches brought smiles to our faces. Staff super friendly. Shower was fabulous.
Bed was a little too firm for our taste. Bathroom sink was the smallest I've ever seen.

The sound system in the courtyard makes it impossible to sleep before 1 am during the festival.
I loved the room and so did my children, it had a great shower and the room was perfectly layed out so everyone enjoyed it. Also the pub to the side was really good with an amazing burger and menu for the kids. Breakfast was perfectly made, I loved the eggs and soldiers reminded me of when I was a child. We defiantly was full after it all. When leaving we all bought t-shirts and a mug which we keep wearing to remind us of our stay. Also on leaving I ordered a Mocha and I must say it's the best Iv ever tasted so thank you girls. Thank you for a great experience and memorial stay on our road trip to Aberdeen.

The noise (music until 3am) during the Fringe Festival...easy to avoid if you know to ask for a room that doesn't overlook the courtyard!

Brilliant location for the festival as it was a free venue so had a great atmosphere. Especially with the street food and pub next door. Loved the quirky rooms too!!
Breakfast wasn't the best. There was noise at night. This didn't put us off, but someone looking for a quieter location may not appreciate it when trying to sleep at night.
The room was beautifully clean and was very tastefully decorated in industrial chic. I would have liked to stay longer.
We stayed in a family room 401 and it had 6 beds which was Fantastic.

We were there during the Fringe with our two sons of 14 3n 16 years. The location was perfect, nice bar downstairs, great pub food, friendly staff, Xbox loan. Fine also the possibility to have breakfast. 12.00 Hear Barge-blowing to 05.00 but not disturbing the thick walls so it was a nice buzz. Nice modern room, great shower, and beds. We will be back.
The location is great. The rainfall shower is one of the best I've used. The breakfast is very good and good value if you book in advance.

Great location - large quiet room with six beds and good shower room. Kids loved Tunnocks tea cakes in the cups. Good coffee supplied and tea and water. It was fun arriving on a busy Saturday night with the busy bar outside the hotel. An eyeopener for 11, 11 and 13 year olds. Great fun.
A block from the Royal Mile. Reasonable walk to food, the castle, and old town attractions. Staff was very helpful and friendly. The hotel courtyard was lively at night (covered, attached tavern, big TV, world cup soccer), but our third floor room was quiet. It really worked out great.
Could have used some shelf space in / near the bathroom for personal items. Still, can't really complain.
The staff were very helpful and accommodating especially Maria. Loved the fact that we had tea cakes and beverages supplied in our rooms each day. The rooms were very modern, tv etc for individuals was fantastic. The hotel was central to everything, and easy to get to attractions of Edinburgh. The rooms and hotel was very clean. The little extras were nice such as playstations/ xbox could be ordered - great for families. The hotel was attached to a very popular bar and we couldn't hear any of their noise.
Windows did not open at all, it would be beneficial for everyone staying in the hotel to be able to open a window even if it is only slightly with security locks. With a family of six confined in a small room, whilst the weather being good, it made it very uncomfortable to stay in the room. A member of my family was violently sick due to the heat, and at night it was very hard to sleep due to the temperature of the room. The air conditioning/thermostat had a minimal temperature of 21 degrees. Another complaint would be the glass doors on the bathroom. In a group room, it was very uncomfortable being able to see people use the toilet as it was situated beside the glass doors even though they are tinted, we could still see people through it. The hotel had the three sisters bar beside it. The breakfast offered to people in the morning was very poor. The fry was swimming in grease, the milk and breakfast juice were warm and everything was burnt. I expected a better breakfast for the price of it. Need more chairs for family rooms, one is not enough. The location of the hotel beside hostels and bars is abit off putting for families, as the street came across as quite a rough area.

The location is very central and staff were friendly and helpful. Breakfast was good and the pub around which the hotel is based was a nice place to finish off the evening. Rooms are quite funky and the waterfall shower was lovely. Good sized tv and good quality bed linen.
Single beds in our room were rather narrow. Pleased to see the coffee machine - but couldn't find instructions on how to use it.

Expense Slight hostel feel
Lights didn't work properly, extremely noisy, had to walk through crowds of drunk kids to get through the front door.
