The price was very good and the lovely welcome from the owner,the breakfast was excellent and we felt very comfortable and at home and felt very undisturbed and yet cared for and had very good value for the money we paid.
On arrival turning into yorkshire street alarm bells rang,the state of the street and the surrouding buidings seemed very run down and the area did not look appealing.The entrance to the hotel had the obvious smell of cigarette smoke this being due to the bences outside for smokers.

The location is brilliant and the staff were very welcoming and very helpful, easy access to the main attractions in Blackpool. Good hotel for the price, would stay again.
Very creaky floorboards in the hallway, was woken up numerous times in the night due to people walking through the halls. Thin walls as could hear people talking in the next room, felt as though they was in the same room.
I liked the fact the hotel wasn't far from seafront,the owners and staff were helpful and polite.and that you had your own key too go in at the end of the evening instead of set times.

Can't fault the location, staff, welcome, breakfast, cleanliness, hospitality. The only thing was the bed was uncomfortable. It was way to hard & thin. That's are only criticism. Everythin else really good
