We chose this hotel mainly due to the reasonable price. At first, we thought the location was a bit far from the city centre, but it turned out to be quite near. Took a cab and it cost only 6-7 pounds. Nice hotel, really beautiful rooms. Staffs were extremely nice and helpful. We really like the man and the lady there. Wonderful people. If we come back to Leeds, we will definitely come here again.
We got some small issues with the water system, but that's all.
The price and the owners trying to negotiate an extra person into a single room ( 'twas funny). You can get rooms that sleep 3-4 and that's a good thing.
I had previously phoned and asked if I could get another person into the three bedded room. Permission granted for an extra £20 . Upon arrival they weren't going to do it. But they did . Not the most up market place but it was just a bed for the night

i stayed recently at the adriatic and found the hotel fairly ok. the staff were very friendly and helpful. i arrived before check in time and they got me a room.they also let me check out late which was very handy. it s on a bus route to city centre. the breakfast was great.
the hotel is very dated and has seen better times. the hotel is not within walk ing distance to town. breakfast only till 9.

Quiet room and decent basic bed with a friendly staff. Rooms were clean if dated in terms of decor etc., but a 5-minute walk to Roundhay Road with a wide variety of ethnic foods on offer. Public transportation would be excellent also since this is a major route through to bus and train stations.
The hotel is quite old and seriously in need of a refurbishment. Pink tub, toilet and tiles in bathroom! That and old threadbare carpets, loose floorboards etc. Wifi kept cutting out but hotelier stated they had recently installed it throughout hotel and had experienced a lot of problems. When it worked the coverage was excellent within the room however.
Stains on blanket spider webs around wall light and bathroom window the ceiling above shower has dropped down a little i think it's fair to say I will never book again

A little out from central Leeds, but a short bus ride away.
A nice place run by a lovely couple. Don't expect anything too flash or ultra-modern, but a very pleasant, homely, family run little place. Would stay again.
Considering the price it would be churlish to make any complaints.

The couple who owned the hotel were so lovely and helpful. They went out of their way to ensure we had everything we needed and chatting with them was a pleasure. The room and facilities were fine for an overnight stay. There were fairtrade tea and sugar provided which was a good touch.
Room and decor could be updated but it is not a big deal.
We left during the night as we couldn't both physically fit in the bed at the same time and it wasn't long enough for our legs to not hang over the end of the bed.
Local to my meeting. Low cost for very short stay. Clean and lovely owners.
Decor and oily breakfast
Staff were very friendly and a great help,we had 2 group rooms 1 which 1 on the top floor was fine lots of room and 4 single beds, 2 mirrors, beds were decent enough
The 2nd group of girls had a room on bottom floor which wasn't as great, huge crack up the wall and got very hot in there when 4 girls tryin 2 get ready tv signal really bad

Creaking floorboards - noise from rooms full of young lads on the floor above from about 2:30am till 4:30am, having to walk round dining tables with people eating to get to stairs to get to the rooms (no lift) or back to reception or car park.

Very dated decor, not enough outlets, very noisy. Woken by loud group at 2.30am, at 3.30 called desk to complain. As no-one climbed the stairs, knocked on group's door & noise continued for a further hour, assume staff couldn't be bothered. Cold room, heating off, no double glazing, no blanket in room. Told breakfast was served til 9.30am, the noisy group were just being served at 10.15, as we were leaving. Double standards, disruptive guests treated better than quiet, respectful ones.

it makes noise when somebody walks
The staff were very friendly and were interested in looking after you if you needed it. Can't fault the wifi, as it was available everywhere. It was handy to have a restaurant on site and although I didn't eat everyday throughout my stay, the menu appeared to have a wide selection and the meal I had was cookwd freshed and tasted lovely.
The place could do with some tlc as the whole hotel looks really worn out. As much as the place was kept clean the old decorations and furniture made the place look scruffy. Also, through no fault of their own, the local construction workers made sleep difficult but double glazing would have helped this.
