We stayed for 3 nights. The staff couldn't have been more helpful and were very friendly. Our room was fantastic, really big. Bed was huge and comfortable. We had breakfast and an evening meal in the hotel and it was lovely.
Location made it easy to access the city via the train and to get away from the city via car
The bar area and downstairs washrooms were quite dowdy and gave a poor first impression. The sleeping rooms were much better and were well kept.

Breakfast needs to start earlier to allow for travel plans/flights.
Staff was excellent. Michael, the manage,r even took us to the airport! (We did give him a payment though not as much as a cab fare). It's a quaint but very comfortable hotel. Meal was great. Atmosphere and lovely setting on the water.
We were on the top floor so it was a long hike up with our suitcases. But the staff did help us!

When I booked our room it stated it had stunning views of both bridges which was the main reason we booked there. On arrival however when shown to our room the only view we had was of the viaduct of the rail bridge, hardly stunning & no view of road bridge at all so a bit dissapointed that we were misled. Asked for a different room but hotel was full. They should be more honest considering room wasn't exactly cheap & we thought we were paying for the views but sadly not. Won't go back for this reason.

the pictures on their website are not pictures of their hotel. The staircase doesn't even remotely look like what is in the hotel, which is far from modern. Modern bathroom, but the shower flooded, windows wouldn't stay open to get the fresh air. The couch that opened to be a bed for 2, is only big enough for one person. thankfully the king size bed fit myself and 2 children, while my husband slept on the couch bed. Biggest complaint is the information on the website and the actual hotel don't match. The hotel has potential, but was completely not what we signed up for. We did not stay for breakfast because we had an early flight, but were given lunches, which needed to be refrigerated, so we couldn't eat them. Boxes of cereal would have been better. I wouldn't recommend this hotel.
The Forth Bridge view from Nr 1 room.
The cleanliness was of a low standard. Stayed for three nights and expected to pay over the odds during the festival, however the hotel price was outrageous for the quality of service. We had a good view of the bridge from room nr1. The rood was adequate , the bed comfortable but the scupper in the shower was blocked and took an age to drain away. We stayed late in Edinburgh on the first night and found ourselved locked out. After an hour of banging windows we finally got back into the hotel through the lower entrance which was a health hazard. This would not have happened had we been told that security door code was on the key (very small numbers). On the second day we asked for porridge but were told the supplied had ran out. It was the same story the next day. The dining room was bleak and the breakfast was well below par. I requested to speak to the management but there was no one available to hear our complaint. Would not recommend this hotel and this concurred with the views of other people staying in the building.
POSITION was great, just under bridge but also in quiet and quaint seaside village. Staff really friendly and helpful,wished we could have stayed longer.
We loved the view of the bridge
The staff did not go out there way the girl who was on the bar made you feel like it was her pub and locals and you should not be there. The toaster was not working you might need ten min before you start you breakfast to get two sides done, large saucers were put out for side plates no breakfast menu just asked what do you want and no fresh fruit. The carpet going down the stair way to the toilet was sticky and the smell was foul on that bad note i have said enough .

This hotel is a wee gem, not much to look at from the outside but the rooms are amazing! Beautifully presented and very clean. The bed was huge and so comfy and we had an amazing view of the Forth bridge. Made to feel very welcome on arrival, breakfast was whatever you wanted no trouble and help yourself to tea and coffee.
You are above a pub and next to the Forth Rail Bridge so expect some noise but it doesn't go on late

The hotel was very clean and comfortable. It was ideal for the airport and took only 20 mins in rush hour traffic. Good value and would definitely stay again.
Breakfast didnt start till 8 and we had to leave at 7.30, however we were offered sandwiches to take with us.

We were leaving early so staff offered to leave a boxed breakfast. They either forgot or it was taken but it was not there in the morning. Security a bit questionable.
The hotel is located in a quaint small town. It is ideal for relaxing and enjoying some peace and quiet.

as soon as we arrived I had to pay for four days up front!!! This is the first time I have ever had to pay as soon as I arrive at a hotel??? I had to complain on the first morning at breakfast without ordering anything, the sullen women on duty for breakfast slapped on the table two full scottish breakfasts when we had not ordered it. It would have been nice to be asked what we wanted for breakfast. To be fair the choice was very limited. Both my wife and i do not think this hotel should be rated a three star due to the overall standard of the Pub/hotel ambience and staff!!!
