Great Location, good food and friendly staff in a lovely town. All amenities on the doorstep and also took advantage of excellent public transport and IOW ferry terminal leaving our car in the hotel car park.
Room at the front very noisy from the High Street from about 4.00am.
Lovely location food good the continental breakfast was great the staff good although again referring to our negative comments it would of been nice to have had the offer of help with our luggage.
as we were staying pre cruise we had quite a lot of luggage which we had to hike up three flights of stairs.having read other reveiws we booked the higher rate of room which we beleived to be on the lower floors.Couldnt have been any thurther away than the one room beond ours.

No lift to take luggage to the rooms.
We liked the charm of staying in a very old hotel, even with its uneven floors, that had been nicely modernised, with lots of thought and care taken with decor and furnishings.
The parking arrangements weren't great - the car park at the back of the hotel is quite small and not easy to find at first.

Excellent service. Friendly staff, with good manners and humour. Nothing too much trouble. Wonderful room, overlooking the High Street. Well sound insulated for a good nights sleep. Crisp sheets, good quality bedding. Clean ensuite and plenty of piping hot water. We had an excellent Sunday Roast. Very generous portions, vegetables cooked perfectly and extra gravy. Generous continental breakfast was served in a relaxed atmosphere. I would strongly recommend this place to stay. We enjoyed Lymington - the Quay and shops.
Front doors slightly chipped paintwork does not give a good first impression. There was a bit of rubbish left in the courtyard at the rear.
Staff were great, room really spacious, good hospitality tray. Room 1 on the first floor, two big doors on to a small balcony overlooking the high street, really good and comfortable
Bathroom was dark (appreciate it is an old building), no mirror anywhere near a plug socket. Breakfast - we did go to breakfast at 7.30am, which is when we were told it was available. Very little choice, cereals, yoghurts, 2 cold meats, non cheese, bread or pastries although they came along after about 15 minutes. They claim to offer cooked items at a 'small' supplement. Nearly £6 for a bacon or sausage sandwich it not a 'small' supplement!! Cigarette butt in between the inner and outer windows to the balcony

Some noise from rooms above woke my husband bit I didn't hear anything when I was sleeping.

The staff were very pleasant and were surprised to hear about the problem with the window not opening and how cramped the size of the room and bed seemed to be. They thanked me for informing them. As compensation I was offered a £15.00 discount off the bill. Booking me into the room a member of staff commented that if they had a different room I would have been upgraded but they were fully booked, I now know why this would have been the preferable option, having spent a restless night with no sleep in this room.
The room is advertised as a single room. The single bed is on a platform next to a wall which means there is no room to move. The lack of space means you can not turn over easily, and if you do you either fall out of bed or bang your joints and body against the low ceiling and wall. The windows do not open so there is no ventilation. The next room to this single room has a window which opens and it is very close to this room which means security on this room is debatable. This is best suitable for a child size person not above 5ft. I did not feel at all safe in this room there were strange sounds all night long from the next room (which has an adjoining door to this room, albeit locked) across the narrow corridor shouting guests could be heard through their closed door which was opposite to this room, and the ancient bespoke style of The age of this property means the plumping and pipe work resonates and is noisy when any guests use their facilities.

Asked for a room at the back no higher than the 1st floor due to mobility problems. Rang ahead at the time of booking - more than 1 month and told this would not be a problem. Arrived to find we were on the 3rd floor at the front - 49 twisty stairs and the very early morning noise other visitors had referred to. Room - no chain on the basin plug so impossible to remove; shower screen base fell off; both toilet and shower screen black with mould/dirt. Bathroom door too big for the frame and would not close. NB I did write to the manager initially rather than posting my comments on line but he declined to respond. This says it all! Breakfast - not acceptable to trot out the left overs from the previous day and the lack of choice was unacceptable. Restaurant meals over priced - had a much better meal at the pub down the road. Parking difficult - a code to enter the car park should have been given at the time of booking. Have stayed in a wide range of hotels in this country and abroad - this leaves much to be desired. Don't trust any booking requests.
