Room a bit cramped for two suitcase storage!
Really good helpful staff with warm welcome on arrival. Excellent room with lovely view over garden. Very quiet at night and super breakfast in morning. Would definitely return.
Bathroom was a little dated as was the room decor.

The location of this B&B was fantastic and the parking facilities were excellent. The friendliness and efficiency of the staff were really appreciated. Nothing was too much trouble for them. On arrival we were greeted by a most pleasant and welcoming receptionist and this attitude continued for our entire stay.

Thought rates were a little pricey as I would rate this hotel a four not five star. Nothing a lick of paint and some New furniture would not fix.
Bit far form the town center, but honestly Bath is tiny and you don't really have to walk that far, and the trade off is an amazing view
The staff were very friendly and welcoming. Our room was clean with a lovely view of the gardens. Breakfast was good and the breakfast room staff pleasant and efficient.
As the weather was very hot we had our bedroom windows open for fresh air, which was pleasant,however at 4am,seagulls gather on the adjacent cricket field and are really noisy - not the hotels fault !.

Traffic noise - we had a front bedroom
A spacious room and a very comfortable bed. A very nice garden to sit in with lovely views to Bath centre.
Small niggles - tea/sugar not replaced in drinks tray. Bathroom shabby and toilet needed cleaning. A nicely cooked breakfast was spoilt by watered down fruit juice

We spent a great weekend at this hotel - the staff were all so friendly and couldn't do enough for us. Beautiful garden which backs on to the croquet club, so very quiet. Breakfast was fab too - lots of choice. Good value for money, I would come back.
There is no air conditioning - which wouldn't necessarily be a problem most of the time! But we were there on a very hot and sticky weekend... However all the windows opened and the hotel did provide a fan which helped enormously.

Had to resort to using it outside of peak times No elevator is an inconvenience, despite this being clearly represented on the property description.
