The Balmoral and Terrace Guest Houses are set on Roker seafront with beautiful views of Sunderland's coastline. They are a short walk from the middle of Sunderland and have free parking. The bedrooms all have tea/coffee making facilities and free Wi-Fi. Some rooms have sea views. A full English breakfast is served every morning and guests can find an array of bars and restaurants a short walk from The Balmoral and The Terrace. Hotel Rooms: 12

The Balmoral gives the personal touch that is lacking in group hotels and other 'managed' hostelries. The included breakfast is a great start to the day and nothing is too much, whether phoning for a taxi or general help and advice. Views out to sea a real bonus. A very calm and tranquil experience

friendly staff (Darren), good breakfast. had a very cold night there one of my nights but Darren gave me a heater the next night which helped (i wish i'd had it from the beginning).

The rooms were cleaned daily, and were well equipt and comfortable. The owners and staff were all very friendly and helpful. The breakfasts were wonderful.

Nice,relaxed hotel. The owners made me feel ,very welcome and were only too pleased To help,if you needed anything . I had a exam on the saturday morning & breakfast was not normally served till 8am. No problem for them ,they were already cooking at 7am ,for my breakfast. Would recommend this b&b to anyone . The room was ensuite,and was spotless. Only one,minor problem ,which is there was no socket next to The bed ,to plug my mobile in ,but I can't fault it on anything else.

Friendly staff, very wellcoming. Freshly made breakfast a la carte! Room with seaview on topfloor was great. Pier in front. Bath and shower very good. All facilities available! Busstop in front. Parkingspace always available. Darren made sure that it was reserved for you by putting down pons when your away! All the ladies very friendly. Great!

What a great traditional seaside hotel. Very friendly staff & owners. Good, clean room with a sea view. Great full cooked breakfast included. This hotel really takes me back to what a traditional English seaside hotel is all about and at a great price. It has the warm friendly feel more associated with a B&B than a hotel. Highly recommended for those who aren't obsessed with the modern large hotel formula! I'll be staying there again.

The owner (Darren) was very friendly and very helpful. Our room was a good size with a sea view. Excellent breakfast!!!!! Just a couple of minor 'niggles' - there was nowhere to hang towels in the bathroom; a bulb had blown in a bedside lamp (perhaps the previous guest could have helped by taking it out as a reminder to the owner/staff?).

Very friendly staff,fantastic breakfast and out the front door cross the road and walk on a blue flag beach to blow the cobwebs away after a heavy night on the beer lol

This was a last minute booking for just one night. It was a fantastic location for the sea and for the centre of Sunderland. The member of staff was really welcoming and friendly, cooking breakfast just for me, as I had an early start.

I arrived at the balmoral after midnight and even though the tenants were sleeping they were kind enough to let my keys hidden at my disposition.I Immediately felt like at home when entering the guest house and my bedroom was real nice and confy. Internet and tv worked perfectly and I was able to use it by myself easily. After that nice night I woke up and was warmly welcomed by Darren who owns the place and who cooked me a delicious english meal. I loved his bacon and fried eggs even though I am french. A very lovely place not expensive at all for the service provided

I logged onto the website and reviewed the rooms we were booking, I can confirm that this was everything it said and showed (Via Photos) it was advertising to be. The Staff went beyond the call of duty and understood the needs and the expectations of the guests with not just me. This was the general feeling among the guests I spoke to who were also staying there. To elaborate, Cleanliness, Customer Service, Local Advice, Visitor Information and the most importantly a Smile from all of the staff. This has and will make me recommend this guest house to anyone who has reservations about booking unknown accommodation on the north east coast. I have returned with a suntan as the staff served my breakfast on the terrace with an extra pot of coffee. Many Thanks.

The room I stayed in was amazing I got a window in front of my bed from where I can see the lovely sunrise at the sea n the room was really nice n it's more then the value for money n the staff was reapply very helpful n nice people I m sure when ever I will come next time I will stay in same guest house n same room too thanks a lot
