The Balmoral and Terrace Guest Houses are set on Roker seafront with beautiful views of Sunderland's coastline. They are a short walk from the middle of Sunderland and have free parking. This is a well positioned budget guest house with a good brekfast included and friendly owner. If you have any physical problems ask for a bottom floor room, the top floor is a long way up.

One of the best b&b's by far. Large comfortable bedrooms clean and warm. Breakfast was great and the location was fabulous right on the sea front. Recommend to any one looking to stay near the centre of Sunderland. Friendly staff great value for money Not most attractive from outside but don't let that put you off. Bumpy road before the parking.

Room had a fantastic sea view and coupled with that, the staff were warm and friendly. Was my first time in Sunderland and would definitely go back.

Great service from Darren and Victoria. In town for a Sunderland fc match, lucked out with some brilliant weather which was perfect because its right on the beach! Very comfortable lodgings at a superb price I wasn't aware of the shared bathrooms but I may have misread it. Not a problem, was just unexpected

The Balmoral & Terrace Guest Houses is the perfect place for me to go to when I am staying in Sunderland. It is a first class place with excellent rooms and very friendly staff. I also had a room with a very good view of the sea which was brilliant. This is convenient for business I had to carry out as it is very near to Sunderland City Centre. There are also many places for leisure activies in the vicinity. This is a great place to stay and it is not the first time I have stayed there and it won't be the last. A+ This is a perfect.place to stay at and there is nothing I have to complain as the place is absolutely the best.

Excellent friendly host. Will do anything for you. Thank you very much. My room had been newly decorated. Very nice. I had the room next to the breakfast room which meant the greasy smells filtered through. The rest of the guest house would have been fine though.

The Balmoral gives the personal touch that is lacking in group hotels and other 'managed' hostelries. The included breakfast is a great start to the day and nothing is too much, whether phoning for a taxi or general help and advice. Views out to sea a real bonus. A very calm and tranquil experience

Nice,relaxed hotel. The owners made me feel ,very welcome and were only too pleased To help,if you needed anything . I had a exam on the saturday morning & breakfast was not normally served till 8am. No problem for them ,they were already cooking at 7am ,for my breakfast. Would recommend this b&b to anyone . The room was ensuite,and was spotless. Only one,minor problem ,which is there was no socket next to The bed ,to plug my mobile in ,but I can't fault it on anything else.

Friendly staff, very wellcoming. Freshly made breakfast a la carte! Room with seaview on topfloor was great. Pier in front. Bath and shower very good. All facilities available! Busstop in front. Parkingspace always available. Darren made sure that it was reserved for you by putting down pons when your away! All the ladies very friendly. Great!

What a great traditional seaside hotel. Very friendly staff & owners. Good, clean room with a sea view. Great full cooked breakfast included. This hotel really takes me back to what a traditional English seaside hotel is all about and at a great price. It has the warm friendly feel more associated with a B&B than a hotel. Highly recommended for those who aren't obsessed with the modern large hotel formula! I'll be staying there again.
