Brilliant location, wonderful views. Excellent breakfast, very polite and friendly manager on duty- Lana. Bed very comfortable and clean. Telephones covered in dust.
We booked two nights. Room very crowded with furniture. No handles on wardrobe doors or drawers. Room superficially clean but a lot of dust and mould around windows. Room was not cleaned on day two, coffe/tea making tray not replenished or cleaned. Sink not cleaned.Rusty toilet roll holders. Hair dryer not working, no replacement, had to use another room to dry my hair. Hotel has a lot of potential, but more a B&B. In need of investment urgently.
Quite tatty, bath split, old door, sun lounger ripped and one in pool. Needs some money spent on it.

The only good thing about this hotel is the exterior building.
Officially the worst hotel I have stayed in. It was advertised as 4* and i'm surprised it could even get a 2* rating! The room was so small, the furniture looked like it was from a jumble sale and very dated, there was dust, mould and a general damp smell everywhere and dirty sheets. Extremely dark and dingey and when we complained the owner's response was sarcastic and offered no compensation for the price. Do not stay here if you want to be ripped off!
Once we got in - staff were great - extremely helpful. The hotel was like a country house - quiet and gracious. Breakfast was good again with really helpful staff. Fab garden and views, lovely sitting room.
When we arrived we knocked on the door and had to wait for someone to find us. Felt we had arrived at the wrong place. We are tall and there was an iron bedstead top and bottom of the bed - lovely to look at but you couldn't stretch out.

Condition of fabric of building/windows/decorations in our ground floor bedroom very basic and in need of updating. Understandable to some degree as house is over 100 years old but bathroom en suite had no shower, only a bath with hand shower attachment. Room not cleaned on first morning and bathroom not cleaned next day. Barking dogs (2) in room above for two nights..
Loved the atmosphere from the moment the front door opened and the staff were all very professional, helpful without intruding on your privacy. The room was large with a sea view, very pleasing decor and the beds were extremely comfortable. The location too was great, and the breakfast very enjoyable; we would have liked to stay longer. We will definitely be coming back again.
Shower could have been a bit more powerful, the extractor fan in bathroom was very noisy, and some shower gel would have been useful.
My husband and i just returned from a weekend at The Barn. I want to leave my review particularly as there are wildly differing reviews of this hotel. On arrival we were met by Cheryl, the owner, she was warm and welcoming. The building is architecturally beautiful and the views are stunning. The environment is relaxed and you are free to enjoy all the communal spaces, including the grounds. It is fair to say that the furnishings are a little dated but the rooms are nicer than the pictures. If guests want modern decor and impersonal style then i suggest they wait for the premier inn to open. The breakfast was generous, hot and served with a smile.
Location to Exmouth veiw from room very nice.
The bed was not very comfortable as it was 2 singles pushed together mattress was to soft.

Shower a bit temperamental, but I've had much worse!
The position of the hotel was close enough to the beach without being too touristy. The walks around were excellent and the ethos of the hotel was warm friendly and inviting.
Lack of internet access
A great spot with lovely views and very near to a really nice beach. We loved falling asleep to the sound of the waves. The room was big and we felt fine with our puppy. The garden is as lovely as promised. Exmouth was disappointing as a town but nearby Lympstone proved to be a find. Eat there in the evening and walk there in the day.
We found the bar and public rooms a bit quiet and had to go out to entertain and feed ourselves.
Have stayed there before. Very friendly staff. Lovely seaview room. Good breakfast. Idea location. Very old English! Will stay there again.

The furnishings were very tired -- looked like a house clearance job lot. Bathroom very poor. Lighting very poor. Decorating many years old
breakfast (!). Gardens. Easy walk to beach. Delightful staff.

Location and views fantastic. Garden space lovely, room spacious with a lovely view of the sea, was good to have direct access to the garden with the dog who was made very welcome. Good breakfast. Beautiful building with bags of charm and character. We would definitely stay again if in the area. Beach only a short walk.
Had to telephone to be let in on arrival. Bathroom dated and only a hand held shower, pillows a little hard. Generally needs a bit of investment to make this a great hotel.
