Excellent location and very nice owners. Very comfortable room and wonderful full breakfast. The owners were a very approachable couple and I enjoyed a great chat with them about the history of the house. Would recommend and would return without issue.

Lovely host who made us feel very welcome and the house itself was very clean and cosy. Prompt and high quality breakfast to start the day early! :)
Unfortunately other guests came back late and made quite a bit of noise chatting until early hours, and had to be told to keep noise down. Perhaps a polite sign would remind people to keep noise down after 10pm..
The location was perfect, the owners we're very friendly, we come to the lakes every year and this b&b is by far the best B&b we have stayed at, we were greated with chocolate and champagne and home made cake and the cooked breakfast was amazing, the room was clean warm and comfy and I would recommend the place to anyone.

maxine and graham were excellent hosts fab location and the home made cake in the rooms was a treat mnnnn excellant stay with a good choice for breakfast will deffinatly be comming back loved the home made jams and personal touches and cannot wait to see the revamped rooms in 2015
Wonderfully warm welcome from Maxine and Graham. Car park pass and directions (it is very near). Superb Cumbrian breakfast - best ever. Great location near shops, pubs and restaurants. Recommended restaurant was ACE!

Compact room. Breakfast times 08 :15 to 09:00 could be extended to 09:30.
The owners were friendly and attentive. The breakfast was excellently cooked and tasted wonderful. The homemade jam is a 'must eat & buy'. Position was close to amenities and lake. Maxine and Graham are refurbishing this year and prices must go up but will still be excellent value. We will definitely returning.
Less efficient heating system
Everything at this Bed and Breakfast was excellent. Couldn't find a fault. The owners were very friendly, and cooked a amazing Cumberlain Breakfast. If you didn't like a cooked breakfast there was something else to choose from. The rooms were very clean, had a good sleep in the beds. Location was very good, close to shops, restaurants and the harbour. I would deffinetly go back to this B & B.

The little finishing touches like the fresh homemade cake in the room daily. Breakfast was lovely, well cooked and fresh.
This was booked very last minute and after checking out other reviews we decided to give Bay House Lake View 'a go'. We stayed with Maxine and Graham for 2 nights in October and from the moment we walked through the door, we were made to feel very welcome and at ease. There were some fabulous little touches here which gave a lovely homely feel, including homemade jam and marmalade at breakfast, daily homemade cake in your room (the ginger was fab!), locally sourced sausage, bacon and eggs for breakfast - which certainly sets you up for the day. Our room was a compact one, which we knew when we booked, however it did have a smashing view of the lake! It was comfy, spotlessly clean and had beautiful, soft, white towels and crisp bed linen. Maxine and Graham are very friendly, helpful and attentive without being intrusive - nothing was too much trouble. Maxine knew we were going out for the morning and gave us a parking pass which covered other areas of the South Lakes. Bay House holds a prime position, yet still peaceful enough to allow a good nights sleep. In short - a little gem!! Keep up the good work Maxine and Graham, we'll see you again sometime.

Room bit small. Free car parking but a walk away from premises
The room was shabby looking, could have been cleaner, needed decorating and mould on the ceiling above the shower. Rust on the chrome rack in the 'tiny' shower room, toilet brush dirty. In all, grubby.
Location is superb, right in the centre of Bowness, but the hotel is situated down a quiet lane so we did not get any street noise. The hotel supplies a free parking voucher for the main car park, which is about 50 metres away from the hotel. The owners are very friendly and enthusiastic, they were discussing the future plans for the renovation of the property, breakfast was excellent, as was the courtesy cake in our room. I can't wait to get back. Highly recommended.
I cannot put down every little detail on how Maxine & Graham have done their best to run this B&B, including quality of breakfast, service, house keeping, toiletry product ......I only regret that I did not buy their home made fruit jam.

the room we had was small but adequate, lots of stairs.
Our room was nice, we slept well, we had a view of Windermere, Maxine's homemade jams were amazing, and she went out of her way to help us. Good value in every way. We found a restaurant nearby with gluten free food.
Parking is a few meters off site but provided in the price. Because the old streets are so small, the house was hard for us to find but well worth the trouble once we got there.

Just a small gripe could do with a chair or two in the bedroom hate sitting on the bed,but in all fairness they are in the process very shortly of refurbishing and are aware of this.
The house owners are very friendly and helpful. Their home made breakfast is quite good as well. Most of all, the location is excellent to explore the lake district.
The room is a little bit too small for two people.
Everything from the initial greeting to the homemade cakes in the room, the view, the breakfast variety, the surprise birthday card and chocolates, the proximity to everything you want from this kind of trip, the parking permit and the farewell when we left. We would definitely recommend to our friends and family
