Cancellation
If cancelled up to 50 days before date of arrival, 20 percent of all nights will be charged.
If cancelled up to 20 days before date of arrival, 25 percent of all nights will be charged.
If cancelled up to 10 days before date of arrival, 45 percent of all nights will be charged.
If cancelled up to 3 days before date of arrival, 70 percent of all nights will be charged.
If cancelled later or in case of no-show, the total price of the reservation will be charged.
Children and extra beds
All children under 2 years stay free of charge for cots.
All children from 3 to 8 years are charged 20 % of the room stay per night for extra beds.
All children from 9 to 13 years are charged 40 % of the room stay per night for extra beds.
Maximum capacity of extra beds/babycots in a room is 1.
Any extra bedding is upon request and needs to be confirmed by the hotel.
Supplements will not be calculated automatically in the total costs and have to be paid separately in the hotel.
Deposit
20 percent of the total amount will be charged on the day of booking and is non-refundable.
Pets
Pets are not allowed.

The hotel reserves the right to pre-authorise credit cards prior to arrival.
Torquay train and coach station is less than 10 minutes' walk away.
The Baytree only accepts reservations for stays of a minimum of 3 nights during the public holiday and school holiday periods.
Payment Information:
The Baytree requests that full payment is made the night before departure. American Express is not accepted. A cheque-guarantee card is required for cheque payments.
If balance payments are made by credit card, a GBP 3 administration charge applies. The Baytree reserves the right to pre-authorise credit cards prior to arrival. If cheque or cash payments are made, a 25% deposit is required to confirm the booking. Deposits are non-refundable.
When booking, please include an estimated time of arrival. Early arrival can be arranged at the time of booking. Late arrivals must be agreed at time of booking.
Single-sex bookings, and stag or hen parties are not accepted. The Baytree reserves the right to refuse anybody who behaves in an unreasonable manner (no refund will be made).
In the event of cancellation, a pro rata refund will apply if the room can be re-let.
Discounts for children from the ages of 3 to 13 years are only applicable when children are sharing a family room with 2 adults. Children may not share a double room with their parents. Children may not occupy a room without a parent being present.

We were made very welcome by really couple who owns the hotel. The room was really clean, and comfortable. Breakfast was excellent,i had eggs benedict for something different and was made to perfection,with plenty of tea coffee and toast as much as you like.All in all i would give 10 out of 10 and will definatley go again. |

The hotel owners were really lovely and helpful. The Room was fantastic it was not just really clean but decorated and furnished to a very high standard. We had a fantastic nights sleep and felf really refreshed the next morning, the breakfast was also very nice. The next time I go to Torquay I will definately be booking a room at the Baytree. |

Chris and Karen were superb 'hosts' recomending localplaces to see and enjoy. They made us all feel very welcome indeed...straight away we felt at home. Nothing...a thoroughly enjoyable 2 days in Torquay - thank you both. |

Very Homely atmosphere. Close to the town centre and beach. Spacious rooms and good showers. Staff are very helpful and suggested various day trips to go on. Breakfasts are very good every morning. |
