Reception were very pleasantly always been on hand to help if necessary, by a very rich and tasty breakfast, room number 15 was a very nice large clean and very well there asleep. I would give this hotel more than 2 stars!

Beds were not as expected, booked at twin room, as was with my sister but got a family room I guess with a large double and a very small single...noise was not good, so ear plugs needed, and stained chair let them down as this could be great hotel with a little thought and some refurb

our television didn't work on the 2nd evening, informed them at breakfast time but by the afternoon had to ask again, was told in the eve that maintenance guy didn't know how to fix it so we had to spend eve in room without tv, with a child in room was disappointing
Great location walking dicstance of everything. Fantastic view from huge window. Close to the beach.
The whole look of the room was let down by the bedding not matching the look of the room.
Right on the beach, was colas basement room. Was clean and spacious. Huge bathroom.
Had bar fridge in the room but was so old and rusted it didn't work the fan they gave us didn't work and claimed they had no more. Stated irons and hairdyers ect. Had none of those. Very unhelpful staff

carpets were thread bare and dirty, beds about 30 years old, funny smell from the restaurant and over priced for the stay
I felt I had travelled back in time to Agatha Christie's era - lovely period features. If you visit the Beach, look up - study the intricate coving, notice the picture frames and the mirrors. Sit in the chair and use the desk to write a letter to a loved one.. And, of course, ride the authentic elevator. Travel back to a gentler time.. And we can enjoy it amid the luxury of 21st century bathrooms. Having our cake and eating it! Loved it and already booked for next year. If you like clinical Travel Lodge type accommodation - hygienic but soulless, the Beach might not be for you. It is a grade 2 listed building- and has its creaks and peculiarities like all ageing species. Embrace them and cherish them while enjoying the magnificent view of the rolling waves. And make sure you try out the Regency restaurant right next door- delicious and such fantastic staff looking after you.

breakfast was a little akward for us with a lively 2 year old - not much space at / on the table, tables packed together tightly, so not easy access, felt we were impacting on everybodies breakfast, hence i didnt get to eat mine (mum)

Oh dear a very tired and run down hotel not so much dirty but grubby!! paint work on walls, doors, carpets yuk! breakfast tables so stained, and a odd smell every where (fish) we had room 46 up in the roof small window had to leave it open because of smell! got no sleep from traffic noise.
Excellent breakfasts, helpful staff, quaint lift, comfortable atmosphere, 24 hour access, clean and tidy room, comfy beds, view of the sea, ample coffee soap towels etc in room 1 min walk to beach 5 min walk to Churchill Sq shops 15 min walk to Cultural quarter

The location. The staff were lovely. Plenty of tea and coffee in rooms.
Very shabby in places. Nowhere to enjoy a coffee or drink other than room. Chairs in rooms dirty and badly worn. Curtains did not fully close and were ripped . Very small plates for breakfast and no choices...eggs etc.
Central position. Secure parking. Comfortable beds. Large room. + fridge. Sea view. Good breakfast. Friendly staff helpful staff. Quiet room. Clean towels daily. Loading out front. Don't be put off by the star rating.
The immediate neighbours up the road felt a little intimating but it's a city and the diversity of the neighbourhood is what makes it interesting. The rooms could properly do with a more thorough clean (carpets) before each guest. The bedding and towels though were fine.
Great place to stay for location of the lanes. Good food downstairs.
The constant shaking of the ceiling from people walking into reception , the toilets or their rooms.

It was lovely for one nite
Excellent staff and very friendly. Was upgraded to a better room free of charge. That was a very welcome surprise. Have booked to stay there at the end of this month again. Booked it at the hotel before I left.
