Location was brilliant. Handy for our concert at The Brighton Centre. Within walking distance of shops, pier and lanes. Room was comfy with a sea view.
The hotel had students staying in rooms above us and they made a lot of noise at night making it difficult for us to get to sleep. The Receptionist apologised about this when we mentioned it to her when checking out. There was plenty to eat for breakfast but the coffee was luke warm and the cooked breakfast could have been better.
The hotel staff were very friendly and helpful and the breakfast was good. Room very comfortable with sea view and next to excellent restaurant.

corridor deco and carpets very old and worn.New carpet was only laid on worn stairs making it look scruffy with two different patterns.Room was lovely but bathroom too small. No parking only public carpark,making it very expensive to stay overnight.

After reading some negative reviews we were expecting the worse, What we ended up finding was a fantastic gem of a hotel. The staff were lovely, the hotel was great, facilities were great, it was an all around pleasure to stay and we will definitely stay here again on our next visit to Brighton. Lovely view of the sea from our huge windows, Room was lovely as was the bed and the room facilities, breakfast was yummy. Loved the lift (Which fits 2 people and a suitcase btw). We didn't hear neighbors in other rooms and no noise from outside either, I am not sure what some other guests who left reviews expectations were but I can assure you this surpassed our expectations 100%.

Avoid the basement twin room
The location of the hotel was central to local sights, shops and most of all the beach
Nice room and lovely white sheets. Bedding to be proud of. Bathroom beautifully clean.
When we arrived at the hotel there were a lot of youngsters sat on the floor in reception giggling etc and we had to walk through them to the desk. We wondered just where had we come to. Not a good first I mpression I am afraid!!! They made no effort to move out of the way. Very disconcerting and we wondered where we had booked into. Fortunately when we got to the room we settled down but I am not sure we would have stayed a second night purely and simply because of the teenagers littering the reception floor.
The bed was comfortable, and the room was quite large.
There was no window in the bathroom and it was quite small. Also the bath was slippy and therefore hazardous. Being adjoined to the Regency Restaurant there was a continuous smell of fish which is not good. At breakfast the cooked items had to be put on plates which were really for bread and butter. I did ask for bigger plates but was told there were none. Also, you could not see to your own toast. The staff were all youngsters which can be off putting.

A traditional hotel with bay window overlooking the seafront. Friendly and helpful staff. A bit basic in terms of facilities but good value given the location.

No disponía de habitación para dejar las maletas, por lo que no pudimos visitar la ciudad en condiciones el día que nos marchábamos en tren (la estación tampoco disponía de este servicio). No luggage room in the hotel.
All the staff at the hotel were very friendly and very helpful. The breakfast was just OK.
The whole hotel was in urgent need of re-decoration, Carpets worn, Ceiling paper hanging off in the dining room, wall lights loose. All the walls were badly scuffed, Some window's cracked, and all in need of a clean.
The hotel was comfortable for us to stay in while we went to the Brighton centre, which is walking distance. The shops were all minutes away and the hotel itself was a pleasant surprise after the bad reviews we read. If your only paying a b&b price don't go with these expectations that it is going to be the same standards as an expensive hotel. It is 2* but was brilliant for us. The room was comfortable, the bed was two singles pushed together but I have also had this in other hotels, and it's actually bigger this way than a normal double. We had a 4th floor room, which is basically the attic, which it was quirky and cosy. The room had plenty of tea and coffee supplied and the bathroom was spotlessly clean as was the rest of the room and other than only having a hand held shower attachment (which was fine for one night) there's not anything else to say. The breakfast which essentially is FREE seeing as nearly all other hotels nearby charge between 5-10 pp for breakfast was lovely! I would of paid for it! There was all the basics of a cooked breakfast if I was really picky I would say I would of liked a hash brown, but other than that there's nothing to complain about. it was lovely! Some of the reviews really do amaze me, people who get a free breakfast and pay a low price then moan about it not being as good as other hotels.... Spend a bit more and go to another hotel if you want it to be perfect. I would recommend and use this hotel again :)

We liked the location of the hotel, as it is situated in the centre of Brighton.
The hotel decor and facilities are outdated and old. It is a Very noisy hotel being woken up early morning by people above us walking around! Breakfast was average, food could be at a much better quality.
Location was very good the hotel is a bit tired looking but it is clean and good value for money the bedding was spotless & the breakfast was ok staff were friendly enough i would book this hotel again
I liked how they arranged the room for me, there was internet facilities available to me, one advantage of sleeping in the basement. Staff kept my milk in the fridge when ever I needed to feed my baby. Good location a few minutes walk to the pier.
There was too much noise, one disadvantage of sleeping in the basement, they had the kitchen upstairs and kept waking me up.
