basement rooms are below reception - so you can hear evryone come and go - all night until early hours
Location is excellent with friendly staff. Good value compared to others.
Building interior is very tatty and in serious need of a refurb, especially the communal areas, though inside the rooms was not quite as bad, some of the furniture would likely be rejected by charity shops!

The window in our room.
The breakfast was poor. The room was run down. They had added an ensuite but left a 4 footgap between the ceiling of the ensuite and the ceiling of the room. The door was damaged. Burn marks on the carpet. The carpet needed a good clean.The whole hotel is run down. I feel I was misled by the pictures on the web site.
Good location, had a room with a sea view.
The shower stopped working mid shower. Took 15 mins to start working again. Two single beds pushed together. Room could have done with updating and decorating. Ladies take your own hair dryer.

We had a basement room and we're awake till 03.30 but wud go back.....not too a basement room

No pressure for the hot water, so it trickled out. shower had no wall attachments, so if you're happy to hold it then that's fine. The night staff for some unknown reason let a drunken man looking for his friend into the building and allowed him to hammer on a bedroom door whilst shouting at the top of his voice, this was gone midnight too and was for about 10minutes! Towel radiator in the bathroom didn't work and had wires exposed. Windows didn't open in the bathroom. The room telephone didn't work and the wire for the talk piece was cellotaped to the back of it. Paid £70 for one night including breakfast, which is fair but then you have to pay an extra £20 for parking! If you have a fear of lifts or small spaces or even a wheelchair user then this not the hotel for you! If you're over 6ft in height, request another room if they put you on the 4th floor.
where it was, we had a sea view right next to the old pier and next to the regency restaurant, the building was historical and appears in lots of old paintings of brighton
breakfast was poor, but the price was so reasonable didn't expect much, so bit of toast and coffee did us

The hotel was located right next to one of the main car parks which was handy. Only a short walk from the pier and lanes shopping. Our bed was comfortable, bathroom great size, staff friendly and decent breakfast the next morning. We are a couple in our late 20s and suited us fine.
The hotel is extremely outdated which let's it down a little. I felt we paid more than what the stay was worth but it was a fair price for a one night stay compared to other hotels in Brighton (Think that's more brighton then the hotel)

Fantastic room with great views. Great bed, fridge, newly-tiled bathroom. Good breakfast, nice staff. Extraordinary value: a huge room and breakfast for two at £60 a night.

Some things are beyond your control I suppose. Because the windows are not double glazed, whole night the whistling of the wind through the windows kept both my friend and me awake.
I think that we were the only guests so got the best room in the house! Sea view et al.
Beware of English Breakfast. There is only scrambled eggs, half a plate of baked beans, mushrooms, bacon and a strange sausage. You can choose any item not to have and they will happily bring more toast/tea etc

Friendly and informative staff - clean room but cooked breakfast arrived very quick so it was perhaps already pre-cooked!
The fact that when we arrived they did not have our name and pointed us to other similar name hotels. Eventually they located the booking but this was not fun with our 3 year old running around in reception.
Near to beach and all attractions. Staff were friendly.
Shabby interior which smelt of smoke. Beds very uncomfortable. Bathroom run down with mouldy shower. Breakfast free but not good. Could not even drink coffee it was so bad! We went to a local cafe for breakfast the second day. Car park very expensive. Overall whole place in need of refurbishment. A shame as it could be lovely.
The room was very well equipped with comfortable beds, clean bathroom and all facilities necessary . Staff were very pleasant and helpful .
The breakfast was well cooked but not much choice . It would have been nice to have a choice of croissants or pastries.
Room (and bed) was really clean and comfortable, Breakfasts were good. Nice to have a manned reception at all times. As we went in October it was nice to have a very warm room. Location super, and lovely to have a view out over the square and the sea. Our towels were changed each day we were there, which we hadn't expected for a 3 day stay. This hotel really represents excellent value for money and we'd gladly stay there again.
Although very clean areas such as the staircases needed some attention - they were really shabby, with ripped carpets and badly painted (orange) bannisters. Our bathroom was really smart, and had obviously been recently refurbished but the radiator didn't work, and some floor tiles were broken. There wasn't a phone in our room (36). We suspected that the the hotel probably suffered from having hen/stagg parties. However, the hotel was fine and really represented excellent value for money
