Friendly and helpful staff, sea view, cleaned daily to an excellent standard, good breakfast, was able to leave cases after checkout so we could enjoy our day without dragging cases around, 10-15 minute walk to pier, right by beach.
Our double bed was two singles pushed together and in general it was quite lumpy and not very comfortable to sleep on. Overall decor of hotel was a bit tired and dated.

I loved the location, it was the heart of brighton. everything was just a short walk away, including shops, restaurants, pubs/bars and the beach.
the facilities in the room werent amazing, like the door for the bathroom didn't shut properly or lock.

The bed was a bit hard.
The breakfast was really good. The location was perfect, and the staff was friendly.
It was extremely noisy! The staff came to our door asking if we were moving furniture. We said it was the people upstairs. You can hear conversations and 'other things' extremely clearly through the walls.
The location is amazing. The B&B in literarily by the sea and very close to city center and Churchill SQ. The beds were comfy and the bedding and bathroom were very clean. The furniture is old but it's charming and goes well with the old building itself. All in all a very good value for money. The next door restaurant, Regency restaurant, which is owned by the same people who owned the B&B, is an absolute GEM! very reasonably priced and one of the best seafood places in Brighton for sure!
Our room was number 5 on the ground floor and it was quite noisy at night when many drunken people passed by our window. On the top of that there were some very noisy people on room 6 next to us. We were there for 2 nights and every night they came back to their room around 2 am and they were very very loud. We were next to the reception and you would expect the staff, that were there 24/7, would say something but no, nothing. We didn't complain cause we were in bed and didn't want to get dress to go to the reception and there was no phone in the room but I found that very annoying! Specially because we were next to the reception. The cooked breakfast was not nice. We had cereal both mornings as we didn't like the cooked options but I think for the money you pay it is alright.

Comfortable clean bed made for a good sleep Room was warm and shower worked fine as did all other facilities such as hairdryer etc Lighting all worked with no faults.
The door for our room had a broken lock which was a security concern so we had to take our valuables with us rather than keep them in the room. Didn't do much about it as we were there only 1 night but should be sorted for future guests. Not really an issue for me as I only shower but worth mentioning, the bath plug does not fit properly for Room 5 so it does not seal water if someone had a bath. One of the socket plugs is broken and exposed to wiring, not an issue for me but dangerous potentially for kids.
The hotel was easy to find and close to various parking options. Breakfast was hot and tasty. The 24 hour reception was good. The location and ease of getting to and from the shopping areas and lanes was excellent.
The shower was unpredictable, with little to no pressure. Either the water was freezing or boiling. And it very frequently stopped altogether. The floor was uneven and raised at one end. The plates used for breakfast too small.

Wifi didn't work all the time I stayed, hot water took ages to come on and was very intermittent as I was told by the staff to run the tap in the basin to circulate the water, the building is very old so the bangs of the doors reverberated through the hotel.
Handy location, easy walking distance to the Pier and over the road from public car park. The room was quite large and they serve a good breakfast.

Spacious, comfortable room, staff were helpful
Décor is a bit dated and a little shabby in places, but not really a complaint as the price is so reasonable.
The girl behind the desk was helpful in resolving the issue I had with out key being given to some other people
We arrived early 10.00 am and they was happy to let us check in even though the check in wasn't until 14.00. Really nice friendly staff and perfect location.
The corridors are extremely misleading and old fashioned compared to the room which has recently be done up and is clean and modern.

Location,the large bedrooms,the staff very helpful,my son was very ill while we were there and had to extend our stay,staff very helpful re hospital etc,haven stayed here several times before.
The whole experience was fantastic...the location was brilliant, so close to the beach and no more than 3-4minutes walk to the town centre...highly recommended.
