Welcoming was great when we met Tracy the following day. Breakfast was also great. The homemade (legendary) biscuits mmm and cooked meats were a treat. Being allowed to make some sandwiches for later (being a B & B) was an added bonus. The room was very spacious and the large bed was very comfortable.
Couldn't get the heating to come on as advertised. Came on a bit later and when it did the room (Red Lion) was pleasantly warm.
Clean, very nice room & food. Other guests all seemed happy. Tracie was Very helpful & friendly thank you.
Mobile phone greeting just left us a bit concerned at first but we we`re made welcome. We would expect cooked breakfast included in the price ... good B & B s here in Devon better value !

noisy, take earplugs if you stay due to proximity of road and rail very small shower room, not ensuited This was a single room on the street frontage so other rooms may be better
Good mattresses, invitation to make sandwiches with breakfast supplies, fridge in room and in hall.
The porridge on offer was an instant variety in a packet with 'golden syrup' in it. Just plain homemade would have been very welcome. Also a sugar-free muesli would have been great, and natural yogurt.
Tracey made us feel very welcome. It was lovely to have afternoon tea waiting for us and all home made. She was a wealth of information on places to see.
The bed was a little too soft for our liking but that is an individuals choice.

Didn't seem to be very clean. Welcome cakes appeared to have been eaten by someone else. No English breakfast unless you paid more
When we arrived we were assailed with the fantastic aromas of home baking. There were home made cakes and scones laid out for us to have afternoon tea. We met the landlady the following morning and she cooked us a lovely breakfast with fresh eggs from their own chickens and home made bread. There was also cereal, fruit, yougurt, ham boiled eggs, cheese etc. Tracy was a font of knowledge about where to go in the New Forest and places to visit. Thank you Tracy for a lovely couple of days.
If I had to find one fault the only thing I found a bit strange and uncomfortable at the beginning was letting myself in to somebody else's house when they weren't there.

the bed in the cat and fiddle room had a sagging mattress so every time you moved you ended you rolled into the middle of the bed. could do with arranging a parking deal with the pub next door as parking is so limited

the location was very good
the help yourself style of cold cuts for breakfast and if you want a cooked breakfast then you had to order it a day before and pay extra for it,also the rates were not clear, in the guest info book it was that old trick of FROM £40 pppn,we were then charged £54.00pppn, this style of B&B is for the owner who does not live on the property
Some really lovely touches such as the breakfast choice, the afternoon tea upon arrival, home made shortbread in the bedrooms.
Unfortunately the negatives outweigh for me. There is a train station next to the house and a busy road. This wouldn't matter so much however, it was a hot night and we needed to open the windows. Could be fixed by making fans available to guests. Bathroom facilities were not quite up to scratch for the price. It was the small detail such as flimsy toilet seat, a water pipe exposed and not boxed in. No DVD player in the room. It was so easy to hear everything in adjoining rooms. Some improvements could easily be made to eradicate the negative comments. I hope that the owners see this as constructive.

Our room and bathroom were dirty. The floor hasn't been vacuum... Stains everywhere... Over priced!

The breakfast was good and the lady in charge of the cooking was nice and friendly. There were home made cake and scones. It was possible to make your sandwiches for lunch. There was space to park our car
We were traveling with a 6 months baby. They didn't provide a travel cot and he didn't have breakfast but still we had to pay an additional 35 GBP per day, which was notify to us on a short notice. The bathroom could be cleaner. It still had shower gel and shampoo from previous clients

The house had style and character and access was simple and the staff were relaxed and helpful.It was a very pleasant few days.
