    location was ideal as we were at the cricket ground which was 2min walk.

    proximity to sporting events dartboard / pool table good parking friendly manager

    dated decor shower - very difficult to operate lack of staff / attention of staff at breakfast

    Breakfast

    Stains on carpet, very small room, bedding seemed cleaned but the room was awful and it made you doubt the rest. Toilet was in the hallway. Staff didn't seem too bad and were friendly enough, although no one saw us before we went and asked us how our stay was, which I thought was a bit rude.

    The hotel was v dated. Remains of food in draw and bed. Bedside light didn't work I'm glad because the wiring was poor. Bathroom had a nasty smell to it. Damp parcels in corner of room and bathroom. Total refurb required

    It was a convenient walk to Headingley and nice café where we had breakfast. Shower was good. A jolly group in the bar.

    Basement room with tiny window very dingy - one would not have to be too fussy. It was 'upgraded' as we had not got an en suite when booked.

    Leaving!

    The staff member Tom (who said he was one of the owners) who refused to deal with a polite simple request, instead he became verbally abusive towards me. The room was absolutely filthy and had clearly not been cleaned in a very long time and was badly maintained: mould on the walls, cobwebs in the corner, dirt on the bed, stains all over the desk, bugs creeping around on the floor, holes in the towels, thin walls where you could hear every word of the next room's conversation. The list could continue....

    Breakfast was best thing about this hotel. Cost extra £3.50 per person. But was nicely cooked full English or variations. Plenty of extras. ie cereals toast jams fruit & fruit juice. All the things you'd expect. But wobbly table legs. Rooms very shabby. The whole place needs a major facelift. Beds clean. But dark hallways & staircases with subdued lighting. We went to Leeds for start of The Tour de France. I think little ripped off with the price of rooms. Prob not stay here again. Prob not recommend. Good location though.

    The rooms was awful it was like stopping in a youth hostel sharing a bathroom for a room only costing £50 a night it was the worst place I have ever stopped in not even breakfast with it

    The breakfast was excellent value at £3.50. Very tasty and well cooked. The staff were very pleasant and helpful.

    My teenage daughters not very impressed with the overall appearance/ comfort. More used to Travelodge modern facilities. Hotel was chosen for closeness to Headingly and low cost.

    Nothing

    The location of the room was low level so people passing the windows were urinating. The communal shower room was filthy with a mouldy shower Overall standard was very poor

    free parking at rear of hotel

    hotel felt more like a hostel, very dated. seemed more of a workers b&b than hotel. Carpets, paintwork in fact everything was long past its best.

    No spare toilet rolls Noise coming from the room/kitchen above was horrendous which started at 7:30am!

    Staff were very helpful and polite. Food was fantastic. Couldn't fault it.

    Thought the room was too small and alough the bed was soft, it seemed to sink in the middle which when sharing it didn't feel comfortable. Ok for a night, but not if in leeds for a few days

    Good food, clean sheets, room overall was clean and tidy. Very friendly staff.

    One toilet and bathroom on the floor. Had to share with others. Room was very small.

    It was close to where I needed to visit. Own Room.

    More like a hostel than a hotel or B&B. Consequently ablution facilities not the cleanest or tidiest.

    Close to Leeds

    Small room, small TV. No en-suite. Close to road, loud traffic noise, no double glazing. Bar area seemed awful, went straight to bed.
