    The owner was very welcoming and helpful throughout the whole stay. The whole accommodation was spacious, very relaxing and the room was furnished to a very comfortable level. WiFi good (downloaded a BBC show) The breakfast menu was extensive and Shahriar (the owner) offered a selection of specialty omelettes, which we recommend you try at least one. It was a good location for day trips out of town, you would need to drive to the beach, where we found a wide variety of eating places for all budgets and tastes.

    What a fabulous place to stay. Comfortable bed and amazing breakfast. The Cloudesley has a great vibe - the charming host, Shahriar made our stay memorable and lovely. The walls are full of art and photography and the mood is serene and calm. Definitely somewhere you want to discover and return to.

    Very beautyful house, very-well decorated, very kind owner (but who doesn't keep his promises)

    The owner promised us croissants and brioches for the breakfast (we are french and don't eat cooked for breakfast) but we never see them! Wi-Fi doesn't work on mornings (we stay 2 nights and no Wi-Fi available the 2 mornings). The Streets around the house weren't clean.

    Shahriar (the owner) was an attentive host, entertaining and cooked the most delightful breakfasts I have ever had. The guest house was well located very comfortable and the room we stayed in was very large with great furniture. Very delightful and unique. We would recommend this guest house and will be returning to experience some of the wonderful treatments on offer. Peter & Karen

    It was a pleasure to stay at such a calm peaceful and tranquil guest house. Purely for the fact Shahriar (the owner) was a kind sincere and really attentive man. Who made our stay here, we will definitely be returning. The food is most impressive and would rate well in any 5* hotel. (All cooked by the owner himself).

    This is the Ideal place for those that just want to chill out. With It's ambient bohemian surroundings, and pleasant courteous management who cant do enough for you makes this place one of the best retreats for those who just want to forget the rest of life's hustle and bustle for a few days. Don't forget to sample the omlette specialty for breakfast with bacon, figs and cognac!

    The fact that there were no tv's in the rooms did not put us off!

    My partner and I spent a Friday and Saturday night here after a very long exhausting week in London! We had a really lovely weekend - lots of great recommendations about things to do. Shahriar is an incredible host, lovely and welcoming and his food is delicious! He was very generous and offered us several lifts into the town centre, but with the weather being nice a walk made for a nice stroll along the seafront. We are very much looking forward to more relaxing weekends at the Cloudesley. :)

    The owner was a very nice person, very polite and helpful. Breakfast was to a good standard. Liked the offer of the massage etc

    Location was not really to my liking. Parking was a bit awkward

    The host is very attentive to details as always. Felt like home. No TV is a big plus: music selection is unique.

    The facilities, cleanliness, comfort were all good to excellent. The owner is definitely a character, and I think, the major reason for the high reviews.

    The lack of off-street parking - even though I was able to park in front of the property. Lack of eat-in places close to the property.

    Shahriar is such a lovely, generous host. He offered us a free drink and gave me some bath salts to take away as a gift. We only stayed one night but wish we'd had longer if not only to listen to Shahriar's fascinating stories. The area is very quiet and we were able to park the car in the street outside. We had a lovely room with a large and comfortable bed. The breakfast selection is brilliant and Shahriar's omelletes are outstanding. I've stayed in many hotels but never experienced such a personal touch or felt so welcomed. Great value for money in my opinion, especially if you want something just a little bit unique. I would definitely return.

    We needed somewhere to stay in St Leonard's for a night as we were visiting family and came across The Cloudesley. Situated on a quiet residential street it's an oasis of calm. Beautiful rooms with great beds and linen in what was originally a grand Victorian house. The proprietor, Shahriar, was a very friendly, hands-on host. It honestly felt like you were staying at a friend's house, one with impeccable taste in decor who's filled their house with interesting books on art and architecture. An eclectic selection of CDs in the room more than made up for the no TV policy. Breakfast was whatever time you liked and made to order, very tasty and filling. Recommended.

    The Cloudesley was a pleasant find for our short stay in Hastings and St Leonards. My Girlfriend & I have stayed in hotels that have you feeling you are part of the mass processing of its guests, but so far this B&B with a welcoming host is one of the nicest. Shahriar introduced himself as our host. He is polite, genuinely friendly, very 'zen' & good humoured. We were happily surprised to learn we'd been given a better room than we'd originally booked as it was vacant at the time. I can only imagine all the rooms were equally neat & tidy, & ours more attractive than the website photos have it appear. There are piles of books here & there & like the artwork on the walls they are apparently Shahriars own collection, so each has a story behind it. Nicely, it had us feel the Cloudesley is not a sterile place to stay & feels lived-in. A nights sleep was a layer of peacefulness itself. All I could hear was my own breathing, an Owl, & the rustle of the plumpest pillows & duvets I've ever slept in. After a hotel stay you might yearn for your own bed. Now I'd rather have that one! Again our host made breakfast-time a pleasure. We chose our own time to eat, allowing a lay-in, before heading down for a meal made by our host himself, not afraid to be seen in an apron! The food is all home-made & many ingredients as organic as he can find. And we were given a choice enough to try something new each day of the week. Legendary omelletes were mentioned, you'll hear of them & they are worth a try. Regrettably we didn't get to try any of the massage treaments on offer there. If you've seen London prices for these you'd be ungrateful to think them pricey at all. A great temptation when you have only 2 mins to return to your room relaxed! We have only Shahriar to thank for such a pleasant stay.

    The owner was very welcoming once he realised we had booked. Rooms nicely decorated- could tell he was an artist. Breakfast tasty - all organic and local. Omelette was delicious.

    Thought was expensive for what we received. For £125 per night I would have expected tea when we arrived & biscuits in room - and for it to be in a better area with a welcoming exterior.

    beautiful house and very comfortable. Quality breakfast too.

    Location requires a car or public transport, as in a residential area, especially when weather is bad.
