    Close to the Castle, good access to transportation and restaurants and friendly, helpful service. The breakfast, made to order, is excellent. We'd recommend it to anyone.

    The room was fine. Also the breakfast was great. The two bottle of mineralwater in the fridge was a bonus

    We had to leave early for the airport our last night but never got any breakfast due to the fact that we had to leave before the normal breakfast time. As the price was premium (76 % higher than the highest price we paid during our 8 days in Scotland), at least I would have expected some compensation for missing the breakfast. The breakfat at the airport was expensive

    Room was comfortable, breakfast was good.

    It's a bit too far from the city to walk, but taxis are cheap. The en suite shower was a bit small. No secure parking.

    Location is on a bus route that goes to city centre and also to Ocean Terminal. Grocery store and ATM nearby.

    Owners were not cordial. Never asked me how I was or how I was liking my stay. Offered breakfast from only 8:00 to 09:00 am, with continental breakfast from 07:30. However, they indicated that the choice of type of breakfast & approximate time be specified the night before. Both were in direct contrast to what my friends experienced at a bed and breakfast a few doors away. In fact, the owner of the other B&B offered me any breakfast I wished, free of charge, so that I could eat with my friends!

    Quality of rooms and friendly owner. food supplied was more than you could ask for and of superb quality.even a bus stop outside with easy access to the city. A brilliant pub on the corner called the Brass Monkey ...

    I could find nothing I did not like

    Very well cared for, friendly and respectful hosts. As a single person I felt safe at this guest house. Plan to stay there again.

    Great service from David, very friendly. Free parking and the breakfast was great. 10-15min walk to the city centre would definitely stay again when visiting Edinburgh.

    Wifi was very temperamental and could do with a clock and full length mirror in the room, but that's nit picking really.

    Dave was incredibly helpful in providing information and directions about sites to visit within and outside of Edinburgh, and the Scottish breakfasts were great!

    Nice place, not cheap though. Too far from the city centre - verrrry long walk, especially when it's raining cats and dogs.

    Welcoming hosts, lovely room, spotlessly clean including en suite shower/bathroom. Location was excellent, local bus service on the doorstep. Very nice breakfast room and great choice of food. Absolutely nothing to complain about :-)

    We arrived a lot later than expected,due to traffic and family arrangements being changed but David was most welcoming, as it was nearly 10pm. (We had phoned to say our arrangements had changed.) The rooms were spacious, very clean and comfortable. The bathroom was as new. Breakfast was downstairs in the lovely, clean and airy breakfast room, we had a full vegetarian and a full Scottish. David was a great host, friendly and chatty.

    Good location, ten minutes walk onto Princes Street. Would definitely recommend to family and friends and intend to stay again ourselves. The owner, room, breakfast and cleanliness were all excellent.

    Beautiful room, delicious breakfast, central location, and all that for very little money. Would definitely recommend.

    Minor point: rather small bathroom and low water pressure in the shower.

    Excellent value for money, very close to attractions, spotlessly clean, would definately recommend the Conifers and would definatley stay again next time we are in Edinburgh

    - close distance to city center - good breakfast, lovely breakfast room - nice Georgian house - cozy atmosphere - clean sheets and towels - soap and shampoo in bathroom - maps of the city

    - The owner was a bit cold and distant but helpful if asked. - very slow wifi in the room - the carpet in our room hasn't been cleaned for a while.We found hair, ear plugs, a piece of a broken cup.

    Really nice room, great breakfast, excellent value for money, and location not too far a walk from the city centre. David was very friendly and offered advice on places to visit in the city. Would stay there again!
