Very clean A good breakfast Value for money
Beautiful spacious, quiet and charming room (number 4), very friendly owners, very nice breakfast with lots of choice, just a 10-15 minute walk to the city center. We would definitely stay her again and recommend the B&B to friends.
Location was ideal for a walk to the Edinburgh playhouse with good recommendations from the host ref eating Italian and value for money. Very homely accommodation and would stay again
We had no faults
The place is just horrible - it is located right on a street with heavy traffic so it is extremely noisy. Cheap plastic windows can't be closed so you feel like you are sleeping in the middle of the street. The house smells some insect poison. The wi-fi is sporadic. The interior of the room is cheap and trashy with a faked fireplace etc.. Breakfast is barely possible to eat. Can't really understand who are writing all those good references for the guesthouse (the owners?). We had a booking for 2 nights but since it was not possible to sleep because of the noise we checked out on the next morning. The owners wanted to get paid for two nights anyway threatening with the police etc! Quite violent and rude persons. When I told them that I'm calling the police myself if they keep holding me they suddenly changed their mind and accepted the payment for 1 night only. All in all the stay here ruined my experience of Edinburgh.
Perfect. David ang Liz are very nice and helpful. Excellent traditional Scottish breakfast. Good wifi. Very clean and confortable. 5 mins walk to supermarket. Safe.

I don't really have any complaints. I suppose we did have a to wait a couple of times for the bathroom/shower due to limited facilities but wasn't that much of an issue and was kept perfectly clean throughout our visit
The owners were really hospitable, the breakfasts were great. I was traveling alone on a quick 2 day stop and I felt very safe and well taken care of. I was also able to get great info on tours/sites that helped me make the most of my limited time there. Would go back in a heartbeat.

A very nice place to spend a couple of days. The shared bathroom was never a problem because guests stated their breakfast time and choice of menu on a list the previous day, so you can more or less hint when it will be free. The room was lovely and Liz was a thoughtful and efficient host. It was a very pleasant stay.

Bed is a bit short, don't recommend for people who are quite tall.

Close to the Castle, good access to transportation and restaurants and friendly, helpful service. The breakfast, made to order, is excellent. We'd recommend it to anyone.

We had to leave early for the airport our last night but never got any breakfast due to the fact that we had to leave before the normal breakfast time. As the price was premium (76 % higher than the highest price we paid during our 8 days in Scotland), at least I would have expected some compensation for missing the breakfast. The breakfat at the airport was expensive

It's a bit too far from the city to walk, but taxis are cheap. The en suite shower was a bit small. No secure parking.

Location is on a bus route that goes to city centre and also to Ocean Terminal. Grocery store and ATM nearby.
Owners were not cordial. Never asked me how I was or how I was liking my stay. Offered breakfast from only 8:00 to 09:00 am, with continental breakfast from 07:30. However, they indicated that the choice of type of breakfast & approximate time be specified the night before. Both were in direct contrast to what my friends experienced at a bed and breakfast a few doors away. In fact, the owner of the other B&B offered me any breakfast I wished, free of charge, so that I could eat with my friends!

Quality of rooms and friendly owner. food supplied was more than you could ask for and of superb quality.even a bus stop outside with easy access to the city. A brilliant pub on the corner called the Brass Monkey ...

Very well cared for, friendly and respectful hosts. As a single person I felt safe at this guest house. Plan to stay there again.
Great service from David, very friendly. Free parking and the breakfast was great. 10-15min walk to the city centre would definitely stay again when visiting Edinburgh.
Wifi was very temperamental and could do with a clock and full length mirror in the room, but that's nit picking really.
