It didn't look too nice from the outside but it actually really was - clean room, friendly staff, good takeaway a few seconds walk away - for that sort of money you can't really complain! I didn't feel comfortable about the nightclub being attached to the hotel - but it didn't matter in the end as there wasn't any problems, and this was on a Friday evening!

Location for us just right for the trip. Parking ok. Cost was ok. Was low budget but comfortable for us for 1 night. Noise on Saturday during the night. People staying slamming the doors and taking loud.

friendly staff and facilities such as sports bar and club very good the bed and linen very clean The towels in the room looked more like rags and were very small only slightly larger than a hand towel

Good sports bar, well kept beer and friendly staff, clean rooms ~ what more does one need for a one night stopover ? I had read earlier reviews regarding noise from restaurant and club, but as I stayed midweek, this was not the case. And as for criticism of the breakfast 'bag', I personally don't eat much first thing, so coffee and biscuits in room were ample until I got back on the road. Will definitely stay here again ! ps did not try the chinese restaurant, but there's two take takeaways and small supermarket opposite. No negatives for me at all

Overall: Basic and budget. Great if all you are looking for is a clean room. This is a budget hotel and if you keep that in mind, you'll be fine. The room was clean and tidy with basic facilities - although remember to bring your own toiletries as none are supplied. Note also that there are no sit in breakfast services (not mentioned on their website). The continental breakfast (as November '12) was to take away, in a bag - so your own milk is a good idea as well (at least there was a fridge in the room and access to a shop nearby). As I now know about the breakfast option, although I would return the the De'luxe, I would make other arrangements for breakfast.

Price of the room, facilities within the room, easy access to the motorway and Edinburgh Vehicle noise from outside the hotel - the windows aren't particularly well insulated. The TV was a bit small.

did like bar and resturnt but 4.50 for a breakfast was not worth it we booked for two nights but only stayed for one could not wait to get out to get a proper breakfast the breakfast it should have been a cooked one for the price we paid

The staff were friendly and helpful The room was dirty and poorly decorated the ammeneties , ie bedside light , there was only one !, the kettle and hairdryed plugged in beside socket and on the floor. There were no toiletries provided and the towels were scruffy. The shower was poor. The tv was an old box style complete with a set top ariel and conversion box, didn,t realise it was colour until I moved (slightest movement in room interfered with tv ariel)the breakfast bought online was in a bag , not an advertised fact! And contents were really poor!

It has a bar night club and a very nice chinese restaurant all on site. As i was working nights it did not bother me but i suppose if you were after an early night the night club could present a problem.

The room was clean and there was hot water in the morning Booked a double room and got given a twin room and was told that there was no double rooms left hmmm... Also didn't see the hotel receptionist atall , everything was arranged and payed at main bar.

Value for money would definitely recommend the Chinese restaurant attached to the hotel their 3 course meal +a glass of wine for a tenner Outside the hotel can be noisy when the nightclub turns out at 3am not good when your up for work at 6 other than that very good

I thought the hotel's location was quite good. Close to Livingston North station, a few mintues by car or about 15min by foot. There is a bar & night club in the location but I clould not hear this from the room, so that was good. The is also a Chinese resturant there to, which I did use & the food I thought exellent & good value. The hotel provided what I thought was a very good bevegage selection for the room & was more than happy for that. Overall good value with friendly staff, thanks The only major thing would be the TV not working at it's best & the remotes not working. I didn't chase these as really not that important to my stay. I did have a problem with the kettle but that was resolved with in minutes of the complaint, so happy with that.

It was convenient basic and a few restaurants around it I think when were charged £40 per night it was a fairer price for a single at this hotel. It done the trick though as we wanted to be in Livingston Wi Fi did not work and we were on Business

Welcoming and helpful member of the staff despite of our late arrival. Really nasty and dark room. Dirty linen and bathroom. Window broken: impossible to rest with the wet and cold wind coming through the window. Worst accomodation experience in Scotland so far.
