It was lovely to stay in accommodation that was not a chain. The accommodation and staff were welcoming and helpful. Nice to have tea and coffee facilities in the room. Plenty of car parking available. Easy walk into the village. Would certainly stay again if in the area.
Large room, big bath warm and cosy
We thought the breakfast was excellent. However, the television did not work very well which was very disappointing.
room excellent breakfast excellent
that we couldnt get dinner
A pleasant welcome, good level of cleanliness and a large car park.
The breakfast was a little disappointing. It was a hot day and the windows in the bedroom were sealed, so we could not get any fresh air. We think the price was far too much when compared to the many top quality Bed and Breakfast establishments that we have stayed in over the last few years.
Good value for money, excellent food, excellent general facilities, very attractive property in a very attractive setting, quite close to the town without being located directly in a commercial centre.
Great choice of restaurants all within walking distance of No.45
Location was central.Room was o.k. apart from second hand furniture.
Bathroom smelt damp. Heavy condensation inside windows in morning.Scottish Breakfast was o.k. but not enough, no haggis or tattie scone.
Excellent breakfast, set us up for the day.
Breakfast and the hostess was fantastic
TV in the room would not tune in properly
The breakfast was particularly good
+ Spacious and well equiped room + Friendly staff + Very nice bathroom + Great breakfast The topper was the afternoon tea by the fire place.
Nae butteries first morning
The en-suite bathroom was very big and well fitted out.
Lovely room and delicious breakfast served by attentive staff. All In all we had a very pleasant stay at No 45.
Nothing to dislike we have no complaints.
High quality fixtures and fittings, very clean, quiet location, wonderful breakfast and 2 very attentive girls who served us.
The complimentary afternoon tea on arrival was excellent. The bed was extremely comfortable.
Did not like the sink in the bedroom but appreciate that space in the en suite was limited.
If it is available for you the dinner in No.45 can be strongly recommended, just wonderful 3 courses dinner made us happy.
We had the garden room, a groudfloor addition to this lovely Victorian building. Room was large, with a beautifully appointed moder bathroom and a great view of the garden. Restaurant for breakfast and dinner was excelent. If into wine, aske for the premijm wine list. Location, location, location. Great hositality. Our thaks to the owners, they know their business but they make you feel like one of their own best and most honored friends.
That we could not stayed longer.
Personal service, they made you feel like you had come home!
10/10 for breakfast
wash hand basin wasnt in the bathroom. WI FI didnt work in room. windows would not open. Party of 10 in other rooms making noise till early hours. En-suite was tiny and not as clean as should be. Woodwork was in need of varnish.
Friendly staff Clean & comfortable Good location
We were so impressed with this B&B. The rooms were beautiful…well appointed in a classic style, with beautifully updated bathrooms. The services were delightful…from the tea in the afternoon to the drinks service in the evening, to the full Scottish breakfast in the beautiful conservatory. In addition, the house was a short walk from the heart of Ballater, one of the loveliest Scottish villages!
Very pleasant stay in very comfortable accommodation. Wide selection of food available at breakfast which is served in conservatory overlooking mature gardens.
Ease of access to Balmoral Castle, cleanliness of room, breakfast
