The location was fantastic and free parking was a bonus if a bit of a walk from the hotel. The room was a fair size and clean. There was plenty of space for my family. The single bed was comfortable and a real bed as opposed to a z-bed which is often found in family rooms.The hostess was welcoming. Breakfast was okay.
The bed, advertised as a large double, was only an ordinary double - a disappointment as the size of the bed was a factor in our choosing this hotel. The bathroom was very small. The shower did not give a consistent heat. The towels were soft enough but only small and there was only one hand towel between 3 of us. Wifi was a little hit and miss. There was a constant and pervading smell of oriental cooking which was off putting. There was quite a bit of clutter in the public spaces.
The Dylan is a family run business and from the moment the door was opened for me I felt as if I was being welcomed into the family. They could not do enough to make my stay comfortable and enjoyable and were on hand if I needed anything, but not in an intrusive way. The room had everything I needed - a comfortable bed, hairdryer, coffee making facility and en-suite. The breakfast was excellent and plentiful, which stood me in good stead for my day of sight seeing and visiting the annual Mop fair (my main reason for visiting Stratford). I would definitely recommend The Dylan and would stay there again if in the area.

First impression owner not welcoming more interested in telling us breakfast was only between 8 and 9am. Didn't show us to our room handed us the key and that was that! Decore of hall landing and stairs needed improving as did everywhere.Our room overlooked the very busy noisy main road yet she was not fully booked and choose to put us there. Room was fairly clean but sink was in the bed are not in with so called ensuite which had shower and toilet only.Next saw owner at breakfast which was full english but no menu and was very mediocre.Her english language was poor and her attitude at breakfast was not warming she seemed in a bad mood.Packed our bags and left will not be returning .We would have expected a lot more for £100 and would not advise anyone to pay this to stay there.Very very dissapointed as this was a special occasion for a 60th birthday.We expected better in what is a tourist area in stratford upon avon. Dont be deceived by their internet web site.
I love my single room very much! It is very lovely decorated. My room is at the street side, can hear the cars passing by very clearly. But The places surrounded are still quite quiet. The Staff is very helpful and cook excellent breakfast. I really love this place and wanna go back again next time.

The room was clean and tidy.
Only two hand towels, one of which had black stains on. The room had just been gloss painted and was still tacky to the touch, plus paint smell. Cooking smells reached the bedroom. One bedroom had been vacated, the door wide open and vacuum cleaner left on landing.

Breakfast was good. The owners were nice.
The house was dirty and smelly, with a really disgusting odor. Although the house is close to the center, it is next to a busy road - so it's noisy. The quite room faced to the backgarden, which was untidy. The bathroom was in a wardrobe, it was so small, that you couldn't turn. The tab couldn't fit in that wardrobe, so it was placed in the room. We haven't received a formal invoice for the stay - although we asked for it.
I especially appreciated the gracious and welcoming attitude of the proprietors. They were friendly and helpful, and I loved their cooked English breakfast.

The bed had a top sheet. We find duvets too hot. The wifi connection was good.

The owners are very friendly and helpful. They made us feel welcome straight away and went the extra mild to accomodate our needs . There is parking spaces at the back of the B&B which is very helpful
