Location (sea front), friendly staff, breakfast, cleanliness. I would request a room at the back if I stayed there again.
Unavoidable traffic noise (it's a busy busy road). Early morning street cleaning & beach 'tidying' vehicles were unbelievably noisy. Can't be helped, it's a seafront premises, in a lovely part of the country, but fine for a short stay.
Accommodation needs upgrade. Room was clean but basic. Not serviced adequately daily. Limited choice at breakfast. No fruit or yoghurt. Slow service in crowded cramped room. Generally seemed stingy and poor value.
the sea view was excellent from my room
I think half hour is a bit too short for breakfast time and you always seemed to feel rushed to get out of there

Our host waited up to let us in after our arrival had been delayed till past midnight.
At £447 for three nights in a double and single attic room, we thought the Edenhurst a little over-priced, particularly since it clearly hadn't been re-decorated for some time. Also, the biscuits and teabags in the room were not replenished after the first day, and neither were the towels changed.

breakfast was only 30 minuet time slot longer would have been better parking was a nightmare you got a permit but ended up streets away probably was bad because of carnival shower was small a large person would have difficulties
The owners were friendly & helpful. They resolved issue with the shower very quickly & the breakfast was good. We had a great view of the beach from our room and the town was very close
Perfect for a short break. Amazing location, tasty breakfast (with gluten free or vege options available) and clean, comfortable room. They have permits available for parking which is a bonus.

The position was ok
only saw owners to book in, then not until breakfast next day. Family room no. 3 at back, was so hot we were up till midnight sponging down our grandaughter with cold water. even though we had had the window open all day and the curtains pulled shut to keep out the sun. No sound on lots of tv stations, reported at breakfast but still the same when we left. No hairdryer as advertised. Hotel next time, much cheaper than the £100 per night we paid.
I had a single room. It was small but very well laid out, with plenty of storage, even including drawers in the divan. The room (including the ensuite) was clean, smart and tastefully decorated. The bed was comfortable and the breakfast very good. The guesthouse is very well located, being right on the sea front and within easy walking distance of the various attractions, the station, the shopping streets and the harbour.
Parking is difficult. I know that some guesthouses offer parking permits and I hope the Edenhurst can be persuaded to follow suit. I didn't know there was guest wifi until I spotted a rather small sign on the wall as I was leaving. It would be useful to mention its availability in the guest directory.
This is a good guesthouse. The location is great. The staff is freindly. The room was spacious and clean.
If you read other reviews here you can see that there are a few drawbacks. However, if you are prepared, you'll find the drawbacks minor. These include the following: No A/C. No lift. Small dinring room. Only half-an-hour window to start breakfast. Seagulls crying at night. Nevertheless, we were quite pleased!
The owners of the Guesthouse were so friendly, nothing was too much trouble. Everything was spotlessly clean. The Full English Breakfast was very good too.
Location was great with the beach just across the road, close to the station and a gentle stroll to shops, bars and harbour. Great view from our window.

The room was very noisy all the way through the night so neither of us slept the first night. The breakfast was exceptionally poor. Very greasy and very poor quality ingredients (the sausages were definitely frozen). We both struggled to stomach the breakfast and, judging by the food left on the plates of other guests, other people did too. We both opted for a bacon sandwich on day two and even this was difficult to eat. Given the cost of the room a decent quality breakfast was expected. Suspect there's no extractor fans in the kitchen as the whole place smelt like grease in the mornings. The room was very hot, no attempt made to cool it down with a fan etc. The room was not made up after our first night, which we would expect when paying over £100 per night. This hotel was extremely disappointing. Neither of us are particularly fussy individuals when it comes to hotels or food, but this place was very poor value value for money.
the location was excellent.
We really disliked the breakfast room. We were made to suit on a long table in the middle of the room with couples that we didn't know on either side of us. the room was extremely hot and uncomfortable. They only offered an half hour window to have breakfast, but in my opinion I felt that to save everyone being crammed in like sardines, breakfast could have been split into two half hour slots, which would have made it more pleasurable
Perfect location,good feed at breakfast! Had the small single room as it was just me travelling,perfectly adequate for my needs.I'll be back at some point,already missing just stepping out of the door to the esplanade and beach with my coffee!

- Rooms are very tidy - our room was very big and bright - nice old balcony with astonishing sea-view - very kind stuff, helfpull, nice! - great english breakfast - very central: beach just a step away, harbour with nice bars 5 minutes away, station 3 minutes away
- the road between house and beach is a bit busy - but that's for all these central B&Bs

Staff distant - did not feel like a guest. Rules were a little draconian only half an hour for breakfast! Out by 10am!
