The location of the hotel is its strongest asset.
The room we had was a reasonable size the fact it was located above the central heating system which was noisy . Very disppointed with this hotel and in my opinion not worth the cost.
The location by the riverside was very pleasant and the gardens were very well looked after, would stay again
Lovely location; character and period features and good value for money.
Not a lot
We were downgraded to a family room when the toilet wouldn't flush. The bed in the family room was all springs and about to collapse. The plumbing was terrible, water scalding hot and toilets taking a long time to fill. The food was very poor, the pie was made with precooked chicken which was so hard in places it was inedible. The dirty burger was served with concealed colslaw and had onion jam on it and overcooked cheese. My wife was served a ginger and lime which was half cordial and far too sweet. In the morning we were served a burnt omelette.
the location was excellent and quiet. The staff were very pleasant.
Unfortunately the food was disappointing. We arrived and had the carvery lunch. Vegetables and Yorkshire puddings were old and very dry. Breakfast in the morning tasted as though it had been cooked the night before and kept warm, it was tough and the sausage especially was very dry and crispy. Sorry but we were very disappointed.
A lovely quiet location. Food excellent. Bed very clean and comfortable. Staff all friendly and helpful. Would definitely stay again really nice both of us were impressed.
Be careful of the water temperature can be very hot. Not a dislike more of a warning. Our shower head was leaking. Also mobile reception in the area for EE is really poor but that's not the hotels fault and could go in the positive I suppose.

Nice location and food is pretty good, staff were all friendly and great atmosphere in bar.
Not quite as good as it once was service was a little slow in restaurent ( we were given free bread) and the decor is looking past its best, no remote for tv and once that had been replaced picture quality wasn't great

The beautiful position above the River Tees and proximity to ruins of ancient Roman bridge.
Climbing over unattended dirty laundry in corridor blocking access to our room. Gloomy lights in room making it almost too dark to read. No tv remote control. We were brought two and neither worked. Excuse was that 'people nick them'!! Un-emptied bathroom bin full of used sanitary products left by previous guests Yuk..... Had to send both our meals back as weren't given what we'd ordered. Very poor standards of cleanliness and service throughout. Extremely poor value for money for both accommodation and food.
Dinner and breakfast were the better parts of the visit
Broken shower so unable to use. Bath not cleaned. Broken and cracked mouldy tiles. Cobwebs and dust everywhere. Very noisy from other guests. Suggest you have a good nights sleep and take a shower before you stay. Ear plugs useful too

Poor standards of cleanliness throughout. Very dated Rooms. Cannot justify the price with current facilities. Hotel did not appear to be properly managed.
I like the location and the enthusiasm of the very young staff.

Food Cleanliness Maintenance
We stayed overnight while attending a family wedding. The staff were friendly,welcoming and keen to help. The room was comfortable and well presented. Breakfast was good. The location was beautiful. We can't wait to go back.
It's a shame that we could'nt have stayed longer.
The room was large enough and so was the big bathroom. Opening windows was a bonus as we like our fresh air.
The bed was not the most comfortable as it sloped gently downwards and for me was a bit hard. The shower pressure was not as good as I would have like but was adequate.
