Great location,we all had a sea view rooms there was a vast difference in room size.Go for room 12.
There was no residents bar all closed at 11pm.
The room was a great size with a fantastic view of the entire promenade and ocean.
The whole place probably needs updating and new furniture.

Some guests complained in their reviews about 'tired' furniture - I really loved the room, including the furniture. Yes, the chairs were not brand new but I felt it gave the room the slight air of nostalgia (in a good sense), perfectly in line with the most beautiful view right outside the bay windows. And they were very comfortable to sit on. I loved the room, and the hotel. It was very warm for mid October and we left the sash windows slightly opened all night. Falling asleep to the gentle sound of waves - what a treat! We would definitely stay there again.
The owners clearly don't read the reviews - like many other guests we also found that the shower was not working properly. The trick was to first turn the temperature up and then, as the water got hotter, keep turning it down. If left on a lower setting from the beginning, the water did not warm up at all. If we stay at the hotel again ( which I would like to do) we will have breakfast somewhere else. The full English (a sausage, 2 slices of bacon and baked beans) was pretty awful, especially the bacon was extremely salty and tasted as if warmed up in a microwave. I love baked beans but I left mine on the plate - I can't quite put my finger on what was wrong with them but they just didn't taste very nice.

Very comfort hotel, friendly staff. We had a lovely evening meal, food great. We were visiting our grand daughter whom is at unni.

Spacious and airy room. Comfy bed. Sea view. Very close to main shopping area but also only about a minute's walk to Constitution Hill with the Prom directly outside the front entrance. Large choice of breakfast foodstuff.
Clean and quiet room, in an excellent location. Breakfast was hot, tasty and brought out quickly.
We were at the rear of the hotel and the view was terrible.
