    Warm Welcome - host & staff very pleasant, Very clean & pleasant room, wonderfully comfortable beds - we all slept like babies, good breakfast, value for money.

    Shower water pressure was quite low.

    Room( No 14) was exceptionally clean, well furnished and a good size. Breakfast was very good. Substantial and well cooked. This room is on the 2nd floor and has a sea view. It was gratifying the even the windows were clean. Staff and owners were friendly, efficient and approachable.

    No lift unfortunately.

    Comfortable modern Excellent breakfast Nothing too much trouble Friendly staff A lovely break Clean and well maintained. Price reasonable

    The distance was a little far from the pier however taxis was €3:40. Went with elderly father so walking was not an option. Could drive down parking would be a pain.

    Good full English breakfast.

    Breakfast only served for three quarters of an hour between 8.15 and 9.00 am. Felt slightly rushed.

    Staff very friendly and variety of options at breakfast. spotlessly clean with newly furbished bathroom.

    I am disabled and we were on second floor and I didn't realise there was no lift but was my fault I didn't read the web page fully.

    stayed in room 8. Free WiFi with great signal. Comfy beds! Flat tv with freebies channels. Clean room and en-suite. Very comfy pillows. Unlimited free tea and coffee with biscuits in the bedroom with kettle and milk :) Amazing breakfast, choice of full English AND cereal AND toast, PLUS tea, coffee and juice!! Amy & Rob were welcoming, kind and helpful. It takes about 30-45 mins at normal pace to walk down promenade to the busy end of Llandudno (pier, shops etc) but the walk kept us fit and its a lovely view! Lots of free brochures provided in hotel lobby, plenty of things to do in Llandudno. Walks are free, but its worth paying to go on cable cars or the tram :) Had a great 4 days there.

    Couldn't fault the hotel at all. Just bare in mind it's about 30-40 minute walk to pier/town centre. Only problems with Llandudno is that the seagulls LITERALLY attack you if you have food, had to eat chips in the shelter on promenade, they dive at you. Other problem is that the beach is 90% pebbles, very little sand to sit on. Other than that, no faults :)

    Courteous management and staff, all very helpful. Very comfortable beds. Comfortable club chairs at window with view of Pier and Great Orme from one of them. View of Little Orme from other if you stretched your neck far enough. Good breakfast.

    I am 86, soon 87, and my wife 80, and we found the distance of 1 mile to the Pier and town rather tiring, but Llandudno is well blessed with seating on the Prom, so we managed quite well!! Very confined 'en suite' provision, but just about manageable.

    Our sea-view room had been recently renovated to a high standard and was clean and bright. Whole hotel was well looked after by the resident owners who obviously took pride in their business. Good experience.

    The excellent homely atmosphere of hosts Roy and Amy and their attention to any needs we had. The hotel was absolutely spotless and a credit to them.local knowledge excellent. I have mobility problems but the number 12 bus very frequent did the trick for me. All local amenities within reach. Breakfast tailor made to your requirements. Lucky we found this hotel and I found out they have only been owners for 3 years and have worked their socks off to get upto this high standard. Good luck to Roy and Amy. Hopefully see you again soon. Ken Louise Pauline

    Amy and Rob were very kind and helpful. The house is situated in a quiet part of the town, in front of the sea. There is a useful parking at rear. We had a very nice and restful stay.

    Single traveller given large comfy twin room, big bathroom, complimentary toiletries, nicely away from the town, so very quiet at night, lots of brekky choice, parked right outside, would return and certainly recommend.

    The new family adjoining room was beautiful and so comfortable. Immaculate and freshly decorated. We were made to feel very welcome and the breakfast was faultless.. Id highly recommend and certainly stay again. Very happy!

    Its not a criticism by any means. The sink in this bathroom is rectangle and slim right under a shelf. Found it hard to clean our teeth as bumped our foreheads on the shelf. Plus the other half found it awkward to shave without making a mess as the sink doesnt catch falling residue of foam.. Looks a beautiful design though just a tad awkward and certainly not a complaint.

    I loved my sea-green room (#6) although it didn't have an ocean view. That was only across the road after all. Hotel is away from the traffic of downtown plus there's that pleasant walk to the pier along the promenade. Those toffees on the front desk are delicious and the dish is always full no matter how many I took! Close to Venue Cymru also a plus, and a bus stop is just around the corner to go further in either direction. The owners are delightful people and a little buzz of the bell brings them up immediately to help with a smile. I will certainly return there on my next visit to Llandudno.

    I honestly cannot think of a thing that I didn't like. Maybe on the window a large 'splash' from a seagull but that's unavoidable by the ocean. No, I was very happy there and, as a single guest, was made very comfortable and welcome.
