The fact that we had to book out before 12 even though we only booked in after 5pm
Location: just a short stroll down from Shanklin Old Village, and an even shorter one to the cliff top and down to the sea. Although located at the end of a residential road, this hotel nevertheless enjoys a quiet, serene spot. Set back from the road, many of the rooms enjoy a view of the sea. This hotel also has a heated open air modest sized secluded swimming pool for the exclusive use of guests. A very good breakfast selection of cooked and buffet/continental style fayre is offered and served in a lovely room with a light and relaxed feel to it. The staff are the real plus factor, as they are cheery, polite and helpful. A high standard of cleanliness throughout.

Dave was very welcoming and friendly on our arrival,parking was available,bedroom was well set out and clean,breakfast was very good and well presented.
Would have liked to have used the swimming pool but had been closed and covered over due to end of season,mid September,disappointed.
BREAKFAST WAS FANTASTIC, PLENTY OF CHOICE, MADE TO FEEL VERY WELCOME AND NOTHING WAS TOO MUCH TROUBLE. TOTALLY RELAXING TIME THERE, WOULD DEFINATELY GO THERE AGAIN
THE ONLY PROBLEM WAS THAT THE POOL WASNT OPEN BUT THAT WAS BECAUSE IT WAS LATE IN THE YEAR AND WE FULLY UNDERSTOOD THAT

Welcome by the owner's Dave and Ann , Breakfast was amazing , staff where very helpful and attentive , especially Ann 2 , Surroundings are beautiful , just a short walk into Shanklin , Sea views from our bedroom are stunning , lovely guest lounge very comfortable , some very interesting guests to talk to as well and Dave manning the bar , also Ann as well , who made Marlene and I sandwiches on one of the evenings , we where too full up , during the day and from the breakfasts , so decided to would have sandwiches , instead of evening dinner out , best value I have stayed , Marlene and I have already booked a holiday for next year in June . to discover more of Isle of Wight Barry and Marlene Craven , Boston Lincolnshire Stayed 11th September till 15th September 2014
Location, friendliness of staff and owners. Breakfast was superb and cosy bar for after dinner drinks with others.
Very friendly hosts, who did what they could to make the stay as nice as possible.
Top floor had 35 plus steps. Not too nice when carrrying bags. Althogh we were offfered assistance. Not suitable for gursts with limited walking ability

Service at breakfast on our last day was very poor,
Fruit salad superb plus a lovely choice if home made preserves especially the apricot and tangerine. A lovely swimming pool as well
I have slept in more comfortable beds in hotels so perhaps an improvement there but otherwise everything was lovely
The whole experience of our stay was excellent. The staff were friendly and helpful. The breakfast each morning was excellent and always set us up for the day! Definitely would recommend and hope to return.

Water temperature in the shower went from freezing cold to boiling at it own behest. Poor sound proofing. A bit noisy. A lot of people slamming doors late at night and early in the morning. Could hear guests in other rooms coughing, moving about and talking.

Room too hot despite the fan. Front entrance parking on a steep hill, damaged the car while exiting despite extremely slow driving. Breakfast limited to the menu and if you ask for anything slightly different the answer is an immediate no Bathroom not very clean, spider webs and dust around Toilet seat underneath not clean
Brilliant Breakfast catering to a wide range of tastes staff are constantly on hand and willing to help. Pool is amazing and a real sun trap. Fantastic location! Brilliant staff, rooms and help given. Visit the Tavern opposite the sweet shop in the old village with live music and the tourist info!!!
Nets would be nice on the bedroom windows to allow a little privacy, especially for rooms where the other buildings can see straight in. Such a fantastic view and had to be ruined with the curtains closed so much.
The location was fabulous, our hosts were great. The food was plentiful and of good quality. We had a few hiccups but these were sorted very quickly.
Although Dave and Ann had a good regime going to move cars etc when needed, if you had a large vehicle as we did, we parked at the top and back of the hotel which proved to be a hike when packing up and at times could be difficult to get parked. The seagulls were so loud from 6am they woke us every day - pack ear-plugs! The single room for my daughter was on the small side - the best rooms were front facing more light and space. We would have preferred for our room to have been hoovered - not sure whether it was done during our 2 week stay but this is a niggle rather than a big issue.
