The Inn Place is located in the heart of the Lincolnshire seaside resort of Skegness, 500 metres from the beach. It offers cosy rooms, traditional English breakfasts and free parking. The rooms at The Inn Place are decorated in warm colours and feature TVs and radios. Rooms also include tea/coffee-making facilities and showers rooms with hairdryers. The traditional dining room has a light décor and exposed wooden beams. There is a wide variety of international restaurants within a 10-minute walk of The Inn. The Natureland Seal Sanctuary is 500 metres from the guesthouse whilst The Embassy Theatre is a 10-minute walk away. Skegness Train Station is less than one mile from The Inn Place. Freindly, welcoming, homely, clean, short walk to beach/seafront, excellent cooked breakfast fair price, we really enjoyed our stay and would recommend to friends.

It was clean and tidy and the food was good. The lady who ran the place was friendly and helpful. The rooms were very cramped with very little room IE couldn't open the wardrobe door as the bed was in the way and the fixtures and fittings out dated. The bathroom was shabby and the shower didn't work properly. The towels were small and poor quality. The walls were very thin and you could hear the person next door on the toilet - not pleasant. Toilet didn't flush properly. There were lots of rules and notices about what not to do - didn't make for a particularly great welcome. Food whilst good was frugal IE cooked breakfast. Not value for money. Could only open one small window. Television didn't work properly.

Very warm welcome with an 'absolutely nothing is too much trouble' ethos throughout the stay. Attention to the finer details in room, e.g. tissues, ear cleaners, pen and notepad, cookies, mint chocolates, etc. Beautiful breakfast made to personal orders. Off road parking. Rooms are a little on the small side.

The landlady Barbara was very welcoming and cooked a superb breakfast. The location is just off the sea front, a little away from the hustle and bustle of the town..... but only 10 minutes to get to the centre by foot. The B&B was warm, well equipped and ideal for a short stay. Thoroughly recommended. Some may consider the breakfast time commencing at 8.30 a.m. and ending at 9 a.m. a little restrictive. For us, it worked ideally and we were met with a lovely (non-greasy) fry-up!

friendly warm welcome, the mini easter eggs on the breakfast table shows the kind of personal touch these go to in an effort to make you feel welcome. we stay here a lot and will continue to do so.

It is our third stay at The Inn Place and we would not hesitate to use it again. Everything is spotless and there has been great attention to detail down to the minutest of needs However the bedroom was rather cramped and left very little room to move. But despite that I would still recomend it to a friend.

Everything was great! Stayed in room 3 and it had the most comfy bed I have ever slept in! Breakfast was lovely and so was Barbra! Nothing at all!

Very good value, bedroom was pleasantly decorated, although rather small. Dining room was nice and the cooked breakfast very good. Easy to park, either on their forecourt, or in the road. Short walk to the beach. Our room was okay for a couple of nights, but too small for a longer stay.

Barbara was very welcoming and friendly and she gave excellent service. The Inn Place was clean and tidy and the room was just what we were after - cosy and practical. The food was also excellent. The location was ideal for us, not too close to all the hustle and bustle and not too far to walk. I would definitely recommend the Inn Place and would definitely visit again
