Location Easy access to town, shops, beach, pier and the dome (Graduation ceremony)
The guest house was in a great location, very central. Loved the hot chocolate sachets in the room. Staff are very friendly.
The sink was very small, it was difficult to fill up the kettle in the room. We are serious tea drinkers, so more tea in the room would be welcome.
Size of room and facilities for price . The bed in room 10 slopes down towards head of bed. No wi fi available from room 10. Carpet not clean.Breakfast we did not get what we asked for and was not offered choice, was just given.
Friendly staff and a great locaiton
Wi-Fi was a little unreliable
Overpriced; bed uncomfortable; not welcoming; cheap bedding and pillows; thin curtains; 4 processed mushrooms with breakfast; burnt toast. Waitress goes out for fag in view whilst we're eating. Not allowed to leave bags there after checkout. Not offered any help with buggy. Unwelcoming. Depressing. A rip off. A shame.
Good location for city centre and more importantly for us, for the Concorde 2. Comfy beds, good power shower in en suite. Decent breakfast, though I wish I'd known that vegetarian cooked breakfasts have to be pre-ordered as one of our party was a veggie.
Our triple room didn't have enough towels for 3 people. Mentioned this to staff member, who said he'd rectify it, but he didn't.
Lovely B&B - did the job if you just need a place to sleep.
The single room is very small. They have a fair picture on the website, but still, its very small. No full length mirror anywhere, which was a problem when I had to get dressed for a fancy occasion.
location is good
Great breakfast, clean b+b, very friendly people, excellent location
nothing to complain about
No luggage storage.
Really central Giant bed
Loads of stairs Small breakfast
No Parking nearby accept on the street which wasnt practical nor was it easy to find! The hotel website says a parking lot was nearby but it was a good 10 minute walk away. The guesthouse was dirty with stained walls and dirty carpet. I felt as if I was staying in a bedsit. It also smelt very very musty. Price - too much. I paid over £100 for a grotty room.
The owner and staff made us feel very welcome and confortable and the location really close to the pier
I only noticed there was one shared toilet for the whole hotel
Very nice people, good breakfast and in the middle of Kemp Town which is great!!
Clean and comfortable rooms. Friendly staff.
The location was good. The dining room seemed to have been recently decorated and was clean and airy.
The rooms were over priced for what you got. Ours was classed as a superior room but it definitely was not superior quality. Grubby velour headboard, grubby carpets throughout. Bathroom not cleaned well before our stay. Very bad drain smell in bathroom. The site should mention that there is no lift as the stairs are steep and narrow and very difficult to climb when carrying suitcases. Would be a nightmare for elderly or disabled. No customer service at all. You are presented with a front door and room key and then you are on your own. Pity help you if you are at the top of the house. Avoid if you want to enjoy your stay!
Really nice staff, understanding and helpfull.
The Wi-Fi would sometime be slow or shut down.
Perfect location - all main attractions and nightlife are a short walk away. Very clean, nice staff, comfy beds
Very slow wifi
The room was clean and tidy. Saff very friendly and attentive. Happy with stay overall.
Had no toilet in the room, shared with other guests. Had to walk a few levels down to get to it.
Location was great, room was nice and clean..
Purchased parking tickets from the guest house for the ncp, however, unable to use them on leaving the car park?! Had to pay full price on two days parking..
I liked the fact it was so close to everything eg The Laines, Churchill Square. Staff was friendly.
I didn't have clean towels every day also the curtains where missing. Other than that, it was fine. I think it was good value for money for this time of year.
The location is great. The room was clean.
Everything was fine, I would stay here again. Good value for money, I was even able to check in late as I had a late train booked from London
breakfast room size
Patrick, the owner was very welcoming and friendly. Room clean.
Breakfast was appalling. Very meagre portions (one burnt sausage, two mushrooms), egg ruined by over cooking, having to repeatedly ask for more coffee. Would not stay again for that reason alone.
