Room and bathroom needs some TLC and updating. Chipped paint on the walls and damaged furniture. It felt very bare and unloved. I also found the bed uncomfortable particularly the rock hard thin pillows! (sorry to be picky!) I chose this hotel as it included free wifi so I could do emails and work, however it would only work intermittently which was frustrating. I will not be coming back to this hotel when I am back in Leeds in a month
A lovely building but they are just not making the most of it. If you made the rooms more comfortable and boutique style you could easily charge double what we paid. Size of the room was very good but again didn't do anything with the space.. Really good location to the city.
Very uncomfortable bed, they must of bought the pillows from the Flintstones as were like rocks. Room very tired and run down with dated furniture.
The staff I met were polite
The bedrooms are poor...not really clean and in need of revamp and decorating. Shower room not clean and needs upgrading...as does the whole place really. It could be made to be a good hotel but needs much work. Very noisy...hear everything, creaking floors, toilets and showers, and people doing what people do...in and out of bed.
Good location for my needs, just opposite the university. The room was clean...but that's where the good points stop.
The room was extremely basic and I have stayed in better hostels. I was on the top floor and there was constant banging of doors. The room was dark and dingy and unwelcoming. There were blinds, but no curtains. The temperature if the room is not under your control; I visited in a week when I was freezing and snowing and the heating was turned off at 7pm one night. The shower was cold and the tap water warm/hot, so undrinkable. If you want comfort, go elsewhere.
The location of this hotel is great, within walking distance of the city centre and free parking. Lots of people have given negative feedback, if you want 5 star accommodation you'll need to pay for it. This hotel suited my needs, a base for a night out without breaking the bank.
The room was clean enough although the carpet could have used a hoover.
The hotel was only a few minutes walk away from my daughter's uni accommodation. The hotel was clean, comfortable and the staff were very helpful.
Great location, friendly and welcoming staff even though we arrived very late in the evening and then were a little late down to breakfast. Tasteful decor in main hotel, pleasant and attractive. Room clean and beds extremely comfortable. Excellent cooked breakfast, very good value for money.

This is very basic accommodation but it was clean and comfortable. We were on the top floor and wifi connection was intermittent. The hotel is virtually opposite the University campus and was perfect for our needs. I would stay there again.

Very pleasant staff and comfortable beds
Room was very noisy, you could hear every bit of conversation next door as if they were in the same room. Floors in corridor were creaky and we were woken up by a group of people coming in late at night.

That I left
Dirty room, dirty bedding. Dirty walls, broke hairdryer, broken shower. We couns even make coffee since the boiler was so old that the taste of the water was discussing. Really noisy room, people upstairs ruined around from 3 am .
Decent value budget hotel.
Conveniently located to University of Leeds. Short 15 minute walk to City Center. Nice budget priced hotel. Parking available. Staff was very accommodating for special requests to extend check-out times and use lobby as a location to wait and meet family member attending Leeds University.
Futon bed in family room as extra bed is not the most comfortable for an adult, but sufficient.
location was great right opposite the university, my daughter had an interview , the parking is free and if you ask and their not too busy they will let you leave your car which was a big bonus. The room was large with 2 double beds , warm , clean and comfortable, the decor was tatty in places but for an overnight stay it was excellent.
breakfast was extra but that seems to be the norm in city centre hotels
