Excellent location, friendly owner who reacted promptly to a minor request in relation to the bathroom conditions, very good value for money helpful staff & fab breakfast!
Parking may have become an issue as difficult to find a space (although grateful for permit) & was a lengthy walk from the hotel which isnt ideal with luggage but appreciate it is located on main road.
Excellent overall. Good broadband speed, facilities, and lovely breakfast.

Our room was OK, shower, sink and toilet crowded together in a tiny ensuite.
Take some of your own tea, coffee and milk as there are not many sachets. Breakfast was in very small portions - 3 small mushrooms, a spoonful of beans, half a tomato.

Location excellent for exhibition halls and ornate theatre close proximity to Harrogate theatre room very clean shower room very clean light airy room with white furniture when heating came on it was warm and comfortable pleasant room excellent value for money
there was no reception just a door marked private didn't know what to do when we arrived We arrived at 12 and heating didn't come on until 6.00 on top floor a lot of steps to climb service at breakfast forgot milk jug and toast. below average break fast
Very welcoming. Very clean and comfortable. Ideal location for where we wanted to go in Harrogate. Place for two cars, with a permit available to park on the next street if full. Full English breakfast. Free Wi-Fi. Hoping to go again next year as it was just what we were looking for.

Ideal location, close to centre of Harrogate
Food was poor quality, bedding was worn, painted furniture was discoloured, tiny flies (like fruit flies) trapped in the room.
Location close to the city centre, esp. Parliament street Breakfast En-suite bathroom (though quite small)

Fire door on the stairs was permanently hooked open, despite a notice on it saying it MUST be kept closed! Lock up hotel, couldn't book in till 5.00pm

Everything seemed geared to minimum budget level provision, but at somewhat more than minimum budget price . Summer weight quilt at the end of September and no heating: I was cold, needed my hot water bottle . Room at the front was ( inevitably) very noisy. Shower not powerful enough to wash my (short) hair . Card machine broken, just an handwritten notice requiring cash payments. Asked to choose breakfast before I was through the front door . Owner and family polite but chilly, not very welcoming or approachable

It was well located, cheap and comfortable
The shower was weak and difficult to adjust to a comfortable temperature. There was no bath (which makes the shower quality all the more important). The breakfast was of poor quality
Situation OK Room size good. View pleasant Parking provided BUT not secure and car damaged on the roof.
The "ensuite" was actually a converted cupboard and not really fit for purpose. For 6ft people a contortion act was required to use the toilet.The door had to remain open to use the washbasin. The shower was just large enough. The breakfast was adequate but limited e.g.no fruit with cereal. The place is really a B&B and we have had much better en-suite facilities & breakfasts in other B&B's for a similar or cheaper price. In fact we stayed at a Harrogate hotel for the same price 4 weeks earlier & it was much better

It was a fabulous just over the road from conference centre which is what we ask for, when we booked with booking .com. The place was clean, somewhere to park, breakfast was hot, cooked well & plenty. Would book again, if conference there next year, it will be the 1st place i call.
Great location and very accommodating
It was very convenient for our venue.
We were met at the door by a person who was on the phone and who just motioned us inside. Another person told us our room numbers and gave us the key- with no pleasantries. We were left to find the rooms ourselves. In the morning we were treated much more pleasantly but it became obvious that we were about to be served a full english breakfast without any consultation. One of our party is vegetarian.The breakfast was fine but it would have been nice to be consulted.
