This historic building was once visited by Charles Dickens for his public readings. It offers a Dickens-themed restaurant, light, modern rooms with private bathrooms, and a themed bar.

Poor signage to the hotel. Very poor breakfast, mostly undercooked.Room up in the loft area so lots stairs and very hot. Strange layout. No working hairdryer. Sad dining room.
I went for one night before reading festival, the owner was extremely helpful, he gave us directions to the festival and rang us while we were driving to make sure he'd given us correct directions. Overall a very pleasant stay. Thank you!
The waiter who served me on the evenings of the 9th and 10th of Sep provided an excellent service, food and drinks both came on time without any delays. I have been to 5 star hotels and experienced delays but with this 3 star hotel there were no delays! So excellent service i would say at the Lawn. Thank you!
We felt welcomed. Everyone was very friendly and helpful. We would stay there again.
Room. Bathroom Breakfast
limited choice for breakfast
Perfect breakfast Kind personal
Bed too narrow for 2 persons
Staff were fantastic, breakfast was great, slept very well. My only criticism is the decor is a little out of date but was over compensated for in the cheap price. Really pleased. I am cabin crew and stay in hotels constantly and their staff are probably the best I have ever come across. RECOMMEND TO ALL!
I thought the staff were very efficient and friendly very helpful
Did not like the shower
Good breakfast,reasonable room
Bed not very comfortable
The price, the place.
Water coming on your face in the bathroom, outside the shower. No hot water in the shower, water removal who didn't work...
Lots of road noise The " Bar" area in the breakfast room was dirty
Friendly, speedy service. Everything was comfortable and spacious. Fried breakfast was lovely!
Hotel and staff good
Breakfast could be better
Pretty average until you meet the chap in charge who is charming helpful and makes you feel like it is a great experience, could not be more cheery and helpful, went off to my meeting feeling great and you really cant beat that.
Traffic on the way there but that is nothing at all to do with the hotel
Shower ran like a low pressure tap. Breakfast was microwaved. £60 per night excessive for what you get.
Great value for money and easy walk into town center.
Could do with a fresh make over.
Easy parking, reasonable size room, modest price.
Zero charm: at least until the renovations in the B&B are finished this is an anonymous but functional basic hotel.
Stayed for 5 nights - Phil ( the manager) very helpful, room clean meet my needs during the stay- the manager runs the hotel on his own and does a great breakfast must say one of the best that I have eaten.
the only drawback was that breakfast on Saturday and Sunday are taken in the other hotel on site - didn't bother me as weather good. .
Friendliness and professional attitude of staff
Room 21 was very small; but more importantly there was no running water (after 15 seconds there was no water supply at all) - impossible to shower the evening of my arrival - I cleaned my teeth with my own bottle of mineral water. The next morning there was still no water so I had to phone reception from my (foreign) mobile (the phone in the room did not work!) to request help. Phil immediately offered a room on the ground floor for a shower which was welcome but meant dressing, going down 2 flights of stairs then returning to my room. This all took up precious time and meant I only had time for a very very quick breakfast. I booked an en suite room - that's not what I had. I have sent 2 emails directly to the hotel since requesting a price reduction - they have not answered which is a shame. Also neither the TV nor the wifi worked AT ALL. I really don't think it's unreasonable to request a refund but I've had no response.
The attitude of the staff was excellent, did all they could to help. The hotel was clean but in need of some tlc. The room was clean and tidy however the bed I didn't find thst comfortable. We were awoken by the Polish workmen on sunday at 0730, not the best
As above plus I tried to use the shower which was a joke plus the doors came off the runners.
It was really close to the center. Really clean. Very simple, but I need no more extras.
I did not get coffee in my room (my collegue got it)... :-)
The Manager was very helpful but was the only person running the place on his own.
I booked a twin room but was given a double. There were no towels in the bathroom, had to go and ask for some. Only had 3 thin pillows for two people. Woken up at 4.30 am by guests (who were night workers app.) in room next door. There were no towel rails in the bathroom. The decor in the room was old and jaded. I certainly wouldn't stay again or recommend it to anyone else. I would class it as 2 star hotel.
Made very welcome from the off set, Comfortable bed, clean room and plenty of parking walking distance to a few pubs with food,It may go out of our price range when they have there refurb Dog Friendly
