This hotel was a last minute find and it was adequate for a night's stay close to Reading. My room was clean and had an ensuite. The bed was comfortable. The staff member on reception and breakfast was pleasant and efficient.
Breakfast wasn't great - nasty overcooked filter coffee, no marmalade, very poorly presented scrambled eggs. The heater was on, which was appreciated, but couldn't be turned down so the room was well overheated. The outside of the hotel was completely unlit and in a glade of trees which didn't make me feel safe walking out to a pub for dinner. It also didn't help me find the place. More lighting needed! The walls of the rooms were quite thin so another guest's snoring was quite audible for some hours!

Good sized room, clean, good cereals for breakfast, free parking immediately outside, nearby Wetherspoons.
Neither shower nor bath offered more than a few drops of cold water from the hot tap, and very little more from the cold tap. The room was right up in the eaves, so I presume there was insufficient pressure. Luckily I was only staying one night.

Hard to find (not well signed from main road), reception not constantly attended (but sister hotel nearby provided alternative reception), woken at 7:00 AM by noisy equipment.

Dirty carpets in the room 3/4 size bed never a 4ft 6in double bed tv had 2 channels only ,no apparent staff in what is an annex building to the main hotel . It is a contractors doss house whoever gave a 3 star rating is in my opinion commiting FRAUD
If you require an evening meal/drink at the hotel you have to leave the Lawn Hotel and walk 200 yards along an unlit path to another facility.
The staff were excellent and courteous. The bed and room were both clean and comfortable. The breakfast was excellent.
We only had 3 pillows on the bed. there should have been 4(2 each) the plug on the wash basin was broken and I had to reach under the basin to release the plug to allow the water to drain out.
Rusty Golf abandoned outside Badly maintained exterior Breakfast greasy and reheated (I travel a lot and this is 100% the worst i have ever had any where in the world) Way overpriced for what is offered. Sink broken (waste) Shower door broken hanging off dangerous and difficult to use. Level of finish very dated. Front door selotaped open (lock broken) any one can walk in any time day or night, suprised the computer is still there? I arrived late and had to go to the neighbouring hotel to get key (thats not lovely either / smelt of jeyes fluid. Could go on but starting to sound like a "trip adviser" moaner..............
Attention to detail poor. Decor not finished properly. Cables to television went straight a cross mirror on the wall.

Far from downtown, nothing around. Bathroom, requires maintenance. Uncomfortable bed & far too small for two adults resulting in poor sleep. TV with 4 channels only, out of which one did not work. Poor WiFi signal.
We booked the hotel because we had a concert in town. I wasn't expecting much as the price was much cheaper than others. We found the staff excellent. Booking in was easy. Advice given was spot on and the breakfast was excellent. I would definitely recommend this to others and we booked another stay for October. Very pleased.
We had a room overlooking the car park. Windows are a little low with no nets to hide my dignity. Lol. Towels were too small. Bath towels would have been great. Apart from these minor things.... Nothing.
Poor signage to the hotel. Very poor breakfast, mostly undercooked.Room up in the loft area so lots stairs and very hot. Strange layout. No working hairdryer. Sad dining room.
I went for one night before reading festival, the owner was extremely helpful, he gave us directions to the festival and rang us while we were driving to make sure he'd given us correct directions. Overall a very pleasant stay. Thank you!
The waiter who served me on the evenings of the 9th and 10th of Sep provided an excellent service, food and drinks both came on time without any delays. I have been to 5 star hotels and experienced delays but with this 3 star hotel there were no delays! So excellent service i would say at the Lawn. Thank you!

Staff were fantastic, breakfast was great, slept very well. My only criticism is the decor is a little out of date but was over compensated for in the cheap price. Really pleased. I am cabin crew and stay in hotels constantly and their staff are probably the best I have ever come across. RECOMMEND TO ALL!
