Felt like home room reasonable size
Breakfast was really early and when got there had to wait a long time to be served and then once served a long time for our breakfast to come.
Everything, the staff were really helpful and the restaurant was great!
having to leave
The wife and i stayed at The Limes on a Saturday night, We could`nt really find fault at this Family run Hotel, We had a great nights sleep and a really good Breakfast.

Busy night for Christmas party meant parking was difficult. Confusion over breakfast time and no bedside tables.
Spacious room with big bed
Not informed when booking that there was a company Christmas party happening the same evening that went on till the early hours! Then had to put up with drunken shouting in hallway till after 5am!! Not impressed at all.
We stayed in the new part of the hotel room 17. It was on the ground floor away from the main building so was quite quiet. The room was average size but very new. The bed was very comfortable and there was a large flat screened TV on the wall. We were at the back in there were a few trees where we got up close to the local birds.
When booking in they tried to charge us for breakfast which was already included in with the booking. The down lights in the bedroom were very bright and there were no table lamps. No bedside table to put watch, phone, reading glasses etc. We could hear guests above us using the bathroom and talking. For breakfast it was either Continental or full English (charged more for full English) there was no menu to choose what you did not require. Also there seemed only to be one waitress who was very rushed and we did not get any toast. Another guest asked for scrambled egg with his full English and was told he could not have that unless he just had scrambled egg on toast.
The breakfast was fantastic we had a "Full English" that was the only aspect that was good about our stay at this hotel.
This may be lengthy but please read on, you may wonder why we didn't walk out, but an NEC exhibition had filled most of the hotels in the area. We arrived at 5pm and were kept waiting at reception. A gentleman eventually arrived (the owner), he had seen us arrive in the car park so why the wait? He told us he was giving up watching the rugby on tv as he had too many interruptions! How rude. Bookings.com had upgraded us at no extra charge to an "executive room" with twin beds (we hadn't requested this upgrade) and thought ourselves fortunate. I rang the hotel the day before arriving and spoke to Debbie to confirm this. The manager didn't accept this and called Debbie to the reception desk because he clearly didn't believe us. He said "they can't do that" and he didn't have to take our booking, he was always having problems with Bookings.com and will be "dropping them". He finally relented, but then asked for payment for an "executive room", obviously we refused to pay the extra, but he made us pay upfront which I have never been asked to do before. He stated he always does this as he has had too many guests leave without paying, what a surprise! We then asked what time we could have dinner, he stated we couldn't as there was a function on. I had spoken to Debbie the day before about dinner as my previous email remained unanswered, only then was I told about a function in the dining room, but she said it was no problem as we could eat in the Bar, his solution was to serve it in our room! However after he and Debbie had "words" he agreed, but said we had to eat there and then at 5.15 pm which of course was unacceptable. Another argument between them followed and it was agreed that we would come down and eat at about 7 pm. The room! Very modern, newly decorated, but very small.
Handy motorway location.
Small bedroom. Very outdated facilities. Toilet flushed but did not take away waste. Could not risk using the shower. Could hear people in the next room.etc,etc.

No running warm water for the first morning. (Not their fault but not ideal). wifi didn't work in our room Had issue with TV reception. Sofa bed not that comfortable for two year old. Main beds were not comfortable.

Being taken by surprise on a Friday night, to only being able to see one couple through the window in the restaurant; but making us find a great pub, the Bulls Head at Earlswood. Shame the hotel has great potential and is in a good setting.
Waiting a long for staff to appear at reception when booking in. Pushy bar staff - wanting restaurant bookings as you arrive; because he thought "it might be nice of us to let the chef know". No blind in one of the windows in the room. The bed felt like it was the cheapest you could purchase.
Great staff and lovely environment.
The locking system of the room. The windows were locked and no key was there, No instructions in case of any emergency. Toilet towel rail was not working, the area was very cold in the morning. Lot of noises from other rooms, even when someone walk around. Did not sleep well whole night due to next room person snoring.
Rooms were good size onsuite a bit small but good enough, shower head was not very powerful
They put a large group of young girls above us, we had them shouting up the stairs to each other right outside our door at 1.00am, felt they should have been over the other side away from other residents
Our booking was made last minute as a surprise birthday dinner/stay. I visited the hotel earlier in the day to check the facilities as wanting to dine. We were told that there was to be a private function, so I suggested that a table be prepared in the room (deluxe) to dine. The staff were excellent and David (proprietor) and Carl (chef) excelled themselves beyond the call of duty. Carl working with us to prepare the menu. The service throughout the evening was wonderful and we had a magical time. I would recommend that anyone booking, check out function and do as we did as it was like having an intimate dinner party with waiter service. Awesome!!!

I Paid for a superior double and was told this came with a kingsize bed and a fridge, The bed was not a kingsize and there was no fridge.

Room - clean and comfortable
Service of staff - despite their being only 3 other tables occupied at breakfast, I had to chase for a drink, then ask again for bread, then ask again for brown bread, no glasses available for juice and didn't appreciate the waitress handling the bread without any gloves
