Friendly reception and helpful staff. Hotel is in a great location for visiting Keswick and getting into the hills. Great to watch the birds feed right outside the window whilst having breakfast. Had an excellent evening meal. Overall great value for the price. |

Perfect Location, great views, good sized room,very comfortable. Hotel staff gave good welcome and were friendly. Hotel needs maintenance inside and outside. e.g. some extra cleaning to grouted areas in shower, Mirror missing in bathroom. Outside guttering and fall pipes need cleaning and repair. Car park mud and grit finish. Breakfast very basic, arrangments and quality should be improved cf price. Dinner good but limited choice. Bar prices for soft drinks excessive |

location is superb for walkers, views from dining room lovely, staff are friendly and helpful bathroom was dated and smelly, and when booking on line do not remember being given choice of bath rather than shower, which we would have preferred. Tea bags and tissues not replaced when ran out, and paper bath mats were horrible! Choice of breakfast very limited - no fresh fruit/yoghurt or proper muesli, and no brown toast one day. Dinner menu never displayed, so we never chose to have it, as breakfast so disappointing. I know from a conversation with one of the owners that they are struggling a bit, but they need to make a bit more effort to get repeat bookings - can't just rely on superb location and views. |

they accommodated my 4 dogs and did not scream in horror at 4 dogs! I would go again because they were great. The way they cooked their bacon at breakfast, it was horrible and becuase it was cooked folded - didnt look nice either. Other wise the hotel was good. The fan was broken in the bathroom, the large radiator in the bedroom didnt work...but the french windows opening up to the rear garden - made up for all the hic ups....we could let the dogs out to feed and walk...believe me that was a blessing. The staff were wonderful, very friendly, always willing to help and serve. So give them top marks please. |

The hotel is set in the midst of the Borrowdale countryside, in its own grounds, approx 3 miles outside of Keswick Centre. The view from my room window was particularly stunning. The hotel was ordered and quiet; staff were welcoming, friendly and very helpful. Food was good and served well. |

The lakeside location was excellent with the restaurant having superb views over Derwent Water. The staff were very friendly and helpful. The beds were extremely comfortable. The breakfast was nothing special. For the price I would have expected a higher room standard, particularly in the bathroom area and more facilities. The hotel clearly trades only on its location, which is spectacular. The bar closed at 11 pm, even for residents. |

Pleasant, spacious room with a clean, fresh feel and a great view. Cheerful, unfussy service. This is not a complaint, but we were a bit surprised by the lack of double glazing in our room and (as far as we could see) in the dining room. We wonder how much energy the building wastes, by modern standards. Though pleasant & welcoming, it has a well worn air. Time for an upgrade before too long, perhaps? |

It was peaceful and quiet in the bungalow annex where we stayed and the views from the dining room were extensive showing the lake and mountains. Personally I am not fond of gravel drives and paths |

The room was very nice and very cleam,beds were very comfortsable. The Staff were helpful and friendly and the meals were wel prepared and presented Menues not very varied but the food was well prepared and well presented. |

The room was large and comfortable and clean The restaurant food was not very good and definitely overpriced. Poor cooking - breakfast obviously cooked some time before serving. Steak not cooked as ordered. |

The hotel is situated in a fantastic location, 5 minutes from keswick city centre and surrounded by derwant river and beautiful scenary. Staff in the hotel were friendly and welcoming, the food was nice. Our room was cosy but comfortable. We were able to come and go as we pleased as we were issued with a front door key as well as our room key; this was very useful. |

The hotel is set in beautifully landscaped lakeside gardens, with a stream running between. My 11 year old daughter, 2 well behaved labradors and myself stayed in room 14 "elm" within the wonderful cottage, 20 foot from the main building. There is parking near the door, The room was immaculately clean and well decorated, quality furnishings, and at least 200 thread count sheets. Flat screen freeview tv, fantastic english breakfast in a dining room with magnificent panoramic view of the Catbells, garden and Lake. Will book for the week next summer, we loved it so much! Nothing- faultless. Even the tariff is more than reasonable for the high standards provided. |
