Everything, beds were , old and very uncomfortable, bedding didnt fit bed, room wasnt cleaned after previous occupant, no coffee or milk available, room smelt foisty and bathroom dirty |

Friendly staff, pretty well located. Easy to find. Bed uncomfy. Private bathroom was actually down the hall (therefore not en suite) and therefore no guarantee of privacy - in fact quite unlikely given the bathroom's location next to the breakfast room and the location of our bedroom next to the front door! |

The owner allowed by daughter, who fell ill on holiday, to stay in the room much longer than the agreed departure time. Her illness was not due to the owners food, as he didn't tuen up to make any breakfast. The rooms were large and the hotel is centrally situated, with shops, pubs and resturants within walking distance. No breakfast was provided the first morning. No-one was there to make breakfast - and the owner did not answer his mobile phone. Later told this was due to illness of the Cook. We had breakfast in a great cafe up the road, and hotel owner refunded the cost of our breakfast The second morning, the owner refused to provide bacon - just egg on toast. The bed matresses were badly stained and lumpy. The room was cleaned to a reasonable standard, but the kettle was very dusty. |

We booked some months ago. Since then the guest house was sold on. The soft furnishings (particularly carpets & curtains) were dirty and delapidated, there was a thick layer of dust on the curtain pelmet, shower and tiles mouldy, require re-grouting & dirty, the window sash cord was broken, the be mattress appeared old and very worn, the sheets were clean but old, the manager was not present, leaving all the work to the housekeeper, some light fittings were delapidated, in another bedroom the bed was rickety, damage to the wall; there was evidence to indicate that the guest house was not compliant with Fire Regulations (rear door locked at night - could not open and information sign in room not completed). Moved out after 1st night. |

Everything ie. dirty, room was not serviced throughout our three day stay.Breakfast was vegetarian,( was not notified before our stay) We felt it was over rated and over priced. Was very dissapointed as the hotel did not reflect the the discription on your web sight. |

If we could have we would have looked for alternative accommodation but we were in Edinburgh for one night only and without a car so were stuck with it! The only good thing was an abundance of clean, white, thick towels. No-one in when we arrived, despite our having emailed arrival time, as requested. Tried telephoning for good half an hour, no reply. Discovered back door open and made our own way in. Found two virtually identical family rooms prepared for occupancy and settled ourselves in one: we had a disabled relative with us who had been ill on the flight up and needed to rest. A member of staff appeared half an hour later. He offered no apology and informed us "it is inconvenient that you have occupied this room!" Owner appeared later, very pleasant, said staffing crisis in "other house." Room cleanish but curtain off rail ( later rectified). Beds and bedding poor quality and scruffily made up. Front garden weedy. Breakfast poor. |

Very decent and friendly people, even offered me to have earlier breakfast when I had to eave very early for a Highland trip (before 8am). Even though the bathroom is tiny (as they are usually in B&B or Guest Houses) there is enough room for all the bits&bobs like shampoo, make-up etc. Very good bus connection (4 buses from North Bridge), and if wanted or needed only 30 minutes walk from Princess street. |

The room -Wallpaper falls off walls -Door seems to be smashed -Carpet en radiator stained, looks filthy -Room next to entrance. Noisy at night The bed -Small 2 person: 140cm wide -Bad matras, you can feel springs -Spiral based, we rolled to middle -Blankets stained, looks filthy Facilities -Only 1 small towel. Tea set was used. They forgot to replace it -Internet mostly does not work. They could not fix it -No extra pillows or quilts in room -No bag in garbage bin, looks filthy Bathroom -Shared with 3 rooms -Looks filthy -On ground floor and curtain too small, people can see you -If someone takes a shower, long wait for toilet At this price hotels closer to city centre available. After complaining 20 pounds off, but 105 seems overprized |
