Comfy kingsize bed and massive room. Outlook onto lake. Excellent selection of tea and coffee. Clean room. Walking distance to town is 5 minutes. Lovely fluffy white towels. supply of shower gel, shampoo and body lotion.Windows that can be opened and adjustable heating.
Not enough light in shower room. Had to put makeup on in bedroom. We did mention this to staff when we were there. Otherwise nothing. Good value clean hotel.

For the 1st time on my visits they have started charging extra for breakfast and at £10.00 total rip off. So i visited the local Wetherspoons instead, nice breakfast good value at £3.39.I paid £99.00 just to sleep there, cannot believe breakfast not included at that price.

Fabulous views and location by the meadows, we enjoyed a lovely quiet walk in the frost in the morning. The room was comfortable and clean, and toasty warm. The receptionist ensured we had a good room since there was a wedding on and they were conscious of noise and the bar staff friendly. The room was very reasonably priced.
There wasn't any water in the room on arrival and we were both parched having travelled a long way. Reception in the evening - the lady was extremely helpful and warm and welcoming, reception in the morning was an entirely different experience - younger receptionist who clearly took no pride in her job. The breakfast experience completely let this hotel down, the decor is lacking in such a beautiful building, the buffet was unnecessary since there were only 4 tables and the food was lukewarm, coffee was brought in a pot and far too strong with 4 members of staff standing chatting - with the staff and resource they had on shift they could have made food to order, reduced the number of waiting staff and reduced what must have been a lot of wasted buffet food. Overall we were disappointed with the breakfast experience - there was no music and atmosphere and no papers unless you had ordered one for your room.
Good location, good staff and very good rooms which since my last stay have vastly improved with a good design.
Lot of stairs to climb to get to third floor as there is no lift.Water pressure in shower a little low.
The welcome when I walked in was warming and friendly everything was explained it was a pleasant and enjoyable stay only one night but wished I had booked more and will go back thank you
We had the buisness suite which was lovely ....It was priced at £169 ...when we arrived we were told that bed and breakfast wasn't included....seemed a bit pricey without breakfast.

Love the peaceful setting (normally). Normally staff are friendly and helpful but they all seemed very stressed when we were there on Saturday because too many people with the wedding guests.
Wediing!!! Too small for this. Had my aunt mum and cousin who are all disabled with their walking and we couldnt get in bar or get a seat. Had to trek back to our room and I had to fight my way to bar and carry drinks. Couldnt get a table to eat because restaurant made into wedding venue. Couldnt park either was a shambles. Staff seemed stressed and some wedding guests extremely drunk.

Our room was in "The Cottage" annex to the main hotel. This was basically in the hotel car park. Noisy hot stuffy with vehicles coming and going constantly.

Breakfast still to expensive, and this was my first stay in the winter, not only was my room cold on arrival (and it stayed cold all night) but the bar area was also freezing, it was a sunday evening but the log fire was not lit and all other guests were wrapped up complaining about the cold.
Staff and food excellent.
unfortunately there are a few rooms in this hotel that have issues with noise from old water pipes and heating. You are woken by banging and clanking sounds very early which spoils the fact that the hotel is fantastic, but if you don't sleep is a major negative.
Breakfast was lovely, staff were friendly and helpful and lovely surroundings.

Lovely view from our room of river - very quiet - close to town. We had compact double which was adequate for a one night stop - we would use this hotel again.
VERY SMALL ROOM AND SHOWER, EXPECTED BETTER FOR PRICE PAID. NO BREAKFAST INCLUDED IN PRICE. POOR SERVICE FROM HOTEL RECEPTION.
Bar area with the mill wheel, and breakfast. Room with a view. We didn't use restaurant. Reception good and went to find a map. Check-out easy. Parking available.
Finding the hotel - needs signs in Sudbury one way system!!! Room a little 'tight'. Early morning noise of water pump from neighbouring room. Hearing conversations passing down corridor outside. Shower not easy to get balance of water pressure and heat!
The lounge area was quite nice. One the first day we had hot drinks and sat on the comfy sofa looking out at the lovely view.
The rate of the hotel was very expensive £100+per night, but the room wasn't in the main building and was absolutely tiny. Just about possible to walk round the edge of the bed. I was expecting more for the rate of the room. No bath, only very tiny shower. The breakfast was pretty good but you'd kind of expect it for the price. The hotel seemed to be at 100% occupancy and on checking out I heard people complaining that by the time they arrived there was no breakfast left. They recieved a full refund and apology.
Refurbishment very good. Room very nice. Bar food and breakfast good.
Although I requested an accessible because my partner is reistered disabled and uses crutches we were given a room up two floors. There is no lift and she had to negotiate many flights of steep stairs. The staff did not offer to help with any bags.

Surly evening receptionist, room difficult to find in a poky annexe, heating on full blast with no apparent adjustments, very small room representing poor value. Small bed (4 foot) to fit the small room. Smacked of penny pinching and profiteering.
Being in an annex is not the same as being in the Hotel (which you think you've booked). Booked a bath but got a shower. No tv remote first night.
The location is beautiful. The hotel is in a good state of repair and quite well maintained. The staff were on whole welcoming and helpful, if a little pushed for time.
The hotel has a reasonable standard across the board but is pricey for the facilities provided. We are well travelled and feel the general standard was not worthy of the price. We had a superior room which would be of a standard level in most hotel chains.
