Stayed there for 4 days last week (8 Dec) and couldnt fault the place. Nice and clean. They leave the heating on all night so lovely and warm. Chrissy the barmaid was very friendly and welcoming and cooks a mean breakfast. And only 15 minute walk to the Bullring.
Location was good, price
We booked 3 rooms however upon arrival we were told that only 2 were available. Moreover in one of the rooms the toilet drain pipe leaked every time the toilet was flushed..was quite messy and uncomfortable situation.

Rooms wasn't cleaned at all since we arrived . Paid £20 deposit for a remote control and had to get the receptionist out bed on checkout to get it back

The hotel was disgusting, it was dirty and falling apart. We weren't taken to our rooms, we were given keys and made to find our own way. The stairs were dangerous and the hand rails were coming off the wall. We had 2 rooms, one room was like a box, it had a smashed window, plug sockets coming off the wall, smelt really bad and everything was dirty. The 2nd room was bigger but still smelt really bad and was filthy, the bin hadn't been emptied, the toilet came off the floor as you sat on it and water went all over the floor as you flushed. I wasn't told there was going to be a live rock band playing, so was loud ALL evening. We asked for a food menu and was told there wasn't one but could have chips and anything we wouldn't, no price menu nothing. This hotel was vile, Iv stayed in better hostels then here, the rooms weren't worth £20 a night let alone £40!!!!!
we liked the comfort of the bed and the immediately hot water.. the shower wasn't that little, like they are in most hotels, thus it was spacious and comfortable.. we could even adjust the heating by ourselves, very useful.. the staff was very very smart and nice, we liked their generosity..
walls weren't soundproof, thus we could hear the other people talking in their rooms.. the carpet was spotty dirty..
Staffs are very friendly and helpful. The hotel located close to custard factory which is one of famouse tourist attraction in Birmingham. The room is really big and provided all facilities you need. The hotel provided free parking and it is secure!!
There is no wifi or internet hub in the room. The toilet is too small. The wall is really thin, you can here everything from next door which it is annoyed when you need to take a good sleep.

Location, friendlyness and helpfulness of the staff, lively pub, free parking, good food at dinner and breakfast, good price. Stairs up to the room are difficult with very narrow steps, no hot water in the morning when other guests were using their showers as the hot stopped working in the sink and shower, basic furniture no wardrobe, £10 deposit for the door key and also another for the TV remote if you wanted to watch the TV. As its a lively pub mini cabs until early hours, also mini cabs to club close by until early hours so if you have the window open you can hear the cabs and revellers arriving and leaving. Bathroom was clean and usable but very small, door frame to the room from the stairs had been smashed in at some point and needed repairing correctly. We found items under the bed where it hadnt been cleaned. Table / side lamp didnt work
I stayed here with two of my friends last week and I can not fault the place! It's in a prime location only fifteen minutes walk from town. The staff are the loveliest bunch of people, felt like visiting old friends! Also the room was immaculate and the breakfast was perfect. Literally can't fault this place, will definitely be coming back!
The staff here were very friendly and the bedrooms were perfect for somewhere to get ready and get your head down for the night. Good atmosphere in the downstairs bar also.
The only thing that would be a complaint from myself and 3 others I travelled with was the shower - the lack of hot water if any at all at 'busy' periods.
I paid £50 for a 3 bed room which had all the basics needed. There was no remote for the TV but I didn't ask for it. The manager was absolutely fantastic and extremely friendly and helpful and the bar maid was just as warm and friendly. If you're looking for somewhere in the city centre to get you're head down I'd recommend here. Its only about a 15 minute plod from the city centre.

In desperate need of refurbishment
This is an excellent pub bed & breakfast stay. The staff and owners were super helpful, the meal, snack and breakfast were gut busting and the room was plain but clean. What more could we have asked for!!
There was nothing to complain about.
We turned up and everything was ok but the rooms are over the pub and they had a party on. The music was so loud in the rooms above until 2am and the bass in the songs made the door rattle in its frame. No good if you booked a b and b so you couls actually get some sleep.
very nice manager and the room is basic, there very helpful, near the city centre for a night out I carnt fault it, as it is great value for the money I will be going back again

The shower was full of hair and clearly had not been cleaned. Behind the chest of drawers was an empty packet of crisps. There was loud rock music playing from downstairs (didn't affect us though because we went out). There was nobody to leave our keys with when we left, so we had to leave them behind the bar.
