Location is perfect and grounds are kept in top condition. Most views are of the estuary. I booked on-line but on arrival was told there was £25 per night discount..
Room discount was no doubt because of the poor condition of our room and en suite. Sufficient to say the whole place Is being refurbished in the new year. Should have been told of the parking charge refund for the car park over the road.
Not pretentious in any way very relaxed , but good service.Wonderful outlook a stones throw from the beach with fine views towards Teignmouth Plain good food
The room we stayed in is getting a little tatty but then it was the end of season
Its position on a hill overlooking the estuary, a delightful walk around the water's edge and a nearby tunnel down to a beach. My room led onto a verandah with a water view, the room was very comfortable and the food great.
Having to leave after only one night - I had to move on but would definitely go back and stay longer given the opportunity.
The bed was so comfortable and the bathroom was amazing!

The rooms were very comfortable and the beds were lovely to sleep on,the staff could not do enough for you and nothing was to much bother for them,the food was great priced and very well presented and tasted fantastic,10/10 from me that's why we have already booked up early for next year,thank you to all at the ness for all your hard work,for great times the ness has it covered
Glass of wine was very over priced
the room 9 wos dirty they could a least paint the room instead of just putting new pictures and custions in the room, never stay again cos it wosnt the room we booked and it wos cheaper then the price we got quoted so very very disported glad it wos for 1 nite only
The views from the Ness are wonderful. The decor in the restaurant was very nice.
Disappointed with our room. One of the bedside drawers, the front of it had fallen off and it had been left inside the drawer, the bathroom was very basic, no glass to rinse your mouth.
Food and bar a bit pricey
The whole inside outside atmosphere.
Our room (10) in the annex was very spacious with good sized en-suite and a kitchenette with a very useful fridge. There was also an iron and ironing board which was helpful. The views from the room and its little balcony were wonderful. The food in the restaurant was excellent with a good choice for breakfast and the view from the restaurant was even better than from the bedroom. All the staff were friendly and helpful. There was quite a lot to do in the area without having to use the car.
There was very little parking and cars often double parked.
Location excellent with superb view of Teignmouth.
Rooms need some upgrading and decoration, not absolutely essential but they are looking slightly tired. My own room, bed head missing, wardrobes doors broken.
Lovely setting on estuary
The view was very nice and even though we were in the annexe it was very picturesque. The food was good maybe the menu could be a bit longer
The sink and bath were not very clean scummy and greasey,as we were only staying one night it was not worth complaining had we been staying longer it would have been different. The hotel says parking is available on site and reservations are not required, the truth is their carpark is tiny about 6 spaces and you have to park in the public one which in fairness is only across the lane and they do refund your fee but why don`t they tell you this. The area is quite inclined so what if you had mobility problems
Staff were very friendly and welcoming. Room was clean & comfortable. Breakfast was plentiful and a good choice. Would recommend.
Car park is small, so did not move car & ordered a taxi to Teignmouth rather than not having a car parking place on my return!
Gemma - she was fabulously helpful. The hotel is nicely located and pretty good as well.
Dinner at the hotel was no more than average
Sat on a beautiful headland with views over the estuary of the river Teign the location of the Ness is amazing. The Staff are attentive and the rooms comfy - Lovely Hotel
The room was lovely with fantastic views and staff were excellent
I stayed in room 2 and it was very noisy from the diners and people leaving. I will definitely come back but would request to stay at the back

Liked the room, the staff and the location. Charges were fair.
Disliked my overcooked evening meal and other irritating household faux pas but staff apologetic. Change the dead plant under the welcome sign in the entrance.

Filthy old stained carpet. Nasty chipped melamine room furniture. Sour milk provided in room. Brimming ashtray on balcony. &Quot;Artificial" bacon at breakfast. Paid £70 for this!!!
The hotel was excellent from all perspectives and the food was excellent.
Very friendly staff, welcoming on arrival even though we arrived at 10pm at night. Suggested available restaurants at that time in the evening, and take away's if we got stuck. Even left cutlery out for us, just in case! Very impressed, lovely setting, great room, breakfast was delicious. Will definitely visit again
