Booked last minute very pleasant stay staff excellent and very friendly first thing we were greeted with in the room was the cleanliness and very fresh smell excellent facility definately will reccomend to friends and family
Friendly staff, cleanliness was excellent, helpful info given on arrival.Secure accommodation don't let the outside put you off as when you arrive you will see what a gem it is. Nothing too much trouble. Rooms were just right and had all you needed, communism areas to use if desired. Bus route right nearby, shops etc short walk away. Great taxi services within a big city. Happily go again xxx

I'm sorry to leave such negative feedback however I have to be truthful. Ok so we were'nt expecting much for the price we payed( £59 per night), however when the taxi pulled up in a run down residential street and the driver warning us this is one of the roughest parts of Liverpool and to watch our belongings, my heart sunk. And it got worse once inside....There are more locks and keys and bars on the windows than a jail! We thought we would give it the benefit of the doubt and continued to book in. The book in it's self was rushed to say the least and we were'nt even shown to our rooms. The room it's self was tiny, dirty and smelled stale. The beds were very uncomfortable and we didn't sleep well at all due to the springs poking in our backs. The metal bars of the top bunk bed were held together with wire. The bars on the windows prevented us from opening the window to get some fresh air in the room and has to be a fire hazard??. The mattress's were stained as were the sheets and duvet covers. Three of us stayed at the hotel however was only left one bath towel and one hand towel which were thread bare, we ended up buying our own towels (we couldnt find any staff to ask for any more). No wardrobes, bedside lights didn't work. Extractor fan very noisy and also kept us awake. Walls were paper thin and could hear everything included other guests weeing in the communal toilet next door (very unpleasent!) We could never catch the staff to discuss our concerns the office (which is a converted garage) was always closed. This is more like a hostel rather than a B&B. Wish we payed a bit extra and went for a better quality hotel. Word of advise dont expect much in fact expect very little and you won't be disapointed!
it was very comfortable and homely
The fact that the owners didnt turn up until the day after and we were made to wait for 20 minutes before we were seen by their receptionist. There was a leak at 3.30 in the morning which had went all over the bathroom floor and there was no apology, instead the blame was shifted on to a family of guests above us. They offered us to be moved but my girlfriend is currently nearly 8 months pregnant and hardly had any sleep because of this, was exhausted and we were getting ready for a wedding at the time. It was on the ground floor and we didnt have the time to move, plus the leak was eventually sorted. We were told 'we should of rang' by the owner who didnt answer their phone in the first place of our arrival and it was highly doubtful they would answer at 3.30 in the morning. The view from the window was a building site with bits of timber etc and an old boat (we have the pictures) and the breakfast we were offered for the 'inconvenience' was certainly not worth £5 a head.

David and Michele could not have been more welcoming. Nothing was too much trouble. Breakfast was everything you could wish for,there was such a variety of good food. You had the free use of the kitchen any time of the day to make yourself a meal. Perfect.
Quiet, near a well-server bus stop, clean, friendly owner, spacious bedroom, nice TV with loads of channels, coffee and tea facilities in the room, good wifi.
Bed and pillows were too soft (for us) so we got a bit of a sore back. Nowhere to put toiletries in the ensuite bathroom. The area is not very nice, although it was perfectly safe and not too far from the centre.
Owners very friendly and the room was very clean and the area was nice and quiet. Very good value for money. I would definitely recommend the " Old Dairy " to anyone looking for a place to stay.I will certainly stay there again.
A bit apprehensive about leaving my car parked in the street on the first night but I parked it there every night and it was fine.
Room was comfortable n clean . Bathroom was newly renovated. Stayed only for one night but will definitely go back again !! Thank you Michelle n David for a happy n memorable time in Liverpool n at yr guesthouse!! :)
Owners were very friendly and made us feel at home, location was brilliant. Used to live in liverpool at uni not far from this b&b so knew the surroundings, it's a safe and quiet area would definitely stay here again.
Clean, tidy and great welcome. Everything I needed for a single night business trip, including secure parking. ASDA a short walk to get supplies. Will stay again when next in the area.
A bit difficult to find, in a residential area and the metal entrance gates are surprising, but required for the area, I guess.

Relatively cheap compared to other places in Liverpool.
Not as close to the centre as we thought it was. Very small bathroom. The ceiling leaked - we tried to tell staff but couldn't find anyone to tell.
Great customer service, were very well treated by the staff. Any concerns we had were easy to immediately sort out.Great public transport links, with a bus stop right at the end of the road, with regular busses running until late. Comfy beds and clean rooms.
Overall very good value for money.Staff very friendly.
Not the fault of the guest house but the general area is a bit run down.

The property was very clean although very basic and small. It served the purpose of a weekend break.
Room was very small as was the on suite facilities.
Good value for money, free internet for use, kitchen to use with a dinning area leaves you the chance to plan your meals. Room was clean , spacious. It was a quite location so you can enjoy a comfort sleep after a long business day. I will definitely recommend it for family/friends.
It's a very lovely guest house, not in the city centre but you get the buses just in 5 minutes walking. Very clean, and comfortable..it makes you feel like home! Michelle and the staff are really friendly and helpful. Do not expect an hotel, this is a guest house! But I will come back again for sure, excellent value for money!
The only little inconvenience is that they don't have a 24h reception or a laggage storage, but Michelle (the owner) and the staff have been totally helpful and we managed to do a late check in and everything just with a call! Amazing place, amazing staff!
