The location was good with free parking but the car park was not clearly marked from the road so it was confusing.
Shower needed attention as only cold water available in the evening.

Staff were friendly
1.Room Size and quality of furnishing. My minimum requirement for a room is that I am able to open my suitcase on the floor and leave it there without tripping over it, this was only possible after moving furniture around. The furnishing was old and/or of poor quality, with the smallest flat screen TV I have seen. 2.The bathroom was dark and uninviting and 90's style furnishing, I would challenge anyone to shave by the light of the single light in there. 3.Thickness of walls with neighbouring room, I was woken before my alarm by my neighbour taking his shower and the most horrendous banging noise from the plumbing. 4.I felt it was astonishingly poor value at £89 B and B. At half the price I would have at least felt that I was not being ripped off. 5.No-one at check out asked how my stay was, does that mean, (a)they don't care or (b)they know the answer and dont want to get the bad news?
The location is perfect
The staff were not interested, the rooms were poor, water pressure in the shower was poor. Deliveries were loud and shouting with the delivery at 7am. Musty damp smell, all in all very poor value for money, in the immediate area there is so many better places with better value. Sorry to say exceptionally disappointed!
The staff and facilities were excellent , the food was also excellent and the location was great for the purpose of our stay
Even though there was a wedding on the staff went the extra mile to ensure we had an excellent evening meal and a quieter location to enjoy it in. Excellent service.

The night porter barging into my room at 23;30 because the overflow pipe (3 rooms down ) was pouring water into the car park,I was sleeping at the time. Bland fry up for breakfast.
Breakfast was very good
The noisy water pipes everytime you flushed the toilets. Over use of air fresheners that was obviously covering some other smell. Unemptied sanitary bins in the toilet. The tired look and feel of the room (27) that we were put in Lamps that didn't work Lack of enthusiasm of the staff
The location for walking the Sandstone Trail was excellent. My friend had a comfortable night in the large sleigh bed in the family room. Breakfast was pleasant enough although would have been more relaxing without the woman vacuuming while we ate. We had a comfortable wait in the guest lounge for the rain to stop... with peppermint and decaf coffee both served.
The room is described as a family room with two double beds. The reality is there was one double and, in the adjacent lounge room, a day bed which was later made up for me. I'm small. 5'1" and of slight build. This bed could in no way be described as even a small double! It was also lumpy. But things that added to the very uncomfortable night were that the room was boiling (it was August and a radiator was on low), with no possibility of opening the window onto the busy main street if one also wanted some quiet. The bed was made up with a 15tog, winter weight duvet with a horribly sweaty polyester cotton cover...no top sheet. I was forced to attempt sleep with a towel over me as the heat of the duvet was unbearable. When I mentioned to the manager on checking out that I'd had an uncomfortable night due to heat and the wrong duvet weight for summer, he just replied "most people complain the room is too cold"! No 'sorry, I'll speak with housekeeping', or even 'sorry' at all! He just looked awkwardly away. Just not good enough folks. Apologies cost nothing and would have resulted in me not leaving a bad review. I wouldn't rush back at all, despite its convenient position. ps. The fish pie was tasteless. Filling...but tasteless

The ground floor sitting area, bar & dining display the age and character of the building and would be ideal bolt hole during winter days
The bedrooms are by contrast characterless and look tired and in need of refurbishment. Basic bathing facilities and absolute minimum products. Tiny TV!!
The room and bathroom were both a great size and the cooked breakfast was good.
I travelled with my 2 children and there was some confusion about our reservation with two rooms being booked rather than the one family room I'd requested. This was resolved but I was charged an extra £10 than the price quoted at time of booking for an additional guest. The whole place was a bit dated and whilst the staff weren't unfriendly they didn't go out of their way to make you feel welcome either.
The hotel was clean, staff very friendly and helpful and the food was very good. All in all a very enjoyable stay

Cant think of anything negative
Food was good and the staff pleasant. A fault with the TV was rectified whilst we were at dinner.
Room stuffy and smelled strange, it would benefit from having a fan. Bed not a full size double so very cramped. Bathroom needs refurbishment. It is very expensive for what it is.
