The hotel is clean and well cared for, with some of the furnishings and carpets showing signs of wear, but it seems to be freshly painted. The outside walls could benefit from cleaning, but overall it seems well maintained. The location is good. It's on several bus routes and buses to the city centre stop right at the front gate. It's set back from the road so there is little traffic noise. Breakfast is available but very basic, though the coffee was good. Very inexpensive for an Edinburgh hotel.
There is a water pump or fan or some kind of machinery that switches on and off unpredictably and made it difficult to get to sleep. I would guess that only a few rooms are affected by this.
Perfect for Murryfield and for city centre,all within walking distance
The location was not that bad, the bed was confortable and the double room in the ground floor was quiet and big. The breakfeast was included in the fee. Good to go to the airport.
Forget about the theme hotel, it is just an excuse for not making any improvements. The first night could not sleep because of the boiler, so if you are a single traveller and they put you in the second floor, do youself a favor and ask to change as you check in. The boiler is very loud and turns on and off making it impossible to sleep. The breakfeast is very simple and could be improved, but the coffee itself was good. I changed rooms since it was impossible to sleep and the double room on ground floor was much better. Forget about wifi. Only works in the cold reception and until midnight, when the reception closes. The desk on the room was pretty dirt, but the room and bathroom seemed clean. If you are on a budget and book the double room, you probably can manage to stay there.
Staff very helpful and friendly
Hotel needs attention. Bed linen was clean but other parts require attention snd deep cleaning. Eg bathrooms, curtains and carpets.

The location - close to Haymarket station / bus station, with good public transport east to Princes Street and west to the airport.
Booking.com confirmed a room with a deluxe canopy kingsize bed - it looked very impressive in the photograph. But the room I was given was bare and uninteresting. Very disappointing and left me feeling unhappy.
Staff were very friendly and helpful. Room was spacious and comfortable. Breakfast was ample if simple. Frequent bus service to city if you didn't want to take a fifteen minute walk. Lovely house with quirky decor. Would definately go back again.

I didn't like anything about this place.
I thought I was going to be staying in an Indian themed hotel, but instead was moved to a grotty studio flat, which had no ethnic furnishings and was unclean (kitchen was a joke) + w/ dodgy plug sockets. The management seemed more interested in firstly taking my money and displayed no interest in why I was traveling and offered no advice on places to visit.
Close to Haymarket train station and the trams. The staff was very helpful and friendly. The room was a good size and clean. It's no 5 star but it was more than adequate for putting our heads down at the end of a busy day.
Water leaked onto the floor while having a shower causing quite a puddle.
we liked the quietness of the rooms, away from the traffic, the clean bed linen and the pleasantness of all the staff. It appears to be family-run.
The breakfasts were the same every day, and some of the food, tired. A bit of imagination needed! The bathroom had no extractor and the water was hot..so hot we could not use the shower! The décor definitely tired and scuffed. But then I guess you get this in many cities.
The location is good, hotel is on a main bus route into the city centre but walkable distance from Princes St. Free parking a block or so away, I managed to get a large van parked round the corner. As far as I could see, the hotel was scrupulously clean and I didn't notice any of the tired decor etc. that other reviews complain about.
Beds comfortable and a decent continental breakfast was provided. The location is excellent: only 5 mins walk from Haymarket station, several restaurants and bars close by. Princes St is 15 mins by foot, 5 mins by bus. The building itself has lots of character and the furniture in the rooms has an Indian theme.
Minimal facilities: no lounge, bar or restaurant.
I booked what I thought was a studio at the Raj Hotel. When we arrived we were taken in a taxi to a building in central Edinburgh which location wise was better.
The poor explanation given at reception and lack of information. The studio was shabby and very basic. The bed covers were stained, holes in the sheet and not very clean blankets. The sink in the bathroom was cracked and the kitchen area was too small, kettle broken, water heater not working, inadequate utensils and not suitable for purpose. Not a pleasant room but with a bit of decoration and decent fittings could have been very good as the location was excellent!! Very disappointing!!
