No access to beach
The view from the hotel was really good and the staff pleasant and helpful.
Although the evening meal we had was good it was very expensive for what we had, especially the desserts. Also the room provided was very expensive for what it was and the noise levels from both sides and above need to be addressed. The hotel overall needs a facelift to make it more value for money.

The food was very good, served hot, and portions were not too large. Service from everyone was helpful and friendly. My bedroom was supposed to be a single but I had a double bed and ensuite bathroom and the bed was comfortable. There is a lift. Hotel has a very quiet atmosphere at least while I was there. Lovely views over the sea and an outside garden to sit in.
The car park was very badly organised and it needs a proper in and out. My bedroom was at the side of the hotel and was very warm. However I was only only a 2 day break and I got a good deal otherwise. I think it is a hotel that in high season is good for families and other times probably for the 50 plus age group. So if want a more vibrant atmosphere I would not choose it. I could hear quite a lot of noise after 11pm from the creaking floorboards above me.
Over the beach with stunning views of the bay and IOW! Convenient to beach and town. Very comfortable with friendly and helpful staff.

The very thick duvets. We did not have any hotel dinners as we did not fancy the menu. There were no basic un messed up main courses. Everything had cheese sauce, wine etc spoiling the dish. A straightforward roast or simple vegetarian meal such as a vegetable tart or quiche would have been lovely.
The view the lovely lady in the bar (Maggie I think) the fantastic lounge area easy parking breakfast was almost very nice but the view was always fabulous I had to work there but found it a perfect place to work without feeling deprived of a holiday.
The Location and view was fantastic The staff were all very pleasant and helpful The Wi-Fi was pathetic and when reporting to the receptionist we were told it was possibly our phone. Considering we have I5S phone I don't think so
The room we was in was very "tired" and needed updating. The Bathroom was very small and the toilet had been squeezed in between the wall an the bath.

Decor was dated although I understand refurbishment has started. Bathroom was a little small. Upstairs lounge could be a massive positive attribute if refurbished and balcony was available. I would love a sea view next time!
The position of the hotel on the cliff top is excellent although our room overlooked the car park.We were lucky to get anywhere to stay at such short notice and were quite satisfied with a good size room and comfortable bed.
The bathroom was tiny and really could do with some updating.The hot water was far too hot.
With an excellent cliff-top location, the views over Swanage Bay were excellent. Sadly, our family room was at the rear but, in the event, this did not matter at all because the view over the surrounding countryside and hills was really good. We did not dine in the hotel but breakfast - with a comprehensive menu - was really good, freshly cooked and very nicely served - how nice it was NOT to have to get the food oneself from a hot buffet where the food is nearly always overcooked and rather dry. The beds were about the best hotel beds I have ever slept in! This is a "must try" hotel which fully justifies every one of its 3 stars!

The location was perfect,the room was perfect,could not fault any of it.The bar prices were very reasonable. We will defintnately be staying again
The only downside,which is no fault of anyone,is the fact that the steps to the beach were no longer in use.

Although the hotel is rather ordinary on the approach the views from our bedroom window certainly made up for this. Everything about the hotel we liked but the breakfast was the icing on the cake. Food was cooked to order and served on hot plates, we have missed this with buffet breakfasts now being served in the majority of hotels we stay in.

Staff were very professional, friendly and helpful without being patronising. The location is fantastic with great views over Swanage bay. Gardens are well-kept. Food was very good (breakfast and dinner). We would definitely return to this hotel.
Bathroom was very clean but needs updating. Shower attachment fragile. Walls rather thin and we were disturbed by a few noisy guests.
Superb location with friendly, helpful staff. Very relaxing environment - didn't want to leave on the last day!
The only issue I had was with the Quiet Room. A great idea and it has a lovely balcony to sit and enjoy the view but the balcony area needs redecorating and unfortunately the room itself smelt. If the carpets and soft furnishings were all professionally cleaned it would be lovely
