Bad bad bad experience. The worst hotel l have stayed in so far and would not recommend this hotel to friends and family. Way too expensive for a no staff service, parking is down a hill behind the hotel and not by the hotel. No dinner unless u book upon arrival so can't even dine at the hotel when u change ur mind and wanting to dine there. Town is not 5 min walk from hotel, it's more like 15 min down hill!!!!

The location is excellent and the view from our room on the top floor was wonderful, we had a small balcony that looked over St. Ives Bay. The room was large and clean but quite old fashioned.The Breakfast room also had an excellent view and had recently been done up as had the sitting room. Downstairs was a nearly equipped gym, spa and pool with hot tub.

You should be told at time of booking that you just pull up in front of the hotel in your car on a double yellow line and someone from the hotel comes out and takes your car away and parks it. There were lots of corridors and stairs and no lift to our room. It was right at the end and the building was being done up so all the wallpaper was stripped off and it smelt of damp plaster. Perhaps that end of the building should not have been let until the work was completed. Certain things were broken in the bathroom.

Parking is an issue.

My husband and I stayed for 3 nights from 15th July and we could not fault the Staff. They were professional and attentive. Our room (305) was clean and comfortable and overlooked the sea. It was cleaned daily whilst we were at breakfast. It had very comfortable beds and had obviously been refurbished recently. The bathroom was contemporary, clean and comfortable. We had dinner twice during our stay and found the food to be delicious. The steaks were cooked to our liking, with mine being well done ((NO blood!) and my husband's medium rare. Just what we requested! We had breakfast each morning and the same was true. I had poached eggs which were delicious and cooked to my liking. We also attended a wedding function at the Hotel on the 16th of July. Again the food was very good both at the reception and the evening buffet. The wedding arrangements were well executed by the Hotel. Although there is building work going on adjacent to the Hotel, this did not have a negative impact on our stay nor the wedding. The photographer was able to take outside shots without the building works! We thoroughly enjoyed our stay at this Hotel.

The only minor disappointment we had was the fact that the swimming pool and Spa were unavailable, as they are currently part of the building works. Maybe this should have been made clear on the web site?

I realise that you are in the process of updating the hotel so we expected things not to be perfect. However this did not retract us from enjoying our short break.Having spent all my working life in construction industry and having travelled quite a bit, new double glazed units would not only look pleasing but would be easier to clean!!!!! Looking forward to a break at Christmas 2012 Brian Chambers.

Staff were excellent in all areas of the hotel. Food was of a very good standard. Fixtures and fittings in the room, lounge,bar and dining room were very good.

The lift. Drinking water not supplied to rooms every day. Third floor 'sea view' rooms do not compare with lower floor rooms

The location was perfect. We travelled by train which brought us more or less to the doorstep. Gorgeous location and view.

Bedroom felt a little tired.

The location, the outlook from the restaurent, the food, all of the staff, comfortable bed crisp bedding, nice bathroom, valet parking if requested. Was all superb. A lovely two day stay where we would have happily stayed longer. We would seriously consider returning.

The bed was hot. The pillows were too soft. The bathroom mirror light did not work.

Great location and great views from the resturant.

The hotel itself was very comfortable, staff were friendly, the food was excellent. Our room was nicely decorated. Location is great stunning views across the harbour from the restaurant, the bar and some of the rooms. Easy access to the beach and a short walk to St Ives town centre.

Service was a bit slow at times, and we didn't get fresh towels on one of the days, which was not a major oversight, but I'd expect these things to be perfect in a hotel of this price range.

Excellent value for money deal. Situated overlooking what must be the best beach in the uk and only 5 / 6 minutes walk from the harbour. The hotel was in the process of being renovated which wasn't a problem in itself. Our room was very comfortable and the furnishings and fittings were of a good quality. The lounge and dining areas were very chic and the spa / leisure complex was excellent.

The exterior wall of our room had a serious damp problem, but had been renovated even though this must have been obvious to the builders at the time. It was easy to get lost in the hotel. The staff had a habit of calling mixed sex couples "guys" which is a pet hate of mine as we're not american. The evening meal was only average. Overall though, we had a really good value for money break with unlimited use of the leisure facilities. I would however want these matters i've raised dealt with if we were paying full whack...
