Decor,cleanliness,attention to detail. Duvet. Handmade soaps. Filtered water for the tea and coffee. Welcome note. Not worried that breakfast not available;we drove to Worthing and had superb breakfast on the pier above a blue sea in blazing sunshine... .other options available.. Had the room on the top floor with great seaward view,no disturbance from outside or adjacent rooms. Free on street parking.Great base for; exploring arundel,the coastline,fresh sea air and chips.
Littlehampton a little thin on nice eateries within walking distance,but good pubs if you drive out. Will be more attractive when sea defence works completed.
The Regency guest house is situated in the perfect location for the beach and amusements. We came down for a friend's wedding, and in the morning we popped over the road and got breakfast in a cafe and walked along the peaceful sea front. The room was clean, tidy and well presented. Tea and coffee were well stocked, and there were complimentary bathroom products too. I would recommend the Regency to any couple coming down to littlehampton, and this will be the first place we check for when we are next down.
There are very few downsides to the Regency. On street parking can be a pain, but we always managed to get a space and there are pay and display car parks over the road if needed
- everything. No breakfast included but the breakfast recommendations were great (Toast cafe serves arguably the best breakfast I ever had)
- wi fi dodgy, weak signal and disconnected from time to time - you have to search a bit for parking
The room was tastefully decorated and very comfy and everything was spotlessly clean with great attention to detail. It is in a good location for seeing everything in in Littlehampton the beach being less than a 10 minute walk. Nicole and Marina who own and run the place are very nice indeed and nothing is to much trouble for them and they are very friendly.

The recency was by far the nicest place my girlfriend and I have stayed. The room was incredible with brilliant decor and it really felt at home. The staff were excellent and couldn't have made our stay any better. Absolutely nothing negative to say whatsoever. Will be returning.

I think it's just a temporary blip, but they didn't offer breakfast every day during the time we stayed - it was difficult finding somewhere open on a Bank Holiday Monday that served breakfast.
We enjoyed a relaxing break at the Regency in a comfortable, modern room. The guest house is a short walk from the East Beach Cafe which is well worth a visit for both dinner or lunch. Nicole and Marina are friendly and great hosts

Very comfortable bed with good quality bedding. Had great nights sleep. Nicely decorated and very clean. Nicole was very pleasant and helpful. Get a great breakfast at the local Harvester 5 minutes away , which is extremely reasonably priced.
At the moment they are not doing breakfast for guests due to personal circumstances. This is a little inconvenient although manageable. Also I would have liked better lighting in the bathroom for putting makeup on etc.
a warm welcome on arrival.room5 was modern and comftable.no time when to return in the evening , which was to our taste as we like to wander. overall a nice experience...

The decor, facilities & attention to detail was amazing. We were made to feel very welcome & loved our stay there. We stayed 2 nights & would definitely recommend The Regency.
The double bed was too small, but that's our preference for a bigger bed.

Our getaway to Littlehampton was a last-minute, pure chance trip as one of the rooms in the Regency Guest House freed up last minute. With that being said, I couldn't imagine a better stay. I'm not prone to giving inflated reviews and skeptical of reviews close to 10, but this place merits EVERY single positive review. My only surprise is that it's not rated the full 10. Everything in the hotel was done with attention to detail and for pure comfort - from hand-made soaps in bathrooms, to comfortable beds (and large room overall), amenities in the room and stylish decor. Nikki and Marina were very attentive and warmly welcoming, with many tips about the area.
Absolutely nothing. Wish we could have stayed longer.
