Staff were very helpful and on reflection it is value for money.
Cleanliness was not great with regards to table gap full of old crumbs, cups in room dirty, wall and furniture requires some tlc. Room was tidy but was on a main road so traffic noise was terrible after half six in morning so no sleeping in

10 minute walk from Princess Street and main attractions. Just below Calton hill. Thai restaurant available in hotel and Tesco supermarket nearby. Good value for money. Spacious room and nice bathroom. Good wi-fi in rooms and free PC / internet in common area. Friendly staff.

We were going to a show the night of our arrival but arrived before our room was ready we spoke to Diane who allowed us to leave our bags while we went out to do a bit of sightseeing. The restaurant in the hotel was first class, the room was very comfortable and spacious

Room not ready until 18.00 beds were in poor shape about time some new beds were bought. Breakfast was very poor stale cereal waterd down milk. Cold coffee, could tell all bought from Aldi or liddle and not replenished often.
Tiny shower room. Shower that needed replaced, worked, but just! On the second morning of our stay the toilet/ shower was not cleaned, no fresh towels, so had to ask for the. But they came with fresh towels straight away and apologised and offered a bottle of wine.
Its located about 10 minutes walk from main railway station (waverly). I was surprised when I got room for 4 persons. Room was big and good. Room design is food. Breakfast room is clean and food is good just like a uk breakfast (no ham).
Room was on the -1 floor. In first day I found items from before guest, it was not clean good. In the same building in front of my room was restaurant. It was smell of food every time in the visiting.last 2 days wear terrible, no hot water! I try to ask someone help but, reception was closed and their was only restaurant manager who could not help. So on the evening and morning was not working reception. I leave hotel so that did not get hot water. Answer was: we will fix it.

Had to ask to turn on the heater and in the morning was already turned off although during the night the temperature was ok. But meet a couple that was there for 3 days without the heater working on their room. The breakfast was quite poor on quality, pack juice, croissants weren't fresh. Could have more variety, only had white bread and croissants, orange juice, coffee or tea, one kind of cheese (quite bad) and butter and jam. Some cereals (choc and normal). Also you have to ask at the reception for the hair dryer.
at my request were given a room facing the courtyard, was quiet. price-performance ratio optimal.

Room was very spacious and the bathroom was clean. Lots of towels and toiletries were provided which was good and there was also a good amount of refreshments provided in the room. Access to the room was good and even though we were on a main road the traffic noise wasn't too bad. The manager was friendly when we arrived but admitted he was short staffed and was a bit flustered.
Four beds in the room which was fortunate as one of the mattresses was broken. Also dirty sheets on two of the beds and the room still wasn't ready at 4pm even though we had arrived early to leave our bags and were told the room would be ready for us by 3pm. Breakfast was also a basic continental which was a surprise as there were kitchen facilities as there is a Thai restaurant in the hotel basement so a cooked breakfast could have been offered. Also a surprise to see a member of staff fast asleep at the check-in desk first thing in the morning! There was also old food left in the fridge in our room. Hope they check it and clean it before it goes mouldy!!!!!
Everyone was pleasant,room was fab shower was huge( easily fit 2).. close to all pubs,great nights sleep,breakfast was basic,but for us that was fine as we had already planned to coffee and cake it on princess street.
We loved how close it was to the city ( 10 minute walk ) our room had a garden view. Parking on the weekend is free. Claudia did a great job with reception, cleaning and breakfast.
The aroma from the Thai resteraunt downstairs was a bit overwhelming at night. Breakfast could be improved with a bit of ice under the yoghurt ( to keep it cool ) and perhaps a quality bread for toast.
Excellent location and great value for money quad room with 4 decent beds and plenty of room for 4 adults would definitely recommend it to my friends2

Staff were friendly and helpful. Rooms were clean and nice for the size. It's a budget hotel so you can't grumble. Breakfast was good (we prefer continental style over full English). All in all a pleasant stay.
The Thai restaurant downstairs was a massive let down. Takeaway menu we got off the reception was totally different to the sit down menu. We asked for items off the takeaway menu but got told they would cost double almost. Decided to take it away and eat in our room. Items we ordered were missing and not to taste even though we did mention when ordering. This was rectified in the end. It made me and my girlfriend sick the next day. Give it a miss, it's really not worth it.
