The location, the value for money and staff made this hotel a lovely experience from booking to checkout. Any requests we made, or minor concerns were dealt with efficiently and in a friendly manner. Our late night/early hours request for 'nibbles was supplied with prawn crackers from restaurant..even though it was closed. Breakfast was a basic continental, does not pretend to be anything else and was perfectly sufficient. Ours was a large group of women with varying hotel experiences and fusses, ranging in age from 14 to 67 and the general opinion was that this was the first choice for any future theatre trips to Edinburgh

Good location. hot drink making facilities, the price.Staff were polite and friendly.
Beds were very uncomfortable; 2 evenings we had to ask to have the heating put on; breakfast could have done with more variety-plain yoghurt, marmalade, marmite and some fruit even if tinned. TV could only be viewed by one person at a time because of the room arrangement.

Hotel Twenty is located in the ideal place, right beside the city centre. The value for money is outstanding as the staff are not only warm, welcoming and friendly but they do all that they can to ensure your stay is perfect. I love everything about this place and I would always be happy to recommend it before anywhere else in Edinburgh. Spot on!
Close to the Playhouse Theatre.
1. Money was taken from my credit card account as soon as I booked even though I had chosen the free cancelation option. 2.Trying to contact this hotel to check that they were aware that they had done this was horrendous having to eventually get booking.com to do it for me. 3.The 2 rooms I had booked were downstairs as was a Thai restaurant, which although was only meant to be open until 10.30 seemed to have non ending bar hours and very noisy clients. 4. It was no fun listening to dishes being washed until 1in the morning and putting all the empties out to the bin outside our bedroom window was no joy to !isten to either. 5. The male toilet was right next to my room and the female toilet next to my daughters room and the hand driers were extremely loud. 6. As if it wasn't bad enough not getting to sleep until after 2 in the morning it is apparently OK the hoover in the hallway outside bedrooms at 8.30. 7. Uncomfy beds and broken light switches were bearable but when the hot water tap control came off as my daughter tried to adjust the shower, causing an uncontrollable spout of hot water we had had enough. I have never vacated a building so rapidly.

A prime location, the girl at the reception was lovely, really friendly and helpful.
The room we were given -- room 8, should not have been made into a room for guests to stay. It is situated 2 feet (if that!) away from the reception, it was very noisy during all evening until the restaurant closed for the night. Some MAJOR sound-proofing is required, otherwise it shouldn't be a bedroom.
-location was excellent -price was excellent -room was spacious -room was cleaned regularly -room was quiet even though it faced the busy street
-apart from check-in, there was never anyone available at the front desk even when we rang the bell multiple times -bed mattresses have some strange buttons or something all over them that could occasionally get uncomfortable
Location Willingness to try to put things right but for the amount of time spent there and the price it was okay.
Breakfast poor Cleanliness only fair Noisey road With a little 'T L C' the blind could be made to work, the basin plug could be attached. the loo roller holder could be mended and the leak under the radiator could be sorted.
The hotel itself was lovely. We stayed in room 3 was a triple room for mother n 2 older daughters . Plenty room . Beds were lovely . Location was excellent for as as just going to playhouse
The breakfast wasn't upto much . Wouldn't have paid extra for toast . Free wifi which is turned off at night we arrived back at 11.30pm and it was off
Lamp bulb was missing, at our request staff replaced the bulb the next day

Location, price, clean + tidy, decore, shower, tea + coffee facilities and staff.
Room too cold, bed too old + springy, thin walls, room serviced and cleaned without notification. We went out of the building leaving private and personal belongs in the room. Having arrived back 6 hours later we find someone had entered our room without our consent and tidied everything. We were shocked as we were not notified nor was out consent sought.. personal items of clothes of ours were handled by......? Friendly staff but sorry, they let us down with that situation.
This hotel is in an excellent location for the theatre,eateries and shops.
Needs a wee bit TLC but for our 1 night stay but was perfect.
-Location was very cute and not too bad of a walk from the center -Room was big -Staff was welcoming but would be better if they had someone on all hours
-The heater stopped working one night and it was FREEZING! Barely slept because of it and the reception isn't 24 hours -Once they got it working again it is like they run it for 15 minutes every 3 hours... Once a room gets this cold you need to run the heat to get it back up to a comfortable temperature not just 15 minutes here and there... it was never warm again. (each day we left early and came back late making it impossible to get assistance before the reception closed- a few time we resorted to asking assistance from the restaurant staff that's next to reception. It was a strange experience) -Shower would get nice and warm but the hot water wouldn't last long enough for each my partner and I to shower.
As we were goin to the Playhouse the location was fantastic and great value for money
Croissants were stale and must be long life milk as turned the tea/coffee lumpy
