The staff could not have been more welcoming and were willing to help if you had any problems day or night. Was really clean. Great value for money. Would highly recommend staying here.
Booked a single room for £21, was expecting something fairly grim. The room was modern, well decorated, didn't have any unpleasant odours, and the bed was very comfortable.
My room was facing the road and the blinds and curtains didnt manage to block out the streetlamps/car headlights so the room wasn't that dark. I was so tired this didnt really present a problem though!

Room 8 is in the basement opposite reception and next to the restaurant. Noise from both and the smell of food from the restaurant was unwelcome.

Hitting did not work at al althouhg se had a oil hitting which is not enough to keep the room and loo warm and confortable. We did not feel cold but hitting is essential un Edimburg

Would be good if they serve the breakfast at 7 am. The room heater starts only at 5:00pm and gets switched off after some time (God knows when ?) leaving the guests cold. There should be room temperature control left with the guest.

Lot of road noise not hotels fault though it's a great Ccentral location.
If only Hotel 20 could be moved to near West Meadows Park perfection would have been attained (special needs for unpaved jogging area, of which Edinburgh is sadly deficient).
Good location for central Edinburgh, very friendly staff. Quiet, reasonable shower for the morning, free WiFi. The headline has to be the value for money for this location - unbeatable!
The location was very good. Handy for the Playhouse and shopping center and plenty of on street parking. At first glance the rooms looked very nice and well maintained.
The dirty cups and glasses in the room meant that the generous supply of tea and coffee remained untouched. The smell from the kitchen had permeated the bedroom and furnishings. The bed was very uncomfortable, a thin foam mattress with a solid board underneath. The room my daughter used had a more comfortable bed but, unfortunately, springs were poking through in places. I would not recommend the breakfast as the bread and croissants looked very tired.

No hot water for the whole two night stay. Was given access to another room in order to shower. This was quite annoying .
The style and ambience of the building as a whole and of the room in particular. Both were spotlessly clean. The location was ideal for our purpose (attending Scotland's People); it was close to the city centre and had good parking.
A few niggling details need attention: a very noisy fan in the bathroom, an ill-fitting plug and a dripping tap in hand-basin.

No hot water was nothing short of a disaster
This being my first time in Edinburgh I found the location excellent. Right outside my door was Calton Hill. From there you can see the whole city. The hotel is also walking distanse from The Royal Mile (in the beautifull old city center) and bus and train connections. The people working at Hotel Twenty were also very wellcoming and helpfull.
The hotel in itself was allright, but not the cleanest place I've stayed. And the breakfast was really nothing to brag about.
The location was good, room size was okay
shower facilities were temperamental, floor needed repairing, room needed small repairs/refurbished to fix cracks and mold. linen wasn't changed whole time we were there and had blood stains on them.Right next door to thai restaurant so smelt of fried food all day. TV temperamental. Reception unwelcoming.
I had bad signal of wifi in ground floor. I can't use it.

Street facing rooms are impossible to sleep, as there is traffic all night.
Lovely room, good shower, easy walking distance to train station and airport bus. Their blurb implies that the front desk opens at 8am, but (like me) if you have early travel connections, you can leave your key at the front desk and let youself out.

I didn't like room 10. I should have paid more because I needed more.
