There was nothing to like about this hotel.
The room was uncomfortable, dull, dusty, dirty and very small. The hotel was too far out of the city to be convenient. Located on a busy main road which provided a very noisy night. It requires a complete refurb. Don't go there.

The location is quite good, no more than 10 minutes walk from Edinburgh Waverley. The room was clean and seemed to be refurbished.
The room was facing the main road so it was really noisy and I could hardly sleep. I didn't have breakfast as they only serve breakfast from 8am.
The stuff was frendly. The hotel was very closed to the city center.

Not soundproof windows (busy street outside and staff or other people standing below the windows chatting along in the night). Uncomfortable bed (too soft after many guests' use). Smell (mouldy) Clean sheets, but they had stains that apparently couldn't be washed away. At the reception we're told to ring the bell, but nobody comes anyway. Finally they come and are surprised to see you. I expect a more professional welcome at a hotel.
Room towards street and next to entrance as only 2 single rooms available which are both towards the street which is amazingly loud. Thin walls, could hear every guest entering the hotel. Strange design of room, black and red. Would expect that in a 'different' location... Hair on sheets, very old school shower head, takes ages to wash hair. I'd recommend to pick a hotel around the corner in Windsor street, same price, much much nicer!

A triple room might have 3 chairs? Old mattresses. Tight shower.

Cheap, uncomfortable bed. Shower didn't work at all and the sink was blocked, also no hot water from sink!
Location of hotel is great, near to Tram stop, Waverly station and shops. staff were excellent, changing our room to one at the back no problem, breakfast was adequate to get you going, and staff sorted out breakfast package due to having to catch early trains to Glasgow for commonwealth games. Much appreciated. Good budget accommodation.
Staff were nice
All single rooms are ground floor facing a very busy road - noisy traffic throughout the night made sleeping difficult. Also I could not pick up WiFi in the room (no.1) - only by sitting in the lobby.

Excellent location, very friendly and helpful staff. Nice continental breakfast to start the day. Let us keep our bags their during the day after check out time. The girls LOVED the black blankets on the beds!!
Convenient for the City Centre. Staff were friendly.
Room was cramped, the bathroom was tiny and dirty, the shower mouldy and the sink was so small (with shelf above) that washing/shaving was very difficult. The beds were no more than glorified camp beds and whilst there was a television in the room it was impossible to view as the room was narrow and it had been mounted on a side chimney breast. Breakfast was poor even for Continental with dry croissants and a toaster that did little more than warm the bread. Had we other accommodation options (there weren't - it was the Fringe) we would have moved. As it was, we used it as a base to sleep only. Having booked nine months in advance and paid a significant rate per night we expected much, much more. A complete disappointment.
Near the center
1. The room is right above a Thai restaurant and smells like hell. 2. The beds were totally uncomfortable. 3. During the breakfast the first marmalade I have opened was moldy!!! The second, moldy as well!!! Yes, of course it was expired, however they denied it and said "it is not their fault". We left without breakfast. Outrageous!!!!!!! It is absolutely not worth the many paid. It is worst hotel I have ever been.
Our room was extremely tired - however the owner explained that it is about to be renovated. Continental breakfast can be improved - packaged croissants are not appetising!

Location was good.but rooms at front of hotel are noisy with traffic all night, and late night revellers. obviously hotel can't control this. But it could be mentioned in descriptions. Room was small and cramped,barely 14 inches around the bed,and no mirror in room so hair had to be done in bathroom. I got a shaved adapter at reception but shaver socket did not work, so could not blow dry hair in there. Shower base filled up with water when used, and shower head was filthy.A cause of legionaire disease when used by so many different people, shower heads should be cleaned regularly to eliminate risk. Room was tired and in need of upgrade. Not good value for money paid. Breakfast was okay but very basic. I had read reviews before booking and felt confident this hotel would be a good one. I can only think good reviews are based on people being in refurbished rooms not in rooms waiting to be done . Our room felt more like a single than a double. Only one of us could be moving in it at a time. It was disappointing for money paid
Great location, approximately 10min walk to the Royal Mile. Close to lots of restaurants, bars and shops. Nicely furnished, very comfortable and the staff were lovely.

The staff at the hotel were very pleasant and really helpful. The location was excellent and just 5 minute walk to playhouse, restaurants and shops. We had a room which was at the back of the hotel and we didn't hear anything through the night even though we slept with the window open.
The rooms were a bit dated and our ceiling had a big damp patch which made it look grubby. Some redecoration is needed to freshen the place up.
