Large modern rooms
Staff were great. Location was great for the theatre. Room was clean.
Beds were very uncomfortable could feel the springs. Could not close the blinds and the curtains were only made of voil so light came through early in morning. Noise from the traffic.
Great location, within walking distance of everything Edinburgh has to offer. Hotel was surprisingly nice, small en suite, everything was clean and tidy, nice bed, great room with beautiful high ceilings. Really great value for money, we will definitely stay here again.
The only critique for me was that we could not open the window in our room and that the bar was tiny, so we couldn't enjoy a drink there. However, this is a small complaint and it did not affect our stay at all.

This hotel is a disgrace!! We didn't even stay as it was so disgusting, lights hanging off walls and carpets filthy, let alone the room was freezing and the bathroom was not fit for purpose, so disapointed, manager has not even contacted us after many phone calls, DO NOT STAY HERE

The whole hotel stinks of fish due to the Thai restaurant on the lower floor. Luckily the smell didnt carry in the room however it's enough to put me off staying there again

coffee cups were dirty no heating breakfast was very basic better to go elsewhere for breakfast single glazing you could hear the bell at reception from our room not ideal late at night my room was not ready at check in
The hotel was well placed and easy to find not far from the bus station within walking distance. The room was a well decorated lovely room and bed was very comfortable.
The room no.14 was right beside the resteraunt and you could hear every conversation. One particular door was constantly banging shut you could hear the crockery and cutlery being dryed and put away Eventually I had to speak to the manager about the constant noise and to be fair he did try and keep the noise level down.
near to the theatre, shops all within walking distance, friendly staff and in the process of upgrade, lovely breakfast for what is described as a continental breakfast, plenty to keep you going until lunch.Clean soft white towels, comfy bed, what more is needed.
unfortunately my room was cold, John took note that the timer was not reset after the clocks went back, otherwise a nice budget hotel for a city break.
This was a gift for my daughters birthday shr lived the big spacious room and had no complaints

This is a great hotel and you absolutely could not beat it on price (my single room was under £20), particularly in Edinburgh City Centre. Princes Street is a 10min stroll and there is a theatre along with great bars and restaurants a stone's throw from the place. The hotel is located just on the edge of the "pink triangle" - so called as the gay friendly bars and clubs of the city are located here. This lends the area a fun, vibrant atmosphere. My room was clean, stylish and comfortable, with free wifi and the usual TV and kettle provided. If you are looking for a cosy, unpretentious place to stay then look no further.
Can't really fault the place for a basic city centre hotel!
The location was close to plenty of good restaurants and bars, the train station, and some of the major attractions my dad and I wanted to see. Breakfast was included (but stale). Friendly staff.
The shower leaked over the floor the shower curtain was dirty and falling down. The hotel needs a good makeover.
